The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings. For this 1890s historic home in Burlington’s hill section, homeowners needed to update a master bath last renovated in the 1950s. The goal was in incorporate modern, state-of-the-art amenities while restoring the style of the original architecture. Working within the confines of the room’s modest size, we were able to carve out space for a double walk-in shower, an air jetted chromatherapy tub with a custom mahogany deck and a charming vintage style console sink. The custom cabinetry, paneled wainscoting, doors and trim we designer for this project replicated the period millwork of the home, while the polished nickel fittings provided state-of-the-art function with vintage style. Above the tub we added an interior stained glass window that referenced other such period windows in the home.

Ulrich Designer: Tom Santarsiero Photography by Peter Rymwid This is a master bath with subtle sophistication and understated elegance. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Ample storage is found in the large vanity and an armoire style cabinet, designed to mimic a free-standing furniture piece, that is positioned behind the door. Architectural beams placed across the vaulted ceiling bring a sense of scale to the room and invite natural light in through the skylight.

This charming Lyon Park house was built in 1925, when the typical kitchen was small, modest and closed-off from the rest of the home. For a family that loves to cook and bake, the cramped, outdated and dysfunctional kitchen was a source of constant frustration. Our new design expanded the kitchen into an adjacent sunroom, opening it up to the rest of the home and creating a spacious, light and updated kitchen that now serves as the heart of the home. We more than doubled the amount of countertop space and added much needed pantry storage as well as a dedicated coffee nook. The bold blue herringbone backsplash, honed black granite, white shaker cabinets and substantial matte black pulls complement the rustic modern style of the adjoining living space.

Blending a modern sensibility with traditional architecture, this garden features a front yard meadow with native grasses (Carex praecracilis) and wildflowers. Poured-in-place concrete pavers in a meandering pattern slow the approach from the sidewalk to the entry. The modestly-sized backyard has been maximized for entertaining with outdoor dining and lounging areas and subtle landscape lighting. Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Matte black finishes stand out against a stark white backsplash, complement charcoal veins in the marble looking countertop, and is cohesive with the entire look. Design & Supply: Astro Design Centre, Ottawa Canada Photo: JVL Photography We opted for using luxurious materials to add the warmth and glamour synonymous with a more traditional interior. Walnut, marble, brushed nickel and glass were all used to offset simple ivory lacquer cabinetry in the open concept living room. A massive slab of Taj Mahal Quartzite dictated the size of the kitchen island which we kept free of major utilities so that the room would bleed seamlessly into the adjacent living room. The base of the island is natural American walnut. The perimeter of the kitchen houses an industrial range and massive steel hood; which is juxtaposed on a backsplash of mosaic tile. The mosaic is delicate lattice work pattern gently nodding towards the traditional. To add additional depth and dimension to the space we made all the upper cabinetry open glass. The interiors of the glass cabinetry are in the same natural walnut as the island. This unexpected detail is the perfect backdrop to white dishes and crystal stemware. Ultimately the room is elegant and serene.

Lakefront living is not often luxurious and conscious of size. The “Emmett” design achieves both of these goals in style. Despite being ideal for a narrow waterfront lot, this home leaves nothing wanting, offering homeowners three full floors of modern living. Dining, kitchen, and living areas flank the outdoor patio space, while three bedrooms plus a master suite are located on the upper level. The lower level provides additional gathering space and a bunk room, as well as a “beach bath” with walkout access to the lake.

We were asked to add a small sunroom off a beautiful 1960's living room. Our approach was to continue the lines of the living room out into the landscape. Opening up and glazing the walls on either side of the fireplace gave more presence to the Dale Chihuly piece mounted above while visually connecting to the garden and the new addition. A ground floor remodel creating larger, more functional rooms without increasing the property's actual size. Meadowlark incorporated custom cabinetry solutions that not only added to the flow of the rooms but also added storage and purpose.

Originally built in 2007, the King Lake House was primarily used as a 3,720 SF family summer home. It was originally constructed utilizing modest materials such as vinyl windows and siding, basic cabinets and appliances, and faux stone veneers. After the completion of project, the home is now the owner’s primary residence and encompasses 4,216 SF of new or fully renovated space that is situated on a fairly level walkout lot that is within 100’ of the water's edge of Lake Harwell. The approaching the home from the existing loop driveway you are greeted with a covered natural stone entry with details of clearstory windows and corbels. This whole home addition and renovation allowed the opportunity to completely enhance the exterior with all new LP Smartside painted blue gray with white trim matching the new extruded aluminum windows and doors for a clean contrast. Original gable roofs were modified into hip roofs allowing the metal roofed entry to become the primary focus. Entering the home through the double iron & glass doors you immediately enjoy the more open floor plan. Direct views of the lake are made possible through the abundance of natural light flooding in from the lakeside windows utilized in the living and kitchen areas. The living area features 12’ ceilings, a 60” linier fireplace with flanking storage cabinets, tile backed floating display shelves and a fully upholstered window seat. The new expansive kitchen and location and size of the kitchen gives opportunities family members to help out or sit at he long brushed granite peninsula which also serves as a buffet line with large family gatherings. A hidden gem that is concealed behind matching cabinet doors features a very large prep pantry with an additional refrigerator and plenty of storage. The owner’s suite is situated separate to right side of the home allowing a private retreat for the homeowners. Details such as the sitting area with large triple windows ensure easy view of the water. Its bathroom was completely redesigned featuring clean white vanities with Quartzite counter top, a luxury steam shower with natural light, and a separate toilet room. The left side of the home received the largest addition, which included a new refurbished over-sized 3 bay garage with a dog washing sink, access to the new generator and mechanical systems. The focal point for lakeside entertaining is the lower level Activity Area with a Kitchenette/Bar. Stepping outside the on lower level addition features a screened area large enough for sitting and dining bug free. This elegant and timeless approach to this two level addition and renovation allowed the owner to rejuvenate and modernize while improving the quality and energy efficiency many components throughout the home both inside and out allowing the owners the opportunity to enjoy their lake front lot for years to come.

This Atlantic holiday cottage is located in the unique landscape of the creek at Towd Point, in Southampton, one of only 28 Federal Ecological Preserves in the US. Caterina and Bob, a design couple who owns the architecture firm TRA studio in the city, chose the property because of their historic ties to the area and the extraordinary setting and its precise location within it: it is the only house whose site is at the bend of the Towd Point peninsula, right where the views of the protected creek are at the widest and where a little beach naturally occurred. Although the views are open and vast, the property is minimal, way too small to even consider a small pool or spa: the pristine creek is the house water feature, the recreation expansion of the diminutive back yard. We often joke that at TRA we can make small spaces feel big, which is, exactly what we did. As often happened with TRA’s renovation projects, as well as with the most recent art pieces by Robert Traboscia, one of the Studio’s founders, the house is an “object trouve’’, originally a modest fishing outpost, that went through many alterations, to finally find a refreshed life as a modern cottage for a New York family. A vintage busted kayak, repurposed as a planter, completes the process. The cottage is actually a collection of objects: the original Bayman’s cottage now houses two bedrooms, the adjoining deck soon afterwards was enclosed to make space for the kitchen/dining volume and a newer living room addition was later built to complete the compound.’ The compactness of the volumes contributes to the environmental quality of the house, whose simple natural materials have been carefully restored and insulated, while the simplicity of the volumes, which has been respectfully retained, talks about a nostalgia for the past Long Island seaside retreats. The single level recognizable gabled roof silhouette sits comfortably on the private beach, the greyed cedar deck acting as a platform to connect with the landscape. The informal weathered materials and the reductive color palette weave effortlessly from the exterior to the interior, creating a serene environment, echoing the coastal landscape, which emphasizes the line where the water meets the sky, the natural beach, tall breezy grasses and the multitude of happy birds who call the creek home. The restoration process started with the modest goal of cleaning up the walls and replace the worn uneven floor, it soon turned into a forensic research for the original elements, uncovering the historic foam-green siding gabled façade that is now the backdrop of the dining pavilion. The renovation respected the history of the place: everything changed and everything stayed the same. In an area known for vast, affluent, estates, the house is often the place where friends and family gather: the size of the house, the largeness of the creek, the wild life coexisting in harmony with the visitors, the availability of a swim in the bay or kayak adventure, are all interesting and inviting. We often observed that people do not want to leave our interiors, we love the little house because is a place that you never need to leave, this is definitely a house where there is always something to do. In the Hamptons, the question is often “what you are looking at”, usually the pool or landscaped nature, here it is easy to respond: our private beach and protected nature. The landscaping simply aims at enhancing the existing: three sculptural and weathered trees were given new life, the natural arch of the Creek, further outlined by the bulkhead, is amplified and repeated, similarly to rock stratifications, to connect to the house and define the different modes of the landscape: native grasses, private beach, gravel lawn, fence and finally Towd Point Road. Towd Point Little Beach is a habitat meant to be shared with birds and animals.

They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. Karen was an existing client of ours who was tired of the crowded and cluttered laundry/mudroom that did not work well for her young family. The washer and dryer were right in the line of traffic when you stepped in her back entry from the garage and there was a lack of a bench for changing shoes/boots. Planning began… then along came a twist! A new puppy that will grow to become a fair sized dog would become part of the family. Could the design accommodate dog grooming and a daytime “kennel” for when the family is away? Having two young boys, Karen wanted to have custom features that would make housekeeping easier so custom drawer drying racks and ironing board were included in the design. All slab-style cabinet and drawer fronts are sturdy and easy to clean and the family’s coats and necessities are hidden from view while close at hand. The selected quartz countertops, slate flooring and honed marble wall tiles will provide a long life for this hard working space. The enameled cast iron sink which fits puppy to full-sized dog (given a boost) was outfitted with a faucet conducive to dog washing, as well as, general clean up. And the piece de resistance is the glass, Dutch pocket door which makes the family dog feel safe yet secure with a view into the rest of the house.
