Complete renovation of an unfinished basement in a classic south Minneapolis stucco home. Truly a transformation of the existing footprint to create a finished lower level complete with family room, ¾ bath, guest bedroom, and laundry. The clients charged the construction and design team with maintaining the integrity of their 1914 bungalow while renovating their unfinished basement into a finished lower level.

M.I.R. Phase 3 denotes the third phase of the transformation of a 1950’s daylight rambler on Mercer Island, Washington into a contemporary family dwelling in tune with the Northwest environment. Phase one modified the front half of the structure which included expanding the Entry and converting a Carport into a Garage and Shop. Phase two involved the renovation of the Basement level. Phase three involves the renovation and expansion of the Upper Level of the structure which was designed to take advantage of views to the "Green-Belt" to the rear of the property. Existing interior walls were removed in the Main Living Area spaces were enlarged slightly to allow for a more open floor plan for the Dining, Kitchen and Living Rooms. The Living Room now reorients itself to a new deck at the rear of the property. At the other end of the Residence the existing Master Bedroom was converted into the Master Bathroom and a Walk-in-closet. A new Master Bedroom wing projects from here out into a grouping of cedar trees and a stand of bamboo to the rear of the lot giving the impression of a tree-house. A new semi-detached multi-purpose space is located below the projection of the Master Bedroom and serves as a Recreation Room for the family's children. As the children mature the Room is than envisioned as an In-home Office with the distant possibility of having it evolve into a Mother-in-law Suite. Hydronic floor heat featuring a tankless water heater, rain-screen façade technology, “cool roof” with standing seam sheet metal panels, Energy Star appliances and generous amounts of natural light provided by insulated glass windows, transoms and skylights are some of the sustainable features incorporated into the design. “Green” materials such as recycled glass countertops, salvaging and refinishing the existing hardwood flooring, cementitous wall panels and "rusty metal" wall panels have been used throughout the Project. However, the most compelling element that exemplifies the project's sustainability is that it was not torn down and replaced wholesale as so many of the homes in the neighborhood have.

This new riverfront townhouse is on three levels. The interiors blend clean contemporary elements with traditional cottage architecture. It is luxurious, yet very relaxed. In the design stages many details were incorporated in this classic kitchen to give it dimension since the surround cabinets, counters and backsplash were white. Polished nickel plumbing, hardware and custom grilles on feature cabinets along with the island pendants add shine, while finer details such as inset doors, furniture kicks on non-working areas and lofty crown details add a layering effect in the millwork. Surround counters as well as 3" x 6" backsplash tile are Calacutta Gold stone, while island counter surface is walnut. Conveniences include a 60" Wolf range, a 36" Subzero refrigerator and freezer and two farmhouse sinks by Kallista. The kitchen also boasts two dishwashers (one in the island and one to the right of the sink cabinet under the window) and a coffee bar area with a built-in Miele. Photo by Pete Maric.

Like most high rises in the city, this kitchen was lacking in square footage. To give the illusion of more space, super white cabinetry from Grabill Cabinet Company and Arabascato quartzite countertops were installed. Perfect for entertaining, dual peninsulas comfortably provide seating for four people. The multi-tiered ceiling provides both general task lighting & ambient cove lighting accentuating the architectural details in this kitchen. The Wolf induction cooktop and single oven, along with the Broan ventilation system, fit perfectly on limited available wall space. Neutral arabesque glass backsplash tile was used on the wall behind the hood to create an eye-catching focal point.

This bath offers generous space without going overboard in square footage. The homeowner chose to go with a large double vanity and a nice shower with custom features and a shower seat and decided to forgo the typical big soaking tub. The vanity area shown in this photo has plenty of storage within the mirrored wall cabinets and the large drawers below. The mirrors were cased out with the matching woodwork and crown detail. The countertop is Crema Marfil slab marble with undermount Marzi sinks. The Kallista faucetry was chosen in chrome since it was an easier finish to maintain for years to come. Other metal details were done in the oil rubbed bronze to work with the theme through out the home. The floor tile is a 12 x 12 Bursa Beige Marble that is set on the diagonal. The backsplash to the vanity is the companion Bursa Beige mini running bond mosaic with a cap also in the Bursa Beige marble. Vaulted ceilings add to the dramatic feel of this bath. We took a large kitchen that could be overwhelming and transformed the space to create a sense of intimacy by using earthy materials like the wood beams on the ceiling and wooden cabinetry and mixes of natural stones. The other challenge is the request from the client to have a contemporary approach to the design but making sure that it is still warm and inviting for their use. -Contrasting materials like the heavy blackened steel and granite were used with soft, natural materials to create a balance between serenity and masculinity. What is unique is the play of mix of materials in a variety of finishes from natural sandblasted granite to a honed limestone combine with a solid surface material Caesar Stone. The cabinets (cabinet maker-Mueller Nichols) has two different wood combination from a lighter vertical Eucalyptus and darker vertical Walnut (running horizontal on the cabinets) But the look is subtle since the mix is still overall earthy, natural and tone on tone change. The old beams in the ceiling were used. It was painted over the years so we stripped it down to the natural material and added cross beams to create the grid patterns. Rustic cross beams combine with beautiful phoenician plaster on the ceilings. Built in speakers that can be troweled over with plastering so the speakers are totally hidden in the ceilings. Multi level islands to serve multiple activities from cleaning, prepping, chopping and eating. Butcher block lower level for easy chopping and cantilivered to create a more dynamic and sculptural quality. ce the clients really cook in this kitchen that the list of appliances for extraordinary. Pizza oven, built in coffee maker, steamer, double convection ovens, 6 burner pro style cooktop, 48 inch refrigerator, 2 refrigerator drawers, 2 dishwashers, wine refrigerators etc... The seamless windows highlight and connect the indoor and outdoor living spaces. The clients are gourmet cooks that enjoy entertaining and cooking so many types of cooking equipments like a six burner cook top with grill, a brick oven and a speed oven as well as a pantry that is connected to the kitchen were used. There are also two islands in the kitchen which serves different functions. One is used mainly for prepping and cleaning while the other is used as a serving area and a place to gather. A cigar-box-style cabinet in walnut sets off the granite countertop on the island, and a tongue-and-groove finish shows craftsmanship. "We layered materials, textures and colors to create a space that was natural and inviting, yet in keeping with the modern style of the rest of the house," says the designer. Using different kinds of wood and stains brings a sense of intimacy to this large walk-in pantry. This master bath is a perfect example of a well balanced space, with his and hers counter spaces just to start. His tall 6'8" stature required a 40 inch counter height creating this multi-level counter space that wraps in along the wall, continuing to the vanity desk. The smooth transition between each level is intended to emulate that of a traditional flow form piece. This gives each of them ample functional space and storage. The warm tones within wood accents and the cooler tones found in the tile work are tied together nicely with the greige stone countertop. In contrast to the barn door and other wood features, matte black hardware is used as a sharp accent. This space successfully blends into a rustic elegance theme.
