Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

The family room is our relaxing room with a fire place in the corner, a 72" High Def TV surrounded by natural stone. The floors are Hickory wood 3/4" thick with hydronic heating under the wood floors. This room has an abundance of natural light.

This homage to prairie style architecture located at The Rim Golf Club in Payson, Arizona was designed for owner/builder/landscaper Tom Beck. This home appears literally fastened to the site by way of both careful design as well as a lichen-loving organic material palatte. Forged from a weathering steel roof (aka Cor-Ten), hand-formed cedar beams, laser cut steel fasteners, and a rugged stacked stone veneer base, this home is the ideal northern Arizona getaway. Expansive covered terraces offer views of the Tom Weiskopf and Jay Morrish designed golf course, the largest stand of Ponderosa Pines in the US, as well as the majestic Mogollon Rim and Stewart Mountains, making this an ideal place to beat the heat of the Valley of the Sun. For three years this Westlake Village couple lived in a house that didn't quite fit their needs. With frequent houseguests staying for weeks at a time, the family needed more space, particularly in the cramped kitchen. So began their search for a new home. Though the couple viewed several residences, they realized nothing compared to the space and location of the house they already owned. The family knew JRP by reputation from friends who were JRP clients. After consulting with our team, the couple agreed a whole-home renovation was the way to the dream home they had been searching for. Inspired by top architectural magazines, the couple had a clear vision of how their home should look and feel: a clean, open, modern space with a mix of details that played to the family's lively spirit. The highlight of this new, open floorplan home is the gorgeous kitchen perfect for hosting. The unified palette is soft and beautiful. Walk on sunshine with Skyline Floorscapes' Ivory White Oak. This smooth operator of floors adds charm to any room. Its delightfully light tones will have you whistling while you work, play, or relax at home. This amazing reclaimed wood style is a perfect environmentally-friendly statement for a modern space, or it will match the design of an older house with its vintage style. The ivory color will brighten up any room. This engineered wood is extremely strong with nine layers and a 3mm wear layer of White Oak on top. The wood is handscraped, adding to the lived-in quality of the wood. This will make it look like it has been in your home all along. Each piece is 7.5-in. wide by 71-in. long by 5/8-in. thick in size. It comes with a 35-year finish warranty and a lifetime structural warranty. This is a real wood engineered flooring product made from white oak. It has a beautiful ivory color with hand scraped, reclaimed planks that are finished in oil. The planks have a tongue & groove construction that can be floated, glued or nailed down.

Tom Holdsworth Photography Our clients wanted to create a room that would bring them closer to the outdoors; a room filled with natural lighting; and a venue to spotlight a modern fireplace. Early in the design process, our clients wanted to replace their existing, outdated, and rundown screen porch, but instead decided to build an all-season sun room. The space was intended as a quiet place to read, relax, and enjoy the view. The sunroom addition extends from the existing house and is nestled into its heavily wooded surroundings. The roof of the new structure reaches toward the sky, enabling additional light and views. The floor-to-ceiling magnum double-hung windows with transoms, occupy the rear and side-walls. The original brick, on the fourth wall remains exposed; and provides a perfect complement to the French doors that open to the dining room and create an optimum configuration for cross-ventilation. To continue the design philosophy for this addition place seamlessly merged natural finishes from the interior to the exterior. The Brazilian black slate, on the sunroom floor, extends to the outdoor terrace; and the stained tongue and groove, installed on the ceiling, continues through to the exterior soffit. The room's main attraction is the suspended metal fireplace; an authentic wood-burning heat source. Its shape is a modern orb with a commanding presence. Positioned at the center of the room, toward the rear, the orb adds to the majestic interior-exterior experience. This is the client's third project with place architecture: design. Each endeavor has been a wonderful collaboration to successfully bring this 1960s ranch-house into twenty-first century living.

This guest bath has a light and airy feel with an organic element and pop of color. The custom vanity is in a midtown jade aqua-green PPG paint Holy Glen. It provides ample storage while giving contrast to the white and brass elements. A playful use of mixed metal finishes gives the bathroom an up-dated look. The 3 light sconce is gold and black with glass globes that tie the gold cross handle plumbing fixtures and matte black hardware and bathroom accessories together. The quartz countertop has gold veining that adds additional warmth to the space. The acacia wood framed mirror with a natural interior edge gives the bathroom an organic warm feel that carries into the curb-less shower through the use of warn toned river rock. White subway tile in an offset pattern is used on all three walls in the shower and carried over to the vanity backsplash. The shower has a tall niche with quartz shelves providing lots of space for storing shower necessities. The river rock from the shower floor is carried to the back of the niche to add visual interest to the white subway shower wall as well as a black Schluter edge detail. The shower has a frameless glass rolling shower door with matte black hardware to give the this smaller bathroom an open feel and allow the natural light in. There is a gold handheld shower fixture with a cross handle detail that looks amazing against the white subway tile wall. The white Sherwin Williams Snowbound walls are the perfect backdrop to showcase the design elements of the bathroom. Photography by LifeCreated.

This expansive first floor takes luxury to the next level. A once dreary and dark kitchen, lacking in function, takes on a new look. Natural light floods through the kitchen with wall-to-wall windows, highlighting the gorgeous wood texture from the rift sawn white oak and walnut inset cabinets. A french La Corneau range provides a beautiful focal point, paired with layered designer lighting and various stones. A host’s dream space for entertaining with a hidden pantry, fully stocked with a chefs sink, dishwasher, and wall oven with ample storage for dry goods and small appliances. A morning brew or 5'oclock cocktail can be found in the fully loaded wet bar stocked with an integrated espresso maker, ice maker, refrigerator, freezer, wine cooler, and spirits collected from traveling the globe.
