Our clients were living in a Northwood Hills home in Dallas that was built in 1968. Some updates had been done but none really to the main living areas in the front of the house. They love to entertain and do so frequently but the layout of their house wasn’t very functional. There was a galley kitchen, which was mostly shut off to the rest of the home. They were not using the formal living and dining room in front of your house, so they wanted to see how this space could be better utilized. They wanted to create a more open and updated kitchen space that fits their lifestyle. One idea was to turn part of this space into an office, utilizing the bay window with the view out of the front of the house. Storage was also a necessity, as they entertain often and need space for storing those items they use for entertaining. They would also like to incorporate a wet bar somewhere! We demoed the brick and paneling from all of the existing walls and put up drywall. The openings on either side of the fireplace and through the entryway were widened and the kitchen was completely opened up. The fireplace surround is changed to a modern Emser Esplanade Trail tile, versus the chunky rock it was previously. The ceiling was raised and leveled out and the beams were removed throughout the entire area. Beautiful Olympus quartzite countertops were installed throughout the kitchen and butler’s pantry with white Chandler cabinets and Grace 4”x12” Bianco tile backsplash. A large two level island with bar seating for guests was built to create a little separation between the kitchen and dining room. Contrasting black Chandler cabinets were used for the island, as well as for the bar area, all with the same 6” Emtek Alexander pulls. A Blanco low divide metallic gray kitchen sink was placed in the center of the island with a Kohler Bellera kitchen faucet in vibrant stainless. To finish off the look three Iconic Classic Globe Small Pendants in Antiqued Nickel pendant lights were hung above the island. Black Supreme granite countertops with a cool leathered finish were installed in the wet bar, The backsplash is Choice Fawn gloss 4x12” tile, which created a little different look than in the kitchen. A hammered copper Hayden square sink was installed in the bar, giving it that cool bar feel with the black Chandler cabinets. Off the kitchen was a laundry room and powder bath that were also updated. They wanted to have a little fun with these spaces, so the clients chose a geometric black and white Bella Mori 9x9” porcelain tile. Coordinating black and white polka dot wallpaper was installed in the laundry room and a fun floral black and white wallpaper in the powder bath. A dark bronze Metal Mirror with a shelf was installed above the porcelain pedestal sink with simple floating black shelves for storage. Their butlers pantry, the added storage space, and the overall functionality has made entertaining so much easier and keeps unwanted things out of sight, whether the guests are sitting at the island or at the wet bar! The clients absolutely love their new space and the way in which has transformed their lives and really love entertaining even more now!

The room had been remodeled about 20 years ago as part of a large addition and consists of three separate zones – 1) tub zone, 2) vanity/storage zone and 3) shower and water closet zone. The room layout and zones had to remain the same, but the goal was to make each area more functional. In addition, having comfortable access to the tub and seating in the tub area was also high on the list, as the tub serves as an important part of the daily routine for the homeowners and their special needs son. We started out in the tub room and determined that an undermount tub and flush deck would be much more functional and comfortable for entering and exiting the tub than the existing drop in tub with its protruding lip. A redundant radiator was eliminated from this room allowing room for a large comfortable chair that can be used as part of the daily bathing routine. In the vanity and storage zone, the existing vanities size neither optimized the space nor provided much real storage. A few tweaks netted a much better storage solution that now includes cabinets, drawers, pull outs and a large custom built-in hutch that houses towels and other bathroom necessities. A framed custom mirror opens the space and bounces light around the room from the large existing bank of windows. We transformed the shower and water closet room into a large walk in shower with a trench drain, making for both ease of access and a seamless look. Next, we added a niche for shampoo storage to the back wall, and updated shower fixtures to give the space new life. The star of the bathroom is the custom marble mosaic floor tile. All the other materials take a simpler approach giving permission to the beautiful circular pattern of the mosaic to shine. White shaker cabinetry is topped with elegant Calacatta marble countertops, which also lines the shower walls. Polished nickel fixtures and sophisticated crystal lighting are simple yet sophisticated, allowing the beauty of the materials shines through. The existing kitchen of this traditional “5/4 and a door” Colonial home was too tight and lacked adequate storage for daily necessities. The kitchen was expanded to the rear a scant 8 feet – just enough to make it function for the family of six to all be in the space at the same time.

A doctor in Dallas hired Mapos to design his dream home in the upscale neighborhood of Bluffview that would serve as both a haven from his hectic days at the hospital and a space to support his active outdoor lifestyle. Mapos was tasked with designing a modern home that would function as a definitive counterpoint to the new, yet traditional McMansions on adjacent properties. The client emphasized the necessity of informal living and dining areas for entertaining, spacious bedrooms, a home office, and plentiful storage space for his outdoor gear and automobiles. He also requested an outdoor pool, hot tub, and lush landscape to isolate the property and establish a sense of privacy. The two-story interior was designed as an open volume with the second floor inserted into a larger box, creating a dramatic interplay of double-height and compressed spaces on the lower level. For the exterior, Mapos composed the house out of four flat-roofed volumes, assembled to create welcoming front and rear outdoor spaces, intimate landscaped side gardens, and visual protection from the neighbors. The forms and proportions combined contain a rich assembly of indoor and outdoor spaces that will serve the client for years to come.

This old vinyl liner pool was in desperate need of some tlc when it's owners reached out to Carter Aquatics. We extended the shallow end of the pool and added a large sun ledge providing space for their small children to play while they grow. The elegant curves of the sun ledge lead onto platform steps providing easy entry to the pool's shallow end. In the deep end we eliminated the necessity of ladders by adding two large benches with step outs in each corner. Flagstone coping, intricate 6x6 surface tile, and classic 2x2 trim tile complete this grand renovation.

Rob and Danielle have three children and wanted a kitchen redesign that would function better for their active household. Their kitchen contained tight spaces with a narrow island that blocked flow through the room. Two cooks in the kitchen were one too many as the space wasn’t conducive for it. For entertaining, the island proved to be too small to set out all their food and have room around it for guests to congregate. The only way to walk to the great room, which was where the family hung out most often, was to go through the kitchen and dining area, proving to again congest the area. They are avid sailors, and wanted to bring in the color of the sea into their contemporary design. I added a separate entry point directly from the kitchen to the great room, and created a work triangle in a separate area to relieve the congestion from people passing through the room. The island shape and size were uniquely designed to allow the person at the sink to be able to look directly into the great room, and provide ample space to spread out food for entertaining. A bookcase was integrated into the island to display cookbooks, and the paneled refrigerator made for a seamless wall of beautiful cabinetry. The entry into the formal dining was relocated to remove the necessity of having corner cabinetry. A separate bar area allows family and guests to make their drinks without needing to go into the chef’s space. The glass backsplash tile was selected to reflect the sea colors they love, with crystal pendants to add bling similar to the light that reflects off the water.

Our clients raised three children with a small galley kitchen and equally small eating area. The kitchen remodel was always a thought, but time and money was limited. Two children have since moved, married, and have their own children. Their needs for a larger more functional entertaining kitchen became a necessity. They wanted the ability to have the entire family together simultaneously. Our clients stated the new kitchen has met their every desire and even more than ever imagined.

This transitional kitchen brings in clean lines, simple cabinets, warm earth tones accents, and lots of function. This kitchen has a small footprint and had very little storage space. Our clients wanted to add more space, somehow, get the most storage possible, make it feel bright and open, have a desk area, and somewhere that could function as a coffee area. By taking out the doorway into the dining room, we were able to extend the cabinetry into the dining room, giving them their desk area as well as storage and a nice area for guests! A custom appliance garage was made that allows you to have all the necessities right at your hands and gives you the ability to close it up and hide all of the appliances. Trash, spice, tray, and drawer pull outs were added for function, as well as 2 lazy susans, wine storage, and deep drawers for pots and pans. The homeowner fell in love with the matte white GE Cafe appliances with the brushed bronze accents, and quite frankly, so did we! Once we found those, we knew we wanted to incorporate that metal throughout the kitchen. New hardwood flooring was installed in the kitchen and finished to match the existing wood in the dining room. We brought the warmth up to eye level with open shelving stained to match. We love creating with our clients, and this kitchen was no exception! We are thrilled with how everything came together.
