Through a comprehensive design-build renovation, this Portland metro whole-house remodel transformed a conventional suburban residence into a richly layered retreat inspired by global travel, natural materials, and timeless craftsmanship. The result is a warm, sophisticated home designed to showcase treasured artifacts and collectibles gathered from years abroad while providing modern functionality for everyday living. From the moment you enter, the home's new character unfolds through a carefully curated palette of wood, stone, and metal. Rich ebony-stained knotty alder millwork draws the eye through the entry, where a newly created mudroom replaces the former office space. Beyond a set of dramatic barn doors, a striking stone fireplace becomes the focal point of the living room, anchored by a reclaimed wood mantel and rustic ceiling beams that add warmth and architectural depth. Nearby, the sunroom was completely refreshed through thoughtful window modifications and custom trim detailing, creating a seamless connection between the interior and the surrounding landscape. The kitchen serves as the heart of the renovation, blending rustic elegance with refined craftsmanship. Custom alder cabinetry is paired with layered metal finishes, allowing subtle copper and bronze undertones to emerge from creamy quartz countertops. Supporting spaces throughout the lower level were equally transformed. An outdated bathroom was fully renovated to reflect the home's dark and moody aesthetic, incorporating a curbless shower, rustic vanity, and layered finishes that balance comfort with style. Two underutilized bedrooms were thoughtfully reconfigured to better support the homeowner's lifestyle, with one becoming a dedicated home office and the other opening into a flexible music room designed for creativity and relaxation. Additional unfinished crawlspace and storage areas were reclaimed to create a private home gym, maximizing every square foot of the home's footprint. The renovation extended beyond the interior walls of the home. A newly rebuilt two-story deck strengthens the connection between indoor and outdoor spaces while providing multiple vantage points overlooking the backyard retreat. On the upper level, adjacent to the primary suite, a new enclosed sunroom addition creates a peaceful sanctuary elevated among the trees. Together, these exterior improvements complement the home's interior transformation, enhancing both livability and year-round enjoyment while creating a true extension of the living space outdoors. Behind the finished spaces, this Beaverton full home remodel required significant structural and technical expertise. Replacing the original staircase involved extensive modifications to the upper-floor framing system, including the installation of concealed supports for the floating treads and the creation of a new landing structure. Throughout the home, natural materials presented unique installation challenges. The dimensional variation of the slate backsplash required each stone to be precisely shaped around electrical devices and surrounding elements, while reclaimed wood beams demanded extensive preparation before they could be securely installed. Careful coordination among multiple trades ensured every custom detail performed as beautifully as it appeared. Because the homeowner remained in Taiwan for much of the renovation, collaboration relied on a highly organized design-build process and frequent communication across a fourteen-hour time difference. Detailed design presentations, material selections, and construction updates allowed key decisions to be made efficiently, even from across the globe. This partnership enabled the project team to successfully execute a highly customized vision despite logistical complexities and construction delays outside of the project's control. Strategic planning also played a crucial role in maintaining the project budget. While the homeowner initially envisioned reclaimed wood flooring and natural flagstone throughout the home, carefully selected engineered hardwood and porcelain tile provided a similar aesthetic with improved performance and cost efficiency. Authenticity was preserved through the use of genuine stone at key focal points, including the fireplace surround and kitchen backsplash, as well as reclaimed wood incorporated into architectural beam details. Existing high-quality windows were retained and transformed through selective replacement, custom trim work, and thoughtful refinishing, delivering the desired look while avoiding unnecessary expense. Additional savings came from a creative exterior repair solution that replicated the home's original stucco detailing without requiring a complete façade replacement. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Almost every room in the house offers stunning views of the outdoor living space and golf course. The dining room is subtly elegant creating an intimate dining space but also a space to enjoy looking outdoors. The custom chairs have a curved back design to contrast with the linear dining table. The host and hostess chairs add texture and Texas chic with their velvet alligator skin fabric. A convergence of sleek contemporary style and organic elements culminate in this elevated esthetic. High gloss white contrasts with sustainable bamboo veneers, run horizontally, and stained a warm matte caramel color. The showpiece is the 3” bamboo framing around the tall units, engineered in strips that perfectly align with the breaks in the surrounding cabinetry. So as not to clutter the clean lines of the flat panel doors, the white cabinets open with touch latches, most of which have lift-up mechanisms. Base cabinets have integrated channel hardware in stainless steel, echoing the appliances. Storage abounds, with such conveniences as tray partitions, corner swing-out lazy susans, and assorted dividers and inserts for the profusion of large drawers. Pure white quartz countertops terminate in a waterfall end at the peninsula, where there’s room for three comfortable stools under the overhang. A unique feature is the execution of the cooktop: it’s set flush into the countertop, with a fascia of quartz below it; the cooktop’s knobs are set into that fascia. To assure a clean look throughout, the quartz is continued onto the backsplashes, punctuated by a sheet of stainless steel behind the rangetop and hood. Serenity and style in a hardworking space. Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house. The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage. By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House. The very high ceilings of this living room create a focal point as you enter the long foyer. The fabric on the curtains, a semi transparent linen, permits the natural light to seep through the entire space. A Floridian environment was created by using soft aqua blues throughout. The furniture is Christopher Guy modern sofas and the glass tables adding an airy feel. The silver and crystal leaf motif chandeliers finish the composition. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The Expansive Bel Air Open-Concept Living Room Transformation is a stunning remodel that seamlessly merges indoor and outdoor spaces to create an airy, inviting atmosphere. We complemented the space with wide-plank wood flooring and a sleek, minimalistic fireplace, enhancing the modern yet warm ambiance. By incorporating a neutral color palette and carefully curated furnishings, we maintained a spacious and sophisticated aesthetic that flows effortlessly into the adjoining kitchen area. Throughout the project, we worked closely with the homeowners to select elements that aligned with their vision of a luxurious yet functional living area. Our team sourced high-quality materials locally to ensure a finish that not only looks beautiful but also stands up to the demands of everyday use. A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. In Spring 2026, homebuyers in Houston are increasingly looking for one-bedroom condos due to a shift towards a more balanced, buyer-friendly market. With rising inventory and stabilizing mortgage rates, many buyers are choosing one-bedroom units as an accessible entry point into homeownership, allowing them to build equity rather than paying rent. Whilst one-bedroom units are often considered to be compact and have a small footprint, that is not always the case. One-bedroom condominiums at The Parklane range in size from 825 sq. Ft. To 1,310 sq. Ft. and all of the residences have at least one private balcony.
