Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Our clients wanted to explore all their options for creating a beautiful and practical new space, even if it meant moving a couple walls. This is where it pays to hire a company that offers both design and construction services! Our designer, Stephanie, worked closely with our contractor team to create a brand new layout that suited our clients style and practical needs. We determined we could make room for a spacious new walk-in shower by stealing some space from the guest bathroom on the other side of the wall (which we also remodeled). We also saved some space by installing a pocket door and a wall-hung toilet, which takes up less space than a traditional toilet. This freed up a ton of space for a large, custom double-vanity. Throw in some new lighting, a fresh coat of paint, and a new tile floor, and the result is a gorgeous new master bathroom that is almost completely unrecognizable!

Inspiration for a timeless white tile and marble tile bathroom remodel in Columbus with gray walls

When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile.   Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. This project was a complete gut remodel of the owner's childhood home. They demolished it and rebuilt it as a brand-new two-story home to house both her retired parents in an attached ADU in-law unit, as well as her own family of six. Though there is a fire door separating the ADU from the main house, it is often left open to create a truly multi-generational home. For the design of the home, the owner's one request was to create something timeless, and we aimed to honor that.

When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

This 1927 home in historic Dilworth underwent extensive renovations after our client closed on the house in early 2016. For an almost 100 year old house, it has an excellent flow. It boasts a rare open floor plan with connected kitchen, dining room and den without sacrificing an ounce of charm but the wall colors and finishes were a disaster when we took possession. Fresh paint and a brand new kitchen created the perfect backdrop for blending her existing furniture with infusions of newness. The entire den seating area was brand new.
