Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

In the pond pavilion, a simple steel frame and dark neutral curtains frame the landscape beyond as an ever changing painting. The compact pavilion plan combines a fireplace, water, and shade - all the essential elements of pond enjoyment in one sleek package. Swimming holes aren’t supposed to be elegant; we beg to differ! This fun pavilion and swing project offered us the chance to combine landscape and architecture in a custom steel design package truly unique to this family estate.

Spanning a generous 3,182 square feet, this two-story custom house plan is masterfully engineered for premium multigenerational living or hosting extended guests, showcasing an open great room that serves as the home's central gathering hub. Placing the pool in the front yard, within the 25-foot setback, redefines the entry experience. It captures the western light and sets a relaxed, resort-like tone from the very first step inside the gate. Paired with a rear-loaded garage, accessed discreetly via the side setback, the layout transforms the site’s limitations into its greatest assets. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise. A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. For the past several years, Buffum Homes has proudly featured Parade Homes within our own developments, and each year they have been a tremendous success. The Spring 2026 Parade of Homes was no exception. This year, we showcased our Sydney floor plan, one of Buffum Homes’ most popular 1.5-story home designs. Time and time again, homeowners are drawn to this plan because of its thoughtful layout, functional design, and ability to be customized to fit a variety of lifestyles. From the moment visitors arrived, this home made a statement. Its striking modern exterior immediately stood out within the development and offered exceptional curb appeal. The design team selected beautiful masonry accents that perfectly complemented the home’s color palette, creating a sophisticated and welcoming first impression. Every exterior detail was intentionally chosen to enhance the architecture and showcase the home’s unique character. Upon entry to this home, guests are welcomed through impressive double front doors that lead into a warm and inviting foyer. An overlooking loft from the second floor enhances the open feel of the space while allowing an abundance of natural daylight to pour throughout the home. Inspiration for a small contemporary open concept light wood floor living room remodel in Chicago with orange walls and no fireplace

We were hired to design a Northern Michigan home for our clients to retire. They wanted an inviting “Mountain Rustic” style that would offer a casual, warm and inviting feeling while also taking advantage of the view of nearby Deer Lake. Most people downsize in retirement, but for our clients more space was a virtue. The main level provides a large kitchen that flows into open concept dining and living. With all their family and visitors, ample entertaining and gathering space was necessary. A cozy three-season room which also opens onto a large deck provide even more space. The bonus room above the attached four car garage was a perfect spot for a bunk room. A finished lower level provided even more space for the grandkids to claim as their own, while the main level master suite allows grandma and grandpa to have their own retreat. Rustic details like a reclaimed lumber wall that includes six different varieties of wood, large fireplace, exposed beams and antler chandelier lend to the rustic feel our client’s desired. Ultimately, we were able to capture and take advantage of as many views as possible while also maintaining the cozy and warm atmosphere on the interior. This gorgeous home with abundant space makes it easy for our clients to enjoy the company of their five children and seven grandchildren who come from near and far to enjoy the home. - Jacqueline Southby Photography

Situated within a one-acre lot in Austin’s Tarry Trail neighborhood, the backyard of this existing 1933- vintage historical house was underutilized. The owners felt that the main drawbacks of the existing backyard were a general disconnection between each outdoor area and a general lack of relationship to the house proper. Therefore, the primary goal of the redesign was a scheme that would promote the use of the outdoor zones, with the pool as a centerpiece. The first major design move was to frame the pool with a new structure as a backdrop. This cabana is perpendicular to the main house and creates a clear “bookend” to the upper level deck while housing indoor and outdoor activities. Under the cabana’s overhang, an integrated seating space offers a balance of sunlight and shade while an outdoor grill and bar area facilitate the family’s outdoor lifestyle. The only enclosed program exists as a naturally lit perch within the canopy of the trees, providing a serene environment to exercise within the comfort of a climate-controlled space. A corollary focus was to create sectional variation within the volume of the pool to encourage dynamic use at both ends while relating to the interior program of the home. A shallow beach zone for children to play is located near the family room and the access to the play space in the yard below. At the opposite end of the pool, outside the formal living room, another shallow space is made to be a splash-free sunbathing area perfect for enjoying an adult beverage. The functional separation set up by the pool creates a subtle and natural division between the energetic family spaces for playing, lounging, and grilling, and the composed, entertaining and dining spaces. The pool also enhances the formal program of the house by acting as a reflecting pool within a composed view from the front entry that draws visitors to an outdoor dining area under a majestic oak tree. By acting as a connector between the house and the yard, the elongated pool bridges the day-to-day activities within the house and the lush, sprawling backyard. Planter beds and low walls provide loose constraints to organize the overall outdoor living area, while allowing the space to spill out into the yard. Terraces navigate the sectional change in the landscape, offering a passage to the lower yard where children can play on the grass as the parents lounge by the outdoor fireplace.
