Living room - transitional living room idea in Chicago with white walls

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Klopf Architecture and Outer space Landscape Architects designed a new warm, modern, open, indoor-outdoor home in Los Altos, California. Inspired by mid-century modern homes but looking for something completely new and custom, the owners, a couple with two children, bought an older ranch style home with the intention of replacing it. Created on a grid, the house is designed to be at rest with differentiated spaces for activities; living, playing, cooking, dining and a piano space. The low-sloping gable roof over the great room brings a grand feeling to the space. The clerestory windows at the high sloping roof make the grand space light and airy. Upon entering the house, an open atrium entry in the middle of the house provides light and nature to the great room. The Heath tile wall at the back of the atrium blocks direct view of the rear yard from the entry door for privacy. The bedrooms, bathrooms, play room and the sitting room are under flat wing-like roofs that balance on either side of the low sloping gable roof of the main space. Large sliding glass panels and pocketing glass doors foster openness to the front and back yards. In the front there is a fenced-in play space connected to the play room, creating an indoor-outdoor play space that could change in use over the years. The play room can also be closed off from the great room with a large pocketing door. In the rear, everything opens up to a deck overlooking a pool where the family can come together outdoors. Wood siding travels from exterior to interior, accentuating the indoor-outdoor nature of the house. Where the exterior siding doesn’t come inside, a palette of white oak floors, white walls, walnut cabinetry, and dark window frames ties all the spaces together to create a uniform feeling and flow throughout the house. The custom cabinetry matches the minimal joinery of the rest of the house, a trim-less, minimal appearance. Wood siding was mitered in the corners, including where siding meets the interior drywall. Wall materials were held up off the floor with a minimal reveal. This tight detailing gives a sense of cleanliness to the house. The garage door of the house is completely flush and of the same material as the garage wall, de-emphasizing the garage door and making the street presentation of the house kinder to the neighborhood. The house is akin to a custom, modern-day Eichler home in many ways. Inspired by mid-century modern homes with today’s materials, approaches, standards, and technologies. The goals were to create an indoor-outdoor home that was energy-efficient, light and flexible for young children to grow.
