Royal Kitchens & Baths was hired to build an addition on the back side of a cape that would make it possible to expand the kitchen.

Just found some pics of an aprox 4,000+ square foot second floor residential addition we built in 2011. Originally we built the commercial part of the building (animal hospital) in 2002. This was not an easy task to accomplish this "mixed use" residential addition during all operating hours of the animal hospital.This project was a great example of uncompromising quality, construction time, and ancillary factors to keep the hospital running during"business as usual". Additionally we worked threw that very snowy winter to meet our deadline. Then again, we do love to challenge ourselves to keep things interesting! (22 photos)

Our clients Bill and Tammy approached us to construct a bonus room above the garage for their exercise equipment with an additional bedroom and bathroom for guests. This project has a few unique challenges including installing a 2 hour fire rated wall so that their home can be considered two separate structures for the Philomath fire marshal (so we don’t need to install a residential sprinkler system). We are also keeping their existing home operational during construction including their furnace and electrical panel which are directly underneath the new addition!

The RHVFC hall is a community use space that seats up to 400 people. Designed to be light, open and inviting to accommodate a variety of events. It is a major source of income for the volunteer operation.

Designed and constructed by Los Angeles architect, John Southern and his firm Urban Operations, the Slice and Fold House is a contemporary hillside home in the cosmopolitan neighborhood of Highland Park. Nestling into its steep hillside site, the house steps gracefully up the sloping topography, and provides outdoor space for every room without additional sitework. The first floor is conceived as an open plan, and features strategically located light-wells that flood the home with sunlight from above. On the second floor, each bedroom has access to outdoor space, decks and an at-grade patio, which opens onto a landscaped backyard. The home also features a roof deck inspired by Le Corbusier’s early villas, and where one can see Griffith Park and the San Gabriel Mountains in the distance.

Open floor planning provides for continual flow between the kitchen, dining, living and family areas. In a tight urban setting, we maximized the exterior space by extending the interior via operable walls. Flooring is a poured concrete topping system which served to level the existing floors and offer a durable and beautiful surface.
