After the design was developed and permits were in hand, our team excavated the hillside so that the footings and foundation could be poured. The stucco exterior was matched to that of the existing home, while Bluestone Flagstone pavers were found to blend the new patio into a seamless extension of the existing one. The couple selected a NanaWall door system so the doors could be opened completely in nice weather, providing an unobstructed flow to the rest of the patio. Gable windows and skylights provide optimal light while the couple and their guests stay warm and dry regardless of the weather. Comfort is managed year-round with a fireplace, while additional Infratech heaters are mounted over the NanaWall doors for use on particularly frigid days. Warm days are cooled with a gentle breeze from their Haiku ceiling fan.

The kitchen showcases sleek Conestoga Blanco 619 panel cabinets, constructed from robust 3/4 domestic plywood. These upper cabinets are 42 inches tall, maximizing storage space and enhancing the modern aesthetic. Lower cabinets are designed exclusively with drawers, increasing accessibility and efficiency in kitchen organization. A unique hidden cabinet in the last right upper unit offers discrete storage, and an absence of a light valance ensures a sleek, seamless installation. The cabinet above the refrigerator features an upward-opening mechanism for ease of access. A custom hood over the stove and a convenient pot filler faucet further enhance the kitchen’s functionality. The inclusion of tunable white under-cabinet lighting from Hafele Loox 5 allows for adjustable color temperatures, catering to different activities and times of day, thus melding practicality with custom ambiance. Equipped with LG's Signature series stove and refrigerator, this kitchen embodies modern functionality and style.

“I want mid-century modern, but livable.” The homeowner was an architect herself, so this project came with high expectations and a very specific vision. She’d been sketching ideas for months, and when we finally sat down together, she handed us a folder full of reference images—all clean lines, warm wood, and that perfect balance between minimalism and comfort. What we created exceeded even her expectations. The kitchen embodies understated sophistication with horizontal-grain walnut cabinets that wrap three walls in warm, organic beauty. We designed them as flat-panel, slab-front doors—no fussy details, just pure material honesty. The upper cabinets sit flush against the ceiling, maximizing storage while maintaining those clean modernist lines. The island became the functional heart of the space—topped with crisp white quartz that provides contrast against all that rich wood. It’s sized perfectly for quick breakfast with a barstool, but doesn’t overwhelm the compact footprint. That white subway tile backsplash keeps things classic and bright, while polished concrete floors ground everything with industrial-cool texture. Technically, this renovation required opening up the space to create better flow. We removed a wall section (you can see that dramatic archway leading from the living area) and installed a steel beam to maintain structural support. The new layout connects seamlessly to the backyard through those floor-to-ceiling sliding glass doors—very California indoor-outdoor living. The vaulted ceiling with skylights was already there, but we added recessed LED lighting to ensure the workspace stays bright even on overcast days. All new electrical, upgraded plumbing, and a ventilation system hidden behind that streamlined range hood.

The client approached us as he had a property that benefited from an elevated position and water views over the Georges River. The current home needed a change to the layout, additional bedrooms and living spaces that captured the magnificent views and catering for their retirement. The existing property had a garage, rumpus room and two terrace’s within the front setback along the boundary which needed to remain as part of the proposal as it would not be permissible to reinstate them under the current planning rules. The floor plan of the development is meticulous in providing for the needs of the client. As seniors in their 70’s we were keen to provide easy access on a steep sloping block. The driveway, lift and elevation of the main floor level adjacent to the rear garden has achieved this brilliantly. Enjoyment of the stunning views over the river was of paramount importance and this has been elegantly achieved. There are great views from all three terraces, the entire upper floor, including the master bedroom, the lift, the rear patio and rear garden. The highlight of this home, however, is the enthusiastic manner which, both the client and designer approached the picturesque views. Large double glazed windows and doors optimally located provide wonderful thermal efficiency and a seamless connection between indoors and outdoors whilst ensuring privacy from neighbouring sites. The light and airy feeling in this space is complemented with the natural coastal finishes prevalent throughout the home.

We were fortunate to be included in the very beginning stages of construction space planning to optimize room placement, layout, and spacing. From there, we worked side-by-side with homeowners and contractor in selecting all of the details from floors and doors to lighting and window treatments. These empty nesters love to entertain. This project was a tribute to the vision and optimism of the owners. This once-glorious home was so far gone that many people would have taken the easy path -tear it down and start over. Instead, the family hired Old Saratoga Restorations to save every original bit of material that could be salvaged and rebuild the home to its previous grandeur. OSR gutted the interior and reinvented it based on the archaeological evidence for this home restoration. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. This was a fascinating project for incredible clients. To optimize costs and timelines, our Montecito studio took the existing Craftsman style of the kitchen and transformed it into a more contemporary one. We reused the perimeter cabinets, repainted for a fresh look, and added new walnut cabinets for the island and the appliances wall.
