Second-Story Addition in Yardley by BMR Belmax Remodeling
BMR Belmax Remodeling recently completed a second-story addition above an existing garage in Yardley, creating a beautiful and functional new space with a gable dormer. The project included:
Designing and constructing a new second-story addition with walls, subflooring, and a gable dormer.
Installing support posts and beams in the garage to ensure the addition’s stability.
Extending the home’s HVAC system and adding a new mini-split unit for optimal comfort.
Adding four new windows, new stairs from the garage to the second floor, recessed lighting, and electrical outlets.
Completing the exterior with siding, gutters, and shingles that seamlessly match the existing home.

The Porch House sits perched overlooking a stretch of the Yellowstone River valley. With an expansive view of the majestic Beartooth Mountain Range and its close proximity to renowned fishing on Montana’s Stillwater River you have the beginnings of a great Montana retreat. This structural insulated panel (SIP) home effortlessly fuses its sustainable features with carefully executed design choices into a modest 1,200 square feet. The SIPs provide a robust, insulated envelope while maintaining optimal interior comfort with minimal effort during all seasons. A twenty foot vaulted ceiling and open loft plan aided by proper window and ceiling fan placement provide efficient cross and stack ventilation. A custom square spiral stair, hiding a wine cellar access at its base, opens onto a loft overlooking the vaulted living room through a glass railing with an apparent Nordic flare. The “porch” on the Porch House wraps 75% of the house affording unobstructed views in all directions. It is clad in rusted cold-rolled steel bands of varying widths with patterned steel “scales” at each gable end. The steel roof connects to a 3,600 gallon rainwater collection system in the crawlspace for site irrigation and added fire protection given the remote nature of the site. Though it is quite literally at the end of the road, the Porch House is the beginning of many new adventures for its owners.

At 1850 square feet, the Prairie Passive is an extremely energy efficient two bedroom, two bathroom home. Designed for aging in place and accessibility, the unique floor plan optimizes views of the harbor despite the narrow lot. Carefully placed windows and a screened outdoor entertaining area with gas fireplace, provide privacy and a place of refuge in the bustling public marina setting. True to the prairie style, the form was kept low and friendly with hipped roofs and broad overhanging eaves.
This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows ( http://www.zolawindows.com/) . Zola’s Thermo Wood line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Natural daylight enters both from the Zola tilt & turn and fixed windows in the living and dining areas, and through the terrace door that leads seamlessly outside
to the natural landscape.

Perched on a gorgeous ranch in Boerne, this award-winning barn was partially visible from the residence and optimally-designed to blend in with its surroundings. A soon-to-be refuge for various fortunate rescue animals, the large contemporary barn featured beautiful tongue-and-groove wood walls and surround sound music.

From color-less to color-full, this kitchen is the eye catching focal point of this home. Our clients had numerous pieces of colorful glassware from their world travels that they wanted to showcase. The upper four cabinet doors were modified for clear glass to match the existing pair of glass cabinets. The existing wood cabinets were painted white and the upper cabinets were accented with LED lighting inside and underneath. A gorgeous piece of Calcutta marble with natural red veining compliments the red painted island and the new custom red pantry door. The arabesque Calcutta backsplash offers a soft but elegant touch to the white quartz countertops around the perimeter of the kitchen. All new KitchenAid appliances were installed and a new dimmable lighting plan throughout the space offers optimal lighting for any time of day. This landscape is part of a family home and needed a pick-me-up, starting from design phase and including deck reconfiguration. Design included addressing drainage issues, creating pathways, lawn areas, plantings and dry creek beds. Optimized for children, pets and... fairies!

Each of the four panels are 22-inches wide and 96 inches tall. Simply trim the panel height to what you need and install the bottom rails for a custom-look finish. Built cordless with a smooth track, these panels can open from right to left, left to right, and right down the center. Our cordless panels are safe for young children and pets.
Measurement: Customizable Size. This product is adjustable in both Width and Height. Width is adjustable from 44" to 80". Height is trimmable up to a maximum of 96".

The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility.
The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property.
The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other.
The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun.
The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks.
The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape.
The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame.
The overall effect is a truly sublime blend of an industrial modern aesthetic punctuated by personal elements of the owners’ storied life.

For this kitchen remodeling project, the homeowner was looking to make some much needed changes to the layout of the kitchen. We proposed a change that would optimize her storage capacity and the functionality of the cabinets. We suggested changing the pantry that was currently in the hallway and moving it to the kitchen. To do this, we removed the wall that divided the kitchen from the hallway. We also removed the existing desk that was in the kitchen and converted it into a coffee station with additional cabinets and a wine cooler. All the new cabinets were done in a Matte white color. To complete the new look, we installed a new quartz Calacatta Laza countertop, a glass tile backsplash, LED lights and a porcelain tile floor. Now this homeowner has the kitchen of their dreams.

Brandon Browner and his family needed help with their game room in their home in Ganesha Hills, CA. They already purchased a large sectional to watch their over-sized theater screen and a pool table. Their goal was to make the room as dark during the day as it was at night for optimal TV viewing. What started out as a masculine color scheme warped into a Seattle Seahawks color scheme. This worked perfectly, since Brandon is a professional football player and previously played for the Seahawks as a member of the Legion of Boom. He requested his jersey and teammate’s jerseys be professionally framed so we could display them. I had custom black-out window coverings made and installed high to block the daylight. A custom cabinet in a slate-blue finish was made to house all the audio equipment. I had the pool table re-felt in a grey to coordinate with the room’s decor. The walls were painted Benjamin Moore Pewter and all trim received a fresh coat of Cloud Cover. The finishing touch to block out the light was a large, custom sliding door I had made to separate this room from the family room. The space ended up being a great place to hang out with friends and family while reflecting Brandon’s personality.
