_Photograph by Kim Schmidt_ The modular sofa is the "Lotus Sofa" from Soft Line Design, which I configured specifically for the apartment. It was also chosen because it was deep enough for someone to sleep on, adding extra room for overnight guests in such a small apartment. The custom printed solar shade is by Delia Shades in New York. The image is of one of the client's favorite Billie Holliday albums from the 1950's. Not only did it keep the room cooler and protect it from UV rays but it was particularly interesting because its translucency changed given the time of day. In the daylight, the light caused the image to become almost hidden but slowly became more obvious as day turned to night. A night-time shot of the shade can be seen in the next photograph. The black lacquer mini-writing desk and the square white lacquer dining table are from West Elm and they were chosen for their compact size and functionality. The floor is also from West Elm. The carpets are vintage Moroccan from the clients collection. The modular bookcases are from Design Within Reach. I love its flexible design because you can work with it any space. They are incredibly sturdy and durable.

This long slim console table was perfect for the Entry. The shelves provide an opportunity to display favorite keepsakes. For the Study, we selected an oversized settee that had a twin mattress for the seat cushion for afternoon naps or small overnight guests. We played up the symmetry with matching metal tulip tables topped with super tall mid-century lamps. I love the fun zebra fabric we used on the window treatment. All of our neutral fabrics work perfectly with the homeowners’ existing rug. The custom shower curtain in the Guest Bathroom ties all of the finishes together and supports our overall color palette. Since space is a premium in most patio homes, it is important to be mindful with your furniture selections. This homeowner wanted to be able to create a beautiful spare bathroom for not only overnight guests, but their beautiful children to grow up with. They chose crystal cabinet pulls to compliment the beautiful white shaker cabinets and New Carrera counter tops. The spare bath room vanity even included a pull out step stool for the children. Downstairs we were able to bring the vanity, toilet cabinet, counter top, and built in shelves to match the spare bathroom. The client chose a beautiful hexagon tile for the walk-in shower accent wall and floor. Wood like flooring with gray tones pulled this color scheme perfectly!

This four-bedroom country house plan defines casual elegance with its front and back wrapping porches and triplet of dormers. An open, two-level foyer with palladian window leads to the expansive great room with cathedral ceiling. Windows all around and bays in the master suite and breakfast area of this house plan add space and light, while nine-foot ceilings create more volume. The chef-friendly kitchen includes a large center island that doubles as a serving bar, and the study/bedroom with large walk-in closet is ideal for overnight guests. Secondary bedrooms upstairs each feature their own bath and walk-in closet. Note the ample closet space, garage storage area and generous bonus room!

This lower-level entertainment area and spare bedroom is the perfect flex space for game nights, family gatherings, and hosting overnight guests. We furnished the space in a soft palette of light blues and cream-colored neutrals. This palette feels cohesive with the other rooms in the home and helps the area feel bright, with or without great natural lighting. For functionality, we also offered two seating options, this 2-3 person sofa and a comfortable upholstered chair that can be easily moved to face the TV or cozy up to the ottoman when you break out the board games.
