For over twenty years, Walker Zanger has been a participating vendor for the Pasadena Showcase House of Design. Each year, a house in the Pasadena area is selected and transformed into a showpiece by some of the leading interior designers in Los Angeles. The house selected for the 2014 Showcase is known as the Flint House and was originally built for Robert Flint and his wife Margaret Grey Flint in 1915, in the English Arts and Crafts style. Designs of the Interior was selected to design the Master Suite Wing and teamed up with Walker Zanger to remodel the master bath. Due to the historical aspect of this landmark, major construction was limited and the designers were barred from removing historical pieces, like windows and fireplaces. The designers selected a color palette of grays, taupe, cream and peacock. Sleek fixtures graced the freestanding oval bath tub, while nickel finishes adorn the shower and sink. Walker Zanger’s Tangent Collection, which consists of decorative marble and limestone mosaics, lined the floors and the shower and bath walls. The floor contains a starburst mosaic pattern made out of Calacatta marble and Flannel and Ash Grey limestones. The shower fixtures were highlighted by a strip of Café Bruno marble tiles and surrounded by a teardrop mosaic pattern in Calacatta. Inspired by a blend of abstract geometrical shapes and mid-century modern design, Designs of the Interior considered Walker Zanger’s Tangent Collection the perfect choice for transforming this master bath into a magnificent show piece that complements the home’s original architecture.

A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. Rich and Janet approached us looking to downsize their home and move to Corvallis to live closer to family. They were drawn to our passion for passive solar and energy-efficient building, as they shared this same passion. They were fortunate to purchase a 1050 sf house with three bedrooms and 1 bathroom right next door to their daughter and her family. While the original 55-year-old residence was characterized by an outdated floor plan, low ceilings, limited daylight, and a barely insulated outdated envelope, the existing foundations and floor framing system were in good condition. Consequently, the owners, working in tandem with us and their architect, decided to preserve and integrate these components into a fully transformed modern new house that embodies the perfect symbiosis of energy efficiency, functionality, comfort and beauty. With the expert participation of our designer Sarah, homeowners Rich and Janet selected the interior finishes of the home, blending lush materials, textures, and colors together to create a stunning home next door to their daughter’s family. The successful completion of this wonderful project resulted in a vibrant blended-family compound where the two families and three generations can now mingle and share the joy of life with each other.

In 2014 we were selected to participate in the “West Coast’s Premier Showcase”, the San Francisco Decorator Showcase, in partnership with Katharine Webster Landscape Design. Tasked with transforming four mundane and forgotten outdoor spaces, we culled together an artistic vision that revolves around the theme of reflection and interplays natural and manmade features. The progression starts with an outdoor covered gallery with a dappled light ceiling, reclaimed redwood decking and swinging chairs. The effect brings to mind youthful memories. The next space incorporates two thirty foot long reflective sculptural walls that add privacy and interest behind trained rhododendron. The spaces crescendo into the upper terrace with a custom mirrored sculpture that adds dynamism and is a wondrous outdoor room for reflection.

A stunning design worthy of a tour. Our clients wanted to extend the indoor living to the outdoors, using materials that aren’t everyday or ordinary. The D. A. Dunlevy team designed a plan that integrates form and function—and is nothing less than extraordinary. Four distinct spaces were built using different materials–granite cobblestones for the parking area, Terra travertine for walkways and terraces, and Lake George Ashler stone for walls and steps. The overall effect creates separation and cohesion and invites exploration. The outdoor rooms include a large sitting area, a dining space, and a tranquil lounge. Along with the boxwoods and pine tree, new plantings were added to create a consistent feel of luxurious greenery. The sitting area hosts a custom water feature that creates a gentle, soothing cascade. The final design is elegant, functional, and a breathtaking series of spaces that earned high praise from the owners and the Georgetown Garden Tour participants.

This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works. In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors. At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views. The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters. Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly. The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing. The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly

2015 Home Tour Participant Looking to add more living space for this growing family, Homeowners of this 1923 St Paul home made the decision to finish their basement. A full new floor plan was designed to include a long list of must haves. The new space included: a new bedroom, family room for the kids to play, an additional room for guests and/or study, new 3/4 bath, easy access for bicycle storage in laundry, low pile carpet that is comfortable for the kids to play, and warmth for the MN winters! A great floor plan was designed that integrated the family room and guest bed/study that also creates wonderful sight lines and a great flow. The basement was updated with all new windows including two egress windows. Beautiful rainglass pocket doors were installed to the bath and laundry to continue the flow of natural light from room to room. Custom natural oak millwork and beautiful door knobs by Rejuvenation Hardware were installed throughout. To match the charm of the home, subway tile and hex tile floors were installed in the new bath and shower. The bath was finished with a stock vanity, mirror, lighting, and Kohler plumbing fixtures. Modern features were also integrated throughout including Hudson Reed wall mount radiators and a NEST thermostat. One of our favorite features of this project, is the original support header and column that we decided to keep exposed. The homeowners took it upon themselves to sand the aged wood down to its natural color and it truly creates a unique piece of art. The Smith remodel is one of the most unique and beautiful remodel's in which Brian Klaas Inc. has participated. The Smith kitchen is an eclectic and stunning combination of Aztec coloring and influence along with distinct art deco influences in what we call "Aztec-deco."

Home for the Holidays No matter how small or cramped, family and guests always gravitate to the heart of the house, and this is especially true during the holidays. This residential remodel was designed with a large, extended family in mind. The new kitchen flows into an informal dining area and family room, and on to outdoor dining and barbecue areas. The full-height refrigerator and freezer and the microwave are located at the ends of the kitchen where they are easy to access by children and guests without disturbing the cook. A spacious island allows everyone to participate in holiday cooking projects.

From floor plan to finishes, they demanded perfection each step along the way. Polanco Home Decor’s staging experts continued this high level of thought and consideration into the furniture and decor selection to prepare this house for sale. “894 Colonel By Dr. was designed to complement urban, sophisticated living in one of the city’s most sought-after locations. It was important to create an inviting atmosphere with the furnishings we chose, creating a space that anyone who enters could envision themselves living in. We wanted to create a distinction between the living and dining room, as the home featured a very open concept space. Polanco’s designers wanted to create the look of a home meant for entertaining, in which you could enjoy a dining experience as well as socialize in the living room area. The breathtaking view of the Rideau Canal seen from all seating areas in the living space accentuated the spacious feeling of the home. A custom sized Martha sectional from Marcantonio Designs was the perfect choice for this grand open living room. Upholstered in a soft off-white leather, this style with metal legs complements the contemporary style of this home. We paired the sectional with a square fully tufted ottoman in a similar creamy-white leather to complete the seating area. The solid maple Verona sideboard from Handstone Furniture in a vintage silver stain gives buyers a sense of where to position their media centre. Above this piece, in lieu of a TV, we opted to bring some colour into the space with a piece from Celadon Art. To tie the artwork to the rest of the area, beautiful toss cushions in varying tones of blue were placed on the furniture pieces. Two matching Cassandra chairs upholstered in a simple grey linen fabric were selected to complement the neutral tones of the other furniture pieces. White accessories from Torre & Tagus placed on the ottoman are the final element of decor to this gorgeous open concept living space. We wanted to continue with a light and airy look, and chose to place a custom Albany console from Artage on the wall opposite to the Verona sideboard. We decorated the console with white accessories from Torre & Tagus and a Bangkok mirror from Renwil. This mirror is a Polanco favourite due to its size and versatility – it matches both classic and modern designs. The round shape of the mirror adds softness and complements the wall sconces. Furniture Store Ottawa - Ottawa Home StagingMoving into the dining room, we selected the Cordova dining table from Handstone Furniture. The functionality of a pedestal table allowed for more seating so buyers could envision how many guests they could seat in this large open space dining room. We chose the same vintage silver stain on the dining room table as well as on the living room sideboard to create consistency from room to room. To contrast with the darker stain of the table, we paired it with white leather Linda chairs from Elite Living. At the head of the table, the Albany bar cart from Artage in a bright chrome finish completes the room with a unique entertaining piece. Furniture Store Ottawa - Ottawa Home StagingMatching Linda white leather counter stools were used in the kitchen to create continuity from one room to another. In the family area off of the kitchen, we placed the Melynda swivel chair from Marcantonio Designs in a complementary white leather. The swivel feature on the chair allows buyers to envision how the space would function – if you were sitting in this area you could easily swivel your chair to talk to people in the kitchen as well as enjoying the contemporary fireplace. Opposite this chair is the Melrose love seat upholstered in a light grey linen fabric. It was chosen for its low profile look, as it does not obstruct the view of the beautiful terrace at the back of the house. In the centre of both pieces is the Orion coffee table also in a bright chrome finish. The Orion coffee table, light in design, was a strategic choice, making the room appear larger. Patterned toss cushions complement the geometric texture of the tiled fireplace while bringing the design elements of the space and furniture together. Furniture Store Ottawa - Ottawa Home StagingIn the master bedroom, we selected the stunning Layla king size bed upholstered in a light grey linen fabric. The soft curve of its headboard complements the curved Capricorn chairs placed in the seating area near the window of this room. Crisp, white linens from Cuddle Down Products were chosen to dress the bed, accentuated by Polanco’s own decorative toss cushions in fabrics from Robert Allen Design. On each side of the bed we chose custom wide Brooklyn nightstands painted in Benjamin Moore Chantilly Lace and accentuated with decorative glass knobs. Silver accents are continued throughout the room, as shown with the nailheads on the upholstered bed and occasional chairs, cabinet knobs, lamps, and accessories. The spare bedroom was designed specifically to allow future home buyers to envision their own furniture in the space. We chose the Linea queen bed in a neutral grey fabric for its simple and elegant design and paired it with crisp white linens from Cuddle Down Products. A silver end table from Torre & Tagus and a silver table lamp from Arteriors Home finish the space. The entranceway was decorated with a large simple 48” round mirror with a decorative upholstered Thomas bench in a contemporary grey velvet fabric. We accented the design of the entrance bench with toss cushions to create an inviting feel upon entering this exquisite home. Furniture Store Ottawa - Ottawa Home StagingOpen to the entranceway, the large den has magnificent floor to ceiling windows showcasing the view of the gardens along the Rideau Canal. We chose to show this space as a home office, featuring a live edge solid cherry desk from Harden Furniture. We positioned a Wilson chair in blue fabric at the desk, facing towards the breathtaking views of the canal. To complete this office look, a Timeout chair and ottoman were placed in the corner of the room paired with the Funco side table. Artwork was chosen to create interest and add colour, complementing the contemporary wing back desk chair. It was a pleasure working with Gemstone Developments on this stunning modern home designed by Barry Hobin Architecture. Our goal was to furnish and decorate the home in such a way that potential buyers could envision themselves living in the space, while also accentuating the existing interior design. We are pleased to announce 894 Colonel By Drive was sold just three months after the staging project was completed.

ELIMINATING ECHOS IN A LUXURY POOL HOUSE Innovative & Unobtrusive Acoustic Treatments Engaged By WSDG-Brasil BELO HORIZONTE, BRASIL: How do you keep your pool house from reverberating like a gymnasium? For the owners of a luxurious villa set amidst of one of Brasil’s most breathtaking landscapes, the views and the pastoral silence were priceless. A wide expanse of windows surrounding the infinite lap pool draw attention to the spectacular mountains and gardens framing this opulent weekend residence. Intrusive echoes of laughter and music were unacceptable. The critical acoustical designs devised by WSDG Brasil for the villa’s home theater and other living spaces were inspired by the firms’ professional recording studio expertise. Inhibiting sound from invading or escaping sensitive listening areas is a WSDG specialty. The enclosed pool and spa area, however presented uniquely troubling waters. Especially challenging was the requirement that the acoustical treatments unobtrusively compliment the sumptuous custom finishes. In addition to the 46’ long, 10’ wide lap pool, the 2100 sq. ft structure includes a gym, Jacuzzi and wet bar, bounded by three walls of double height windows. A movable glass sealing system was installed to maintain interior warmth during the cool, mountain region evenings. Prognosis? Warm, but noisy. Here, professional recording studio design techniques provided solutions. Each window, including an expansive skylight grid comprised of 24 individual 7’x5’motorized Italian glass panels, was fitted with two layers of Clearsorber™ Foil special micro-perforated transparent foil with 1” of air space separating the layers. Mounting the foil layers 2” below the glass skylight insured optimal sound absorption. Developed in Germany, these innovative translucent plastic sheets absorb medium and high frequency reverberation to resolve sonic reflection issues. “We have hung panels of this material in front of glass windows in recording studios,” explains WSDG Brasil, GM Renato Cipriano. “They have proved very effective in helping us ‘tune’ rooms without obstructing views. Now they are proving equally helpful in this residential application.” The foil’s full transparency insures unimpeded views and eliminates traditional pool house reverberation. Happily, the product also serves as a UV ray filtering system. Cipriano reports that special attention was also devoted to the pool house floor which is situated over a large machine room. “A number of generators, pumps and air conditioning units live beneath the pool,” he says. “Thanks to our acoustic treatments, they hum away doing their jobs without making their presence known to the guests.” Morro do Chapeau was designed by celebrated Brasilian architect Eduarda Correa.
