Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. New flooring into master bedroom Now this was a fun project! We had the privilege of stopping out to perform a consultation for this client’s bathroom, and what a project it was! The existing bathroom provided plenty of room for a renovation, but the home owner was a little unsure of exactly what they wanted. They presented us with a wish list, and asked for our advice on how to fit everything into their dream master bathroom. The key factor for the hole project centered around the shower. Number one priority was a spacious, luxurious shower of their dreams. We worked hand in hand with them to provide the perfect layout, which included moving the toilet across the bathroom to make room. The old layout included a shower room that housed the toilet. To provide the biggest possible space, we converted the WHOLE room into one large shower. While the shower size was adequate for the typical home owner, it simply was not what our client wanted. We replace the window with glass block and moved the toilet out of the room. Then we proceeded to install 2 separate shower faucets with diverter valves and slide bar mounted hand-held shower wands The tile our client selected paired perfectly, and provided an eye-popping tiled shower enclosure. The closet was originally sectioned off into 2 rooms with an entrance from not only the bedroom, but also the bathroom. We eliminated this separating to allow a better flow and more storage options. The tub was completed deleted to make room for a longer, more elegant vanity to take its place. Our client liked the idea of continuing water proof vinyl plank flooring from the bathroom through their master bedroom as well. We enjoy all of the projects that we are blessed to participate in. However, there are some that just stand apart from the field. We thoroughly enjoyed bringing this client’s dream to reality, and look forward to them enjoying their dream master bathroom for years to come. 2014 Home Tour Participant Happy empty-nesters, called upon Castle for help in remodeling their main floor for a new master suite. The whole main floor was assessed to utilize the space for minimal clutter and optimal storage. Staying true to the original era of the home, clean lines and modern touches were brought into the space. The new layout incorporates a new luxurious master bath, custom walk-in closet, master bedroom, new windows throughout, and a new front entry. The couple was eager for easy access into all spaces, including their bathroom. Pocket doors and a floor plan that incorporates function and privacy was designed. Bringing the modern flare into the bath was achieved by playing with one of the elements of design, line; 2 stacked floating vanities with custom Dakota surfaces recycled glass countertops, modern Kohler plumbing fixtures, gorgeous tile that runs long with the room, and a custom tile niche wraps two full walls into the shower. Innovative details were selected including a Solatube with integrated light/bath fan, teak flip up/down shower bench, Kohler hydrorail showering column, as well as a schluter linear drain. While the footprint of this kitchen is large, the past layout crammed the most used fixtures, stove and sink and dishwasher, into one tight corner. Plus, the past layout made for a bottleneck at the back entry, the family’s most used entrance. The homeowners had gotten so used to making the best of it that they simply came to Castle wanting their Kitchen updated, not necessarily a new layout. Even so, their designer, Ashley, saw potential and made a proposal for a new layout. The new layout required four steps to be relocated. This tweak gave room for a half wall to be built which provided a backdrop for the new sink and dishwasher location. The stove was also moved to be in the new, central kitchen space. With these moves the Kitchen became an open area where many people can participate in meal preparation. The area which had previously housed the stove, sink and dishwasher is now a large pantry cabinet and built in desk. Down from there is the new back entry which now gives a larger landing area for the family to come in, hang jackets and bags and leave shoes. All in all, this remodel has been a game changer for this family and the way they use their home.

The project is a major collaboration between the landscape architect and architect, both of whom will participate in the Dialogue. The landscape is just over an acre, and its design is based on centerlines and relationships of the architecture. The arrival is marked by a sweeping walkway that runs along the edge of a grand central lawn and stately groves of pond cypress trees frame the house on both sides. At the rear of the home an open courtyard holds an elaborate swimming pool complete with fountain, infinity weir and shallow water ledge. An adjacent fire pit is surrounded by four live oak trees. The pool and fire pit area were designed based upon the centerline of the master bedroom. At the basement area the lower courtyard centers on the large library windows. Here lacey Japanese maple trees set in large pots provide a delicate canopy. To the east a veranda overlooks a small lawn area backed by pre-existing woodland and a creek bed enhanced by new native plantings. A stunning design worthy of a tour. Our clients wanted to extend the indoor living to the outdoors, using materials that aren’t everyday or ordinary. The D. A. Dunlevy team designed a plan that integrates form and function—and is nothing less than extraordinary. Four distinct spaces were built using different materials–granite cobblestones for the parking area, Terra travertine for walkways and terraces, and Lake George Ashler stone for walls and steps. The overall effect creates separation and cohesion and invites exploration. The outdoor rooms include a large sitting area, a dining space, and a tranquil lounge. Along with the boxwoods and pine tree, new plantings were added to create a consistent feel of luxurious greenery. The sitting area hosts a custom water feature that creates a gentle, soothing cascade. The final design is elegant, functional, and a breathtaking series of spaces that earned high praise from the owners and the Georgetown Garden Tour participants.

The building was formed by the connection of 3 shop-houses. Typically shop-houses are designed vertically with a set of half story floor levels connected by a central staircase. The connection of the 3 shop-houses created a set of 3 staircases opened to a large central open space topped by a skylight glass roof. The stiar steps and risers are paved witha a light color limestone which provides the link connecting the set of stairs and corridors. The lightness of the liemstone participated in creating luminosity in the large stairwell. The hand-rail molded in the same limestone, underlines the graphic layout of the staircases. Each level is designed as a living area with bedrooms and adjacent bathrooms. The bathrooms are paved and cladded with 2 stones of contrasting colors: dark grey basalt and white limestone. The alternative use of these 2 colors throughout the set of bathrooms and the similarity in the stone pattern and details provides a sense of unity through all the levels. The detailed design, selection and arrangement of bathroom hardware, association of the contrasting textures create a contemporary and distinctive atmosphere.

In a suburb less than 3 miles from Manhattan an old house underwent a major facelift. I had a good fortune of being invited to participate on the garden design and installation. In the front a simple corten steel frame lifts an arrangement of Carex Pensilvanica, that will mature into a lawn that will not need mowing. Playful clusters of Boxwoods add structure and winter interest.

Ca. 1919 Craftsman Style Home, Revisioned by the South’s Leading Designers Twenty‐two leading interior designers from three different states completely restored this historic home on Franklin’s historic Main Street as part of the O’More Show House, which was opened to the public from May 12‐27, 2016 and presented by leading sponsor, PARKS. This is the third O’More Show House event in recent years, with participating designers having ties to O’More College of Design in downtown Franklin and proceeds benefiting the College’s School of Interior Design. The 2016 home, a 5,200 square‐foot ca. 1919 brick and stucco Craftsman‐style cottage, is a significant contributing property to the National Register‐listed Hincheyville Historic District. The owners have undertaken a total renovation of the home’s interior while leaving the street‐view exterior intact. We were recommended to project managers and O'More College for the entire landscape design and installation: landscaping, irrigation, lighting, paver walks and patios, paver-raised porch with steps, paver banding in driveway!

During mid-June 2026: the day of planting of the Edible Garden (delayed because of the cool spring weather and low soil temperatures). Raised bed #2 is used for plants preferring cooler weather - i.e the traditional assortment of northern European herbs and vegetables. It has more of an Eastern sun exposure than bed #1. All the new landscaping, including hardscaping i.e. positioning the cedar beds, and adding new stepping stones was done by Judith Slater and co-workers. The homeowner also had a significant participatory "hand" in it! This was definitely a full participation garden involving homeowner and landscaper.

We were invited to participate in the 2019 Miami Designer Showhouse for Miami Life magazine. Our team designed the master suite including the master bedroom, bathroom, and connecting hallway. We gave both spaces a bohemian, natural, and sophisticated feel. The focal point of the master bedroom is the 6ft mirror hung on the wall next to the bed. It is a breathtaking design feature, and it makes the room feel larger. To make sure that the room feels completely bespoke, we worked with a local wood fabricator to make an accent wall out of angled wood pieces that were painted the same color as the surrounding room. This accent wall is right at the entrance to the master suite, so it sets the tone for a unique and gorgeous space.
