We were invited to participate in the 2019 Montecito Designer Showhouse for Montecito Life magazine. Our team designed the master suite including the master bedroom, bathroom, and connecting hallway. We gave both spaces a bohemian, natural, and sophisticated feel. The focal point of the master bedroom is the 6ft mirror hung on the wall next to the bed. It is a breathtaking design feature, and it makes the room feel larger. To make sure that the room feels completely bespoke, we worked with a local wood fabricator to make an accent wall out of angled wood pieces that were painted the same color as the surrounding room. This accent wall is right at the entrance to the master suite, so it sets the tone for a unique and gorgeous space. In the bathroom, we created an oasis by wrapping the entire space in tile and accenting it with bronze finishes in the mirrors and light fixtures. --- Project designed by Montecito interior designer Margarita Bravo. Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works. In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors. At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views. The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters. Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly. The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing. The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly.

Ca. 1919 Craftsman Style Home, Revisioned by the South’s Leading Designers Twenty‐two leading interior designers from three different states completely restored this historic home on Franklin’s historic Main Street as part of the O’More Show House, which was opened to the public from May 12‐27, 2016 and presented by leading sponsor, PARKS. This is the third O’More Show House event in recent years, with participating designers having ties to O’More College of Design in downtown Franklin and proceeds benefiting the College’s School of Interior Design. The 2016 home, a 5,200 square‐foot ca. 1919 brick and stucco Craftsman‐style cottage, is a significant contributing property to the National Register‐listed Hincheyville Historic District. The owners have undertaken a total renovation of the home’s interior while leaving the street‐view exterior intact. We were recommended to project managers and O'More College for the entire landscape design and installation: landscaping, irrigation, lighting, paver walks and patios, paver-raised porch with steps, paver banding in driveway!

A stunning design worthy of a tour. Our clients wanted to extend the indoor living to the outdoors, using materials that aren’t everyday or ordinary. The D. A. Dunlevy team designed a plan that integrates form and function—and is nothing less than extraordinary. Four distinct spaces were built using different materials–granite cobblestones for the parking area, Terra travertine for walkways and terraces, and Lake George Ashler stone for walls and steps. The overall effect creates separation and cohesion and invites exploration. The outdoor rooms include a large sitting area, a dining space, and a tranquil lounge. Along with the boxwoods and pine tree, new plantings were added to create a consistent feel of luxurious greenery. The sitting area hosts a custom water feature that creates a gentle, soothing cascade. The final design is elegant, functional, and a breathtaking series of spaces that earned high praise from the owners and the Georgetown Garden Tour participants.

Rich and Janet approached us looking to downsize their home and move to Corvallis to live closer to family. They were drawn to our passion for passive solar and energy-efficient building, as they shared this same passion. They were fortunate to purchase a 1050 sf house with three bedrooms and 1 bathroom right next door to their daughter and her family. While the original 55-year-old residence was characterized by an outdated floor plan, low ceilings, limited daylight, and a barely insulated outdated envelope, the existing foundations and floor framing system were in good condition. Consequently, the owners, working in tandem with us and their architect, decided to preserve and integrate these components into a fully transformed modern new house that embodies the perfect symbiosis of energy efficiency, functionality, comfort and beauty. With the expert participation of our designer Sarah, homeowners Rich and Janet selected the interior finishes of the home, blending lush materials, textures, and colors together to create a stunning home next door to their daughter’s family. The successful completion of this wonderful project resulted in a vibrant blended-family compound where the two families and three generations can now mingle and share the joy of life with each other.

This house is an interior remodel project that faces a recreational lake at the rear of the property. The expansive wood deck is original to the house, destined to be a paved terrace sometime in the future. The glass wall has been added to offer maximum views and access to the lake. The height of the glass above the doors is provided by storefront aluminum frames that brings additional light into the main living living space as well as a view of the lake from a loft that was created in the existing attic, also provided with a circular window in the red board and batten gable.

Kids often participate in Greenbuilders projects - here Eleanor checks our layout. Polly will sometimes have two construction days where there is something safe the kids can help with — like putting blue jean insulation in a wall. That makes the finished project special. She has done field trips with the kids to choose plants, or to see their countertop being fabricated. It’s a significant part of what we do.

These clients enjoy cooking and entertaining, so their vision was to open and connect three separate rooms—the kitchen, sitting, and formal dining rooms—to create a single open and modern space where everyone could engage and participate in the activities. Opening these spaces required complex structural engineering. The wall removals required supporting the loads from the second floor and meeting the engineering requirements for shear wall and lateral support. These beams and their connections to the posts they sit on were a challenge to install because of the complex nature of the home's original framed. All these loads had to be carried through the finished basement below and rest on new footings below the basement floor. The center kitchen island was expansive, with a single slab countertop that would provide both workspace and counter seating. This slab, at 64x120 and 789 lbs., required careful planning for on-site labor, transfer routing, and precision installation. Natural daylight now floods the space from all directions. Recessed can lighting runs throughout the space, all on dimmers for maximum control of ambiance. The Better Builders design team guided the selection of hardwoods, staircase details, cabinetry, countertops, tile, and color. The muted palette and clean lines work well with our couple’s eclectic furnishings and artworks. Now, traffic and activities flow better, and every inch of the previously divided space is utilized and enjoyed. The outcome is exactly as our homeowners envisioned…and as we intended.

Ultra-Luxe design is found in the details. Each hand cut & placed dry stack stone in this scene, from their outdoor kitchen to the booted patio extension column, throughout the raised spa, the water feature wall, and the fire bowl columns are placed for depth & dimensional effect. The 1x1 glass tile forming the spa spillway attracts the waterfall like a magnet to deliver a gentle edgeless connection to the swimming pool. With carefully cut & placed tile match on the "rolled beam" of the spa interior, the entire spa scene gleams with intent as it delivers smooth, restful comfort. Completing the scene with an expansive pool deck color matched to bring it all together and leaving plenty of room for sports, play & relaxation delivers the total residential dream oasis.

This bathroom was designed for two teenage boys to share. Note the emphasis on functionality. Each boy can set up shop on his own side of the vanity. Each has an outlet and plenty of cabinet storage. A shared middle drawer has a built-in outlet for keeping razors out of the way while charging. The color palette is soothing but just bold enough. A pocket door saves space while offering some privacy during busy times. Consider the utility of the handheld shower head and bench combo – a handy setup for tending to sports injuries or powering through sore mornings after team practice. This space isn’t devoid of personal touches, though. The hexagon tiles in the shower are subtle but have a very special meaning. You see, this family has a history of participating in the National Spelling Bee contest. The dad went the distance a few decades ago and now both boys compete. The honeycomb motif serves as a daily reminder of the family’s shared passion and the endless possibilities that await when you set an intention and work hard at it. This bathroom is part of a larger remodel that included a new primary bath, a primary suite closet and a new kitchen.
