This outdoor living project was designed to create a seamless, comfortable, and highly functional backyard entertainment space. The installation included custom electrical integration throughout the patio cover, outdoor kitchen, shed, and surrounding yard areas, with a strong emphasis on clean finishes and concealed wiring.
The patio cover features eleven recessed LED lights with black trim installed in a symmetrical layout, along with smart Caséta lighting controls and wireless Pico remotes for convenient operation. Two Bromic Tungsten 500 gas heaters were strategically installed to provide year-round comfort, paired with a concealed Bromic remote/timer system for streamlined control.
Additional upgrades included new GFCI outlets in the shed, yard, and outdoor kitchen, conduit relocation and organization, and a dedicated 20-amp exterior circuit for reliable power distribution. The open-rafter patio cover design required careful coordination between soffit construction, lighting placement, and concealed conduit routing. Custom post wrap modifications were also completed to discreetly house gas and electrical lines for a polished final appearance.
The result is a clean, modern outdoor space designed for entertaining, functionality, and long-term performance.

The Brooke Residence ‘Addi- tion by Subtraction’ remodeling project was recognized with numerous regional and national awards and was selected for Fine Homebuilding’s Annual Issue on Houses.
This 1920’s Craftsman Bungalow had been poorly modified in the 70’s in an attempt to address poor energy performance with a scabbed on solarium. The design solution removed the solarium and completely reimagined the floor plan: The kitchen was relocated to the rear; the stairway was relocated to enhance function, and a better connection to the family room was created.

In this project, we focused on remodeling the entryway into the property located in Coto de Caza, California.
Additionally, the entertainment room, dining room, kitchen, and living room were completely remodeled and upgraded with a custom-made & designed fireplace, coffered wood ceilings, and cabinetry throughout the entire property.

These photographs below are of a Slate Tiled Kitchen floor taken at a customer’s house in Henley-on-Thames which, as its name suggests, sits alongside the River Thames in Oxfordshire. My client’s Slate kitchen floor had recently been cleaned with unsuitable cleaning products which I suspect impacted the sealer leaving it looking dull. Sealers really to improve the look of a stone floor so unsurprisingly once the sealer had been damaged my client had been unable to find a cleaning product that could have any kind of positive effect on the tiles.
It’s fairly well known that many supermarket quality cleaners are only really designed for use on Ceramic or Porcelain tiled floors as they contain acids which strip away at sealers and acid sensitive stone floors, leaving the stone beneath vulnerable. So your select a cleaning product for your floor always read the small print on the back of the label and make sure you avoid anything that mentions not for use on acid sensitive stone; belter still Tile Doctor have a number of products for cleaning tiled floors including Neutral Cleaner and Stone Soap.
To clean the floor and remove any remaining sealer I first made a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner and then spread this over the floor, leaving it to dwell. This allows the cleaner to seep into the slate and get underneath, breakdown sealers and start to lift out ingrained dirt.
Following a dwelling period of roughly ten minutes, I agitated the floor periodically with a rotary machine fitted with a black scrubbing pad and scrubbed along the grout lines with a stiff grout brush. I then used a wet vacuum to extract the resultant slurry away and then followed up by rinsing the floor with clean water, and once again vacuumed up the residue.
Any stubborn areas were retreated until I was happy with the floor and then I left the floor to dry off completely overnight, in preparation for sealing the following day.
Upon my return to the house the following day, I ran some damp tests on different parts of the floor to check for any excess moisture which could potentially damage the performance of the sealer. Once I was satisfied that the floor was completely dry, I proceeded to seal the tiles using Tile Doctor Seal & Go. This will provide a robust surface seal for the future, along with an aesthetically pleasing low-sheen finish.
This sealer works particularly well on Slate tiles and, being a water-based sealant, additionally Seal & Go does not emit an unpleasant smell as it dries. Slate is quite a porous stone so I applied six coats of seal to provide long-lasting protection.

Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception.
Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes.
The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. The end result is a comfortable Victorian conservatory addition that can easily withstand the harsh elements of a Maine winter.

Built in the 1970s by a hardworking family patriarch, this Portland-area ranch home had been the backdrop for generations of memories. When the homeowners inherited the property from their grandparents, they saw an opportunity to honor its history while creating a modern sanctuary for their growing family. Through a thoughtful whole-home renovation, this once dark and compartmentalized ranch was transformed into a bright, open, and welcoming home designed for the next generation.
With a toddler at home and another child on the way, the family's goal was to create spaces that felt connected, functional, and built to last. The heart of the renovation centered on opening the home's main living areas, replacing disconnected rooms with a spacious open-concept kitchen and living room designed for gathering and everyday life. Enlarged windows flood the interior with natural light, while carefully selected finishes bring warmth, durability, and timeless appeal.
The kitchen became the focal point of the transformation. Stock cabinetry was elevated through custom details including floating wood shelves and stained wood-wrapped columns that add warmth and character. At the center, a striking quartz island serves as both a gathering place and a clever structural solution, seamlessly incorporating support elements required for the newly opened floor plan.
Creating this open-concept layout required significant structural modifications, including the removal of six walls, three of them load-bearing. Engineered beams were recessed into the ceiling to maintain clean sightlines, while new footings were carefully installed within the crawlspace to support the redistributed loads. Additional improvements included relocating the furnace to eliminate a major circulation obstacle and installing a new garage access door that required modifications to the existing foundation.
Throughout the project, thoughtful planning helped maximize both budget and performance. Luxury vinyl plank flooring provides the look of hardwood while standing up to children and large pets, while stain-resistant carpeting offers comfort in the bedrooms. Existing window locations were retained and enlarged to increase natural light without the expense of major structural changes. Even the structural columns required for the new beams were integrated into the island design, transforming a necessity into an architectural feature.
Completed two weeks ahead of schedule, this Portland metro ranch remodel demonstrates how thoughtful design-build remodeling can preserve a home's heritage while adapting it for modern family living. Through strategic planning, creative problem-solving, and quality craftsmanship, a beloved family home was transformed into a bright, functional retreat ready to create decades of new memories.
