Planning is based on a grid of vertical and horizontal reference lines. Waynesboro master bath renovation in Houston, Texas. This is a small 5'x12' bathroom that we were able to squeeze a lot of nice features into. When dealing with a very small vanity top, using a wall mounted faucet frees up your counter space. The use of large 24x24 tiles in the small shower cuts down on the busyness of grout lines and gives a larger scale to the small space. The wall behind the commode is shared with another bath and is actually 8" deep, so we boxed out that space and have a very deep storage cabinet that looks shallow from the outside. A large sheet glass mirror mounted with standoffs also helps the space to feel larger. Lake Homes | Living area: 1,986 . . . This cozy lake cottage successfully packs many features into less than 2,000 square feet. The Kitchen with bar seating joins with the high ceiling Family Room where lake views pour in through the wall of windows. A large Bonus Room over the Garage presents many possibilities to best suite the needs of the homeowners. A different perspective of the lake can be found from the sitting area in the Loft or near the stone fireplace on the Covered Porch where 'lake season' is stretched out just a little while longer.

Nestled in the hills of Orinda, California, this 1951 residence is one of only seven extant homes, now known as “The Magnificent Seven”, designed by architect Olof Dahlstrand, a protégé of Frank Lloyd Wright. With its low-slung rooflines, natural materials, and deep integration with the sloping landscape, the home is a pristine example of mid-century modern design inspired by Wright’s organic principles. Over the years, prior homeowners have emphasized preservation, ensuring that the house remained relatively untouched. Each owner has respected the original architecture and stayed true to Dahlstrand’s intent. When a family of five—two college-aged sons and a middle school-aged daughter—acquired the property, they were captivated by its history, legacy of care, and architectural significance. While they appreciated Dahlstrand’s original vision, they also recognized the need to adapt the home for contemporary living while preserving its design integrity. The remodel was conceived as a thoughtful response to the past—an effort to bring the house into the 21st century without compromising its soul. The primary mandate was to maintain architectural continuity while improving the functionality, comfort, and livability for a modern family. The design team—architects and contractor alike—worked with a shared reverence for the original architecture, allowing that mindset to guide even the most technical or pragmatic decisions. A key objective was to increase natural light in the kitchen—a departure from Wrightian principles of enclosed, intimate cooking spaces—while maintaining the home’s architectural language. The kitchen was reconfigured to foster a stronger connection to adjacent living spaces while retaining the underlying concept of spatial separation. One of the most transformative architectural changes was the removal of a ridge beam that was originally planned to remain visible through the kitchen. During construction, the team collaborated on a better solution: a wide-flanged steel beam concealed within the roof envelope. This subtle move preserved the clean lines and ceiling continuity, a modern update carried out with utmost respect for the existing framework. The home’s original powder room, previously accessible only through the kitchen, was relocated for better flow and privacy. A new powder room was carved out of former kitchen cabinetry—a narrow, interior space that could have felt dark and enclosed. To avoid this, the design extended the line of original transom windows into the new powder room and added a skylight above the vanity. The result is a bright and airy space that feels consistent with the rest of the home. Other updates included the installation of new solid-core interior doors with veneers carefully matched to the original mahogany, enhancing the continuity of the interiors. Even smaller decisions, such as placing the door knobs at 42 inches high, mirrored the original proportions. Every choice reflected a shared belief between the architect, contractor, and client: that new work should serve the integrity of the old. The home’s extensive interior redwood millwork and paneling was meticulously restored. Where new materials were introduced—such as the replacement redwood soffit paneling—the contractor took pains to find finish nails that matched the original, rather than using modern equivalents. This level of craftsmanship and collaboration defined the project. It extended even to the detailing of a blind door to the new powder room, which had to disappear into the existing redwood board-and-batten wall. It was a team effort: the owner found a suitable handle, the architects devised the custom in-swing mechanism, and the contractor executed it so the door aligned precisely with the battens. Throughout, the homeowners were deeply engaged in the design process. One, a meticulous design enthusiast, focused on aesthetic integrity and historic detail. The other brought a practical and function-driven perspective, ensuring that new fixtures and materials would be durable and require minimal maintenance. While the home’s location posed no major site challenges, sustainability was a key concern. The team upgraded the roof insulation, installed solar panels with battery storage, and added ductless mini-split cooling systems. Lighting was another area where modern technology was woven into a historic framework: new square LED fixtures echo the original custom perimeter soffit lights, maintaining the design language while offering advanced performance. A planned expansion of a bedroom into suite with a bathroom had to be shelved due to budget constraints and the high cost of below-grade foundation work. Still, the team focused their efforts on making the most of the existing footprint, resolving constraints through design ingenuity rather than adding square footage. This renovation represents a collaborative achievement in preserving and evolving a historically significant home. Every decision was shaped by a shared ethos among clients, architects, and contractor: to maintain the home’s architectural soul while updating it for contemporary life. The result is a timeless modernist residence that continues Olof Dahlstrand’s legacy, remaining grounded in nature, craftsmanship, and human-scale design. The entire first floor is oriented toward an expansive row of windows overlooking Lake Champlain. Radiant heated polished concrete floors compliment white oak detailing and painted cabinetry. A scandinavian-style slatted wood stairwell keeps the space airy and helps preserve sight lines to the water from the entry.

Our customer had a large, uncovered deck, almost the length of the home. They wanted to add a partial covering to have some shade and protection from the elements. While the house has vinyl siding, they opted to go for the upgraded timber frame roof. The ceiling of the deck cover is tongue and groove pine. The timbers are pine as well. This rustic cover made a wonderful addition to their home, complimenting the existing character of the deck.

The African Bluestone landing and wrap-a-round cascading steps and walkway add to the texture and variety of color. The semi-sunken hot tub is fully accessible from one side and almost hidden from the deck perspective. The duel sets of stairs give access to the driveway as well as the yard itself. The custom rails are black powder coated aluminum. Black PVC skirting, finishes the base of the deck. a nearly 5ft wide rolling barn door gives access to the excavated dry space below which serves as storage and with 6 foot of headroom is a fully functional 450sf of storage space - Large enough to drive into with a ride-on mower . The door had to be hung using powder coated steel hardware to carry the size and weight of the door The design detail of the hardware itself adds to the architectural interest of the overall project.

After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.
