At the apex of a quiet cul de sac, with the Brunswick Commons trail meandering just footsteps from the backyard, an active retired couple wanted to build their forever home. They wanted the most efficient house they could build with at least 100% of the energy coming from their rooftop solar array. Even with a wall of pine trees directly to the south Michael Maines was able to design a house that, with high attention to detailing, we were able to make a net positive energy home. The 48 solar panels on the roof will make more than enough to power everything in the home and the extra will be credited toward the couple’s camp in northern Maine. Our diligent focus on air sealing paid off with a blower door shell test of .12 ACH50 (for comparison, passive house requires below .60 ACH50). With 12 inch thick double stud walls packed tight with recycled cellulose insulation, and heated and cooled with heat pumps, this house will stay comfortable all year round.

This clean and classic kitchen features custom cabinetry in a shaker style with a step in Dove White on the perimeter and Sterling on the island. One of the unique features is the second tier of cabinets, not only above the wall cabinets but also over the window instead of typical soffit and crown. For a young couple with 4 children (3 of them triplets), 3 black labs, and a couple of nannies, the expansive space is the perfect set up with plenty of room to maneuver around and plenty of seating. The island has space for 4 and the table adjacent to it seats an additional 6 to 8 people at once. Aside from the centrally located cooking and prepping areas, there is also a coffee center with adjacent pantry storage and a bar area. The perimeter countertops are Cararra marble; the island top, as well as the top at the coffee station, is Mahogany from Grothouse Lumber. Backsplash is Dove Grey handmade ceramic tile from Casa Blanca. Appliances are a mix of Sub-Zero (beverage center, refrigerator/freezer), Wolf (dual fuel range and hood), a Miele coffee maker and a Bosch dishwasher. This client grew up in this 1950’s family home and has now become owner in his adult life. Designing and remodeling this childhood home that the client was very bonded and familiar with was a tall order. This modern twist of original mid-century style combined with an eclectic fusion of modern day materials and concepts fills the room with a powerful presence while maintaining its clean lined austerity and elegance. The kitchen was part of a grander complete home re-design and remodel. A modern version of a mid-century His and Hers grand master bathroom was created to include all the amenities and nothing left behind! This bathroom has so much noticeable and hidden “POW” that commands its peaceful spa feeling with a lot of attitude. Maintaining ultra-clean lines yet delivering ample design interest at every detail, This bathroom is eclectically a one of a kind luxury statement. The concept in the laundry room was to create a simple, easy to use and clean space with ample storage and a place removed from the central part of the home to house the necessity of the cats and their litter box needs. There was no need for glamour in the laundry room yet we were able to create a simple highly utilitarian space. If there is one room in the home that requires frequent visitors to thoroughly enjoy with a huge element of surprise, it’s the powder room! This is a room where you know that eventually, every guest will visit. Knowing this, we created a bold statement with layers of intrigue that would leave ample room for fun conversation with your guests upon their prolonged exit. We kept the lights dim here for that intriguing experience of crafted elegance and created ambiance. The walls of peeling metallic rust are the welcoming gesture to a powder room experience of defiance and elegant mystical complexity. It's a lucky house guest indeed who gets to stay in this newly remodeled home. This on-suite bathroom allows them their own space and privacy. Both Bedroom and Bathroom offer plenty of storage for an extended stay. Rift White Oak cabinets and sleek Silestone counters make a lovely combination in the bathroom while the bedroom showcases textured white cabinets with a dark walnut wrap. Meal preparation & clean-up is a group activity for this family of 5, and full days are spent baking, cooking & canning together. They needed more functional storage and wished for a spacious and beautiful place to congregate and work seamlessly together. The peninsula and non-structural arch that divided the kitchen from the family room were removed in order to create a large open area. Also removed were the dated soffits which instantly created the feeling of higher ceilings and allowed a feature wall of beautiful encaustic tiles to run all the way up behind the custom plaster hood. Turning and positioning the new island along the width of the window wall gave the family twice as much counter space and seating. The space that was once a hallway became the perfect place to position a dining table. The new 8' window washes the space in an abundance of inviting natural daylight, showcasing views to the greenbelt adjacent to their property. The hand distressed hickory cabinet run - custom designed to house a 5' Galley Workstation - has a furniture feel and its own distinctive hardware. Classic patterned encaustic tiles and favorite colors were incorporated to reflect the family's preferences for a modern Spanish colonial feel. Lisa Konz Photography This was such a fun project working with these clients who wanted to take an old school, traditional lake house and update it. We moved the kitchen from the previous location to the breakfast area to create a more open space floor plan. We also added ship lap strategically to some feature walls and columns. The color palette we went with was navy, black, tan and cream. The decorative and central feature of the kitchen tile and family room rug really drove the direction of this project. With plenty of light once we moved the kitchen and white walls, we were able to go with dramatic black cabinets. The solid brass pulls added a little drama, but the light reclaimed open shelves and cross detail on the island kept it from getting too fussy and clean white Quartz countertops keep the kitchen from feeling too dark. There previously wasn't a fireplace so added one for cozy winter lake days with a herringbone tile surround and reclaimed beam mantle. To ensure this family friendly lake house can withstand the traffic, we added sunbrella slipcovers to all the upholstery in the family room. The back screened porch overlooks the lake and dock and is ready for an abundance of extended family and friends to enjoy this beautiful updated and classic lake home.
