Hi everyone, I'm Sarah and Ogun we are here with fine line kitchens. So we are a couple working together. I do the interior design and remodeling of the space material selection meeting with the clients. And I handled operations outside, you know meaning all the construction work that is taking place the inside. The houses that we work in. I handle all the aspects of the construction, so today's project is very special. We're in Vienna and the client had a very big family. It's a family of seven that lives here. So we had a few aspects that we needed to keep in mind while designing this one. Having everybody be able to sit on the island. So we wanted plenty of seating all the way around. We didn't want anybody standing or anything like that. So what we did is we maximize the space. The center island is the biggest part of the kitchen. We use a natural stone to kind of give it a beautiful texture versus quartz. It's kind of standard white or kind of fabricated, so I wanted something very natural. We did this because I took my inspiration from the outside, so the inspiration if you look at the view right in front of me is there are so many greens there's a lot of brass accents and I wanted to bring this. Into this kitchen while designing it for my clients. She is very warm very. She wanted a very homey, comfy kind of look for the kitchen. So that's what we did today. As you can see, the cabinets are sage green, very light, so I still think it's a neutral, but it's a lighter color that again brings the outside in and we combine that with the oak right behind me so it's a slightly warm oak. It's not very dark. It's not very light. It's a medium brown and the same color went on the island. To kind of tie these two in and the backsplash, my favorite part is where you can see a little bit of design. It is, in my opinion still classic, but includes a pattern so the outside part is as we said in the beginning, is handled by my husband. I'd like him to speak a little bit about that. Thanks, Sarah, I want to talk to you guys a little bit about the construction part of this project. Originally this kitchen was located mostly in this area. They had their stove there sing. It was more of a peninsula layout in Sarah's and the customer vision they wanted. They wanted to get rid of the peninsula and they want to be able to have a huge island that can at least sit seven people because they're familiar with seven. So we wanted to make sure that we can achieve this design and bring it to life so that they can be happy with this layout. Some of the challenges we had, the house, the home being, you know, old home. There were a lot of you know the older electrical and plumbing that had to be replaced. We had to relocate the stove from here to this area. Over here we had put a nice foot fan that we had to relocate all the ductwork and the plumbing. Was being on the peninsula area. We had to relocate it to the center islands. So we achieved all this and kind of like bring it to bring in this kitchen up to date it looks beautiful. That's true, so yes, the old layout did not function for my clients because everything was kind of gathered on one side of the kitchen. So there was like a peninsula right there. So the end of this island kind of continued straight. And that was just the L shape. Kind of where everything was and there used to be another big table here, so they were using only kind of half of the space. So like I said at the beginning, our vision was to kind of feed everybody at the island, create some symmetry. 'cause I love that. So as you can see behind me, this is kind of the focal point symmetrical. Everything is kind of even we wanted to also panel the fridge here so it mimics the pantry and another size. So when you're looking at it, it is bringing again that symmetry back again. I hope you enjoyed this kitchen and this video and I'll see you soon. So how do you think this project turned out? It's nice. I like the color. I think it turned out nice. It's kind of like a little bit different color than what we always do. So I realize. Are you giving me a little bit of credit here that I did something different? Are you proud? I'm so proud of you. Other than that I like it. That they have kind of like a two sink. So if this was our kitchen, if we ever like you can have your own. I can have mine if we ever get into a fight then this can be like my own kitchen. Why are we gonna bring in a fight right now? So I'm cooking anyway. You're grilling most of the time, So what are you even talking about? My kitchen? That's my kitchen. You can just take the small sink. That's fine. Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture. Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home. Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Small space living solutions are used throughout this contemporary 596 square foot tiny house. Adjustable height table in the entry area serves as both a coffee table for socializing and as a dining table for eating. Curved banquette is upholstered in outdoor fabric for durability and maximizes space with hidden storage underneath the seat. Kitchen island has a retractable countertop for additional seating while the living area conceals a work desk and media center behind sliding shoji screens. Calming tones of sand and deep ocean blue fill the tiny bedroom downstairs. Glowing bedside sconces utilize wall-mounting and swing arms to conserve bedside space and maximize flexibility.

Our client, with whom we had worked on a number of projects over the years, enlisted our help in transforming her family’s beloved but deteriorating rustic summer retreat, built by her grandparents in the mid-1920’s, into a house that would be livable year-‘round. It had served the family well but needed to be renewed for the decades to come without losing the flavor and patina they were attached to. The house was designed by Ruth Adams, a rare female architect of the day, who also designed in a similar vein a nearby summer colony of Vassar faculty and alumnae. To make Treetop habitable throughout the year, the whole house had to be gutted and insulated. The raw homosote interior wall finishes were replaced with plaster, but all the wood trim was retained and reused, as were all old doors and hardware. The old single-glazed casement windows were restored, and removable storm panels fitted into the existing in-swinging screen frames. New windows were made to match the old ones where new windows were added. This approach was inherently sustainable, making the house energy-efficient while preserving most of the original fabric. Changes to the original design were as seamless as possible, compatible with and enhancing the old character. Some plan modifications were made, and some windows moved around. The existing cave-like recessed entry porch was enclosed as a new book-lined entry hall and a new entry porch added, using posts made from an oak tree on the site. The kitchen and bathrooms are entirely new but in the spirit of the place. All the bookshelves are new. A thoroughly ramshackle garage couldn’t be saved, and we replaced it with a new one built in a compatible style, with a studio above for our client, who is a writer.

Homeowners and guests can easily create “scenes” to manage their days and social gatherings. Lutron shades help maintain light, climate and privacy to balance the inside and outside views. Outdoor entertaining is easy with the Sonance Landscape Audio System, Lutron light controls for pools and fountains and Savant control of outdoor fire pits. The fully managed Whyreboot network allows for uninterrupted system control. To maintain security, Holovision doors and gates are equipped with Doorbird system to notify residents of visitors and to give control to open and close doors and gates. Music lovers can enjoy the highest level in audio from Meridian 7200 speakers in the lower level, as well as, Sonance in wall and in ceiling speakers throughout the home. In order for the homeowners to enjoy different music and entertainment in various rooms, 14 zones of video and 26 zones of audio were necessary. Spire added many special touches to this amazing home. The master bathroom boasts a MirrorTV so owners can enjoy some entertainment while preparing for the day. A floor lift in the kitchen and dining room allows for entertainment, but can be tucked away when distractions are not wanted. A floor lift in the bedroom makes watching TV convenient, but can be put away when not in use. A fingerprint lock was placed at the bar for peace of mind. Spire’s expertise and commitment to detail were key to the intricate design concepts throughout the home. Spire worked closely with design teams to ensure under cabinet lighting was just right.

This kitchen has many interesting elements that set it apart. The sense of openness is created by the raised ceiling and multiple ceiling levels, lighting and light colored cabinets. A custom hood over the stone back splash creates a wonderful focal point with it's traditional style architectural mill work complimenting the islands use of reclaimed wood (as seen on the ceiling as well) transitional tapered legs, and the use of Carrara marble on the island top. When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views. In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five. “They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Jennifer Corrredor, of the J. Design Group in Miami, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.” The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in. The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Jennifer Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.” She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Jennifer Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking. Opening it up changed everything.” They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Jennifer Corredor selected for the kitchen can be twirled around to use for watching TV in the living room. In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”……. ….. To add texture and depth, Jennifer Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.” Known for capturing the client’s vision while adding her own innovative twists, Jennifer Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas. Jennifer Corredor also gutted all of the bathrooms, resulting in a major redesign of the master. She jettisoned the whirlpool and created the dazzling illusion of a floating tub. From an area where there were two toilets, she eliminated one to make a grand rectangular shower, which became an overall showpiece. The master bath went from being just a functional water closet to a sophisticated spa-like space. “The client said I was ‘delicious’ after seeing the change,” laughed Jennifer Corredor, who emphasized that her clients love their part-time life in South Florida more each time they come down. Even when the husband has to work from their Miami Beach digs, he is surrounded by tropical beauty. For instance, there are times when the master bedroom must double as the husband’s home office. The room had to be large enough to accommodate a working space for this purpose. So Jennifer Corredor placed an appropriate table near the window and across from the king-size bed. “No blocking of the amazing water view was necessary,” she says. “I kept an open space with a lot of white so It functions well and the work space fits right in.” She repeated the bold modern art in the room as well as in the guest bedroom, which also has a workspace for the sons when they are home from school and need to study. The designer is still happy and glowing with the results of her toil in this apartment. She gets a “spiritual feeling” when she walks inside. “It is so peaceful and serene, with subtle hints of explosive statements,” she says. “The entire space is open, yet anchored by the warmth of the exotic woods.” The client wrote Jennifer Corredor a letter at the end of the project congratulating her on a job well done. She revealed that owning a Miami Beach home was her husband’s dream 30 years ago. “Now we have a quality perfect yet practical home,” she wrote to the designer. “You solved the challenges, and the end result far exceeds our expectations. The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.
