Working with a very small footprint we did everything to maximize the space in this master bathroom. Removing the original door to the bathroom, we widened the opening to 48" and used a sliding frosted glass door to let in additional light and prevent the door from blocking the only window in the bathroom. Removing the original single vanity and bumping out the shower into a hallway shelving space, the shower gained two feet of depth and the owners now each have their own vanities!

Not everyone has the backyard that suits a hardscape patio. Those situations sometimes call for a different approach....especially in this case! We built a second-level deck and pergola for this family outside of Greenfield. Cedar all around! They also wanted to retain their beautiful views. So we used a cable railing system that is safe and effective at preventing falls, but also perfect for maximizing those views. I think it turned out well, don't you? Sun-Dried tomatoes anyone?

2-1/2" thick locally sourced Limestone coping surround the pool edge, tops the garden wall, pillar caps, and steps. Pool deck and upper dining terrace are done in Unilock Brussels Block pavingstone. Cedar hedging and Purple Beech trees line the fence right up to the cabana. Wrought iron lounge chairs and ottomans make for an inviting feel. This project designed by Giuseppe Abbrancati and built by the Gappsi Group professionals. Starting with the removal of the existing and old oval swimming pool, it was built originally too high in one of the backyard corners and surrounded by overgrown landscape. The pool area was neither attractive or practical. The new pool and patio design process took a few months before the customer was completely happy and convinced that the old pool had to go. Once that was finalized, a total transformation of the backyard layout and landscape took place. Due to the grade changes, the pool had to be lowered and a Nicolock Mini Colonial wall was built to retain the flowerbed soil. New rectangular concrete walls and a liner swimming pool was built along one side of the property, which allowed the grass area to be extended towards the pool. The swimming pool is equipped with many options including a safety auto cover that can be opened in one minute and also works as a solar cover. The auto cover also allows the customers to use the pool much longer during the year, starting from April 15 to October 15. This also saves in heating costs by preventing most of the heat evaporating in colder nights, and also in chemical consumption, maintenance of the water, and cleaning of the pool. A gas heater was also installed, along with a salt chlorine generator, LED lights, a fiberglass spa built next to the pool with a spillover, 2 sheer descent water features installed on the opposite to the spa, and an automation system that allows the homeowner to totally control pool, spa, lights, and heater from his or her smart phone. The swimming pool is 3 to 6 feet deep and it has full steps across the shallow area. The Opulence, an ever trending rectangle pool with a custom sundeck in the shallow end provides ample space for children and adults to cool off while still catching sun rays. This pool also boasts an auto cover, which provides safety for children and pets and encloses heat for late night swims. The auto cover also prevents leaves and other debris from falling into the pool, which reduces the upkeep of the pool significantly. The perimeter of this pool is the highly sought after Norwegian Buff perfectly complimented by Bluestone Coping. This yard also has a custom pool house, conversational lounge area, and lounge chaises proving the perfect outdoor entertaining space. The luscious greenery, vibrant plants, and patio stepping stones, create a secret garden like feel in Essex County.

THEME Every element of this room evokes images from the Enchanted Forest. Tiny lights twinkle like fireflies; curtains swing from real tree limbs and sticker stones lay a pathway to the bed. Ceramic mushrooms and birdhouses are scattered throughout the room, creating perfect hiding spots for fairies, pixies and other magical friends. The dominant color of both bedroom and bathroom — a soft, feminine pink — creates a soothing, yet wondrous atmosphere. In the corner sits a large tree with a child-size door at the base, promising a child-size adventure on the other side. FOCUS Illuminated by two beautiful flower-shaped lamps, the six-footdiameter circular bed becomes the centerpiece of the room. Imitation bark on the bed’s exterior augments the room’s theme and makes it easy for a child to believe they have stepped out of the suburbs and into the forest. Three lily pads extending from tree bark serve as both steps to the bed and stools to sit on. Ready-made for princess parties and sleepovers, the bed easily accommodates two to three small children or an adult. Twelvefoot ceilings enhance the sense of openness, while soft lighting and comfy pillows make this a cozy reading and resting spot. STORAGE The shelves on the rear of the bed and the two compartments in the tree — one covered by a doubledoor, the other by a miniature door — supplement the storage capacity of the room’s giant closet without interrupting the theme. GROWTH The bed meets standard specifications for a baby crib, and can accommodate both children and adults. The railing is easily removed when baby girl becomes a “big girl,” and eventually, a teenager. SAFETY Rounded edges on all of the room’s furnishings help prevent nasty bumps, and lamps are positioned well out-of-reach of small children. The mattress is designed to fit snugly to meet current crib safety standards, while a 26-inch railing allows this bed to act as a safe, comfortable and fun play area.

The Yin-Yang House is a net-zero energy single-family home in a quiet Venice, CA neighborhood. The design objective was to create a space for a large and growing family with several children, which would create a calm, relaxed and organized environment that emphasizes public family space. The home also serves as a place to entertain, and a welcoming space for teenagers as they seek social space with friends. The home is organized around a series of courtyards and other outdoor spaces that integrate with the interior of the house. Facing the street the house appears to be solid. However, behind the steel entry door is a courtyard, which reveals the indoor-outdoor nature of the house behind the solid exterior. From the entry courtyard, the entire space to the rear garden wall can be seen; the first clue of the home’s spatial connection between inside and out. These spaces are designed for entertainment, and the 40 foot sliding glass door to the living room enhances the harmonic relationship of the main room, allowing the owners to host many guests without the feeling of being overburdened. The tensions of the house’s exterior are subtly underscored by a 12-inch steel band that hews close to, but sometimes rises above or falls below the floor line of the second floor – a continuous loop moving inside and out like a pen that is never lifted from the page, but reinforces the intent to spatially weave together the indoors with the outside as a single space. Scale manipulation also plays a formal role in the design of the structure. From the rear, the house appears to be a single-story volume. The large master bedroom window and the outdoor steps are scaled to support this illusion. It is only when the steps are animated with people that one realizes the true scale of the house is two stories. The kitchen is the heart of the house, with an open working area that allows the owner, an accomplished chef, to converse with friends while cooking. Bedrooms are intentionally designed to be very small and simple; allowing for larger public spaces, emphasizing the family over individual domains. The breakfast room looks across an outdoor courtyard to the guest room/kids playroom, establishing a visual connection while defining the separation of uses. The children can play outdoors while under adult supervision from the dining area or the office, or do homework in the office while adults occupy the adjacent outdoor or indoor space. Many of the materials used, including the bamboo interior, composite stone and tile countertops and bathroom finishes are recycled, and reinforce the environmental DNA of the house, which also has a green roof. Blown-in cellulose insulation, radiant heating and a host of other sustainable features aids in the performance of the building’s heating and cooling. The active systems in the home include a 12 KW solar photovoltaic panel system, the largest such residential system available on the market. The solar panels also provide shade from the sun, preventing the house from becoming overheated. The owners have been in the home for over nine months and have yet to receive a power bill.
