Tom Holdsworth Photography Our clients wanted to create a room that would bring them closer to the outdoors; a room filled with natural lighting; and a venue to spotlight a modern fireplace. Early in the design process, our clients wanted to replace their existing, outdated, and rundown screen porch, but instead decided to build an all-season sun room. The space was intended as a quiet place to read, relax, and enjoy the view. The sunroom addition extends from the existing house and is nestled into its heavily wooded surroundings. The roof of the new structure reaches toward the sky, enabling additional light and views. The floor-to-ceiling magnum double-hung windows with transoms, occupy the rear and side-walls. The original brick, on the fourth wall remains exposed; and provides a perfect complement to the French doors that open to the dining room and create an optimum configuration for cross-ventilation. To continue the design philosophy for this addition place seamlessly merged natural finishes from the interior to the exterior. The Brazilian black slate, on the sunroom floor, extends to the outdoor terrace; and the stained tongue and groove, installed on the ceiling, continues through to the exterior soffit. The room's main attraction is the suspended metal fireplace; an authentic wood-burning heat source. Its shape is a modern orb with a commanding presence. Positioned at the center of the room, toward the rear, the orb adds to the majestic interior-exterior experience. This is the client's third project with place architecture: design. Each endeavor has been a wonderful collaboration to successfully bring this 1960s ranch-house into twenty-first century living.

A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more! This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

The conversion of this iconic American barn into a Writer’s Studio was conceived of as a tranquil retreat with natural light and lush views to stimulate inspiration for both husband and wife. Originally used as a garage with two horse stalls, the existing stick framed structure provided a loft with ideal space and orientation for a secluded studio. Signature barn features were maintained and enhanced such as horizontal siding, trim, large barn doors, cupola, roof overhangs, and framing. New features added to compliment the contextual significance and sustainability aspect of the project were reclaimed lumber from a razed barn used as flooring, driftwood retrieved from the shores of the Hudson River used for trim, and distressing / wearing new wood finishes creating an aged look. Along with the efforts for maintaining the historic character of the barn, modern elements were also incorporated into the design to provide a more current ensemble based on its new use. Elements such a light fixtures, window configurations, plumbing fixtures and appliances were all modernized to appropriately represent the present way of life.

Located in the private Cypress Point neighborhood in Plano, this small backyard was transformed from a small garden area to an updated and modern outdoor living area. In addition to the new covered porch and fire place, we have added outdoor seating for chaise lounges, along with a modern plunge pool & spa with raised backdrop fountain feature. The project also features built-in seating, fountain spillways, decorative pool tile, step stones and all new landscaping to provide a lush, private retreat for the owners.

The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining. The large family room features a cozy fireplace, TV media, and a large built-in bookcase. The adjoining craft room is separated by a set of pocket french doors; where the kids can be visible from the family room as they do their homework.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. We gave this rather dated farmhouse some dramatic upgrades that brought together the feminine with the masculine, combining rustic wood with softer elements. In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. The space serves double duty as a peaceful laundry room complete with roll-out ironing center. The cozy reading nook now graces the bay-window-with-a-view and storage abounds with a surplus of built-ins including bookcases and in-home entertainment center. You can’t help but feel pampered the moment you step into this ensuite. The pantry, with its painted barn door, slate floor, custom shelving and black walnut countertop provide much needed storage designed to fit the family’s needs precisely, including a pull out bin for dog food. During this phase of the project, the powder room was relocated and treated to a reclaimed wood vanity with reclaimed white oak countertop along with custom vessel soapstone sink and wide board paneling. Design elements effectively married rustic and traditional styles and the home now has the character to match the country setting and the improved layout and storage the family so desperately needed. This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites. This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area. The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area. A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island. Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”
