Two levels of South-facing (and lake-facing) outdoor spaces wrap the home and provide ample excuses to spend leisure time outside. Acting as an added room to the home, this area connects the interior to the gorgeous neighboring countryside, even featuring an outdoor grill and barbecue area. A massive two-story rock-faced wood burning fireplace with subtle copper accents define both the interior and exterior living spaces. Providing warmth, comfort, and a stunning focal point, this fireplace serves as a central gathering place in any season. A chef’s kitchen is equipped with a 48” professional range which allows for gourmet cooking with a phenomenal view. With an expansive bunk room for guests, the home has been designed with a grand master suite that exudes luxury and takes in views from the North, West, and South sides of the panoramic beauty.

This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Daniel Altmann of Reico Kitchen and Bath in Bethesda, MD designed a transitional inspired kitchen featuring Ultracraft cabinetry.
The cabinets are in the Layfette door style in Maple with an Artic White finish for the perimeter, complemented with an island, peninsula and wet bar in a Pepper finish.
The clients shared their satisfaction with the remodel: “Picking the cabinets and the color was challenging. Daniel at Reico spent a lot of time helping us narrow our choices and provided valuable insight through pictures of other remodels. Him coming out to our house to measure provided peace of mind that we were selecting the right size and type of cabinets to make our project a success.”
The clients added, “We particularly enjoy our new island and the additional cabinet space it provides. We now spend much more time in our kitchen and family room and love entertaining our family and friends. We really like the custom phone charging drawer and mixer stand cabinet.”

A young family sought their forever home where they would grow together and create lasting memories. Designing this custom home on a spacious 4.5-acre waterfront lot provided the perfect setting to create an openness with spaces where every member of the family could enjoy.
The primary goal was to maximize the lake views with separate special spaces for various uses and activities, yet with an open concept for connection between rooms. They wanted a home that would stand the test of time and grow with the family.
Traditional with a classic sensibility lead the design theme. A happy color palette of soft toned colors in blues, pinks, and turquoise - with a nod to lake living through patterns, and natural elements - provides a lived in and welcoming sense. It’s eclectic flair of polished sparkle finds balanced with rustic detailing that gives it a curated presentation with classic styling for the sense of a home that has always been there.

This custom tub is the focal point of this bathroom. The design and orientation of the room was intended to highlight the finish and shape of the tub. I laid out the honed white borghini calacutta marble tile piece by piece with the tile setter. Every luxury was added to this space including a towel warmer, make-up mirror, and frameless tilting mirrors. A slab bench at the tub provides a space for toiletries and the cubbies below provide lighted towel storage.

Project Description:
Our company was contracted by the client to provide a creative solution to an ongoing drainage problem. Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water.
Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally
absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream.
A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media.
Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed.
A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences.
Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth.
Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea.
As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. The plants provide a habitat for birds, butterflies, and insects, working in harmony with nature and providing beautiful visual interest year-round.

Ascending to the second floor, homeowners are welcomed by a spacious open loft overlooking the great room below. This versatile area provides additional living space and can be customized to fit a variety of needs. Whether used as a play area for children or grandchildren, a reading nook, a homework station, or simply a secondary gathering space, the loft adds both functionality and character to the home while maintaining a connection to the main living areas below.
Also located on the second floor are three additional bedrooms and a full bathroom, providing plenty of room for family members and guests. The thoughtful layout allows for privacy while still keeping everyone connected through the open loft space.
With approximately 1,000 square feet on the upper level, the second floor complements the main level perfectly while adding flexibility for growing families and changing needs over time.
The lower level offers just under 1,100 square feet of future finish potential, providing homeowners with the flexibility to expand their living space as their needs evolve. Thoughtfully designed and well laid out, the basement is ready to accommodate a variety of future uses while maintaining excellent flow and functionality.
