The pantry area features some glass- fronted BODBYN upper cabinetry which holds dishes and display items, which is next to the IKEA NUTID refrigerator and convection oven, as well as additional tall cabinetry on the opposite side. After agreeing on a white kitchen design theme, William claims the hardest part of the install was getting the kitchen itself structurally ready for cabinet installation. In particular, the age of the house was a unique challenge. So, since the house was originally constructed in 1915, the walls were not exactly plumb or square, he says. Therefore, they needed to move gas and water lines, and run new electrical. He adds that they removed some very old vinyl flooring, added drywall to walls which had severe plaster damage, and added light fixtures to the ceiling. “The IKEA cabinets themselves were rather easy to install, it was just challenging to get the filler panels to fit our walls, floors, and ceilings!” he notes. Complementing the white cabinetry is Atlantic Salt KASKER quartz countertops from IKEA. “We liked the look of the quartz better than granite, and IKEA actually had the countertops on sale when we purchased the kitchen” he says. The quartz countertops are seen on the end run by the sink as well as throughout the peninsula island that features the five-burner stove and ample space for dishes while cooking. Notably, a small peninsula area was included, providing even more storage options. William also points out that he used IKEA’s cabinet lighting system for above the countertops and a row of glass front cabinets as well. “I’m very pleased with the install and the ease of controlling the lights with the remote control” he notes. For William, there is some sound advice he wants to share with future IKEA remodelers. “The first thing is to join IKEA’s Family Program — and keep all your receipts! Our kitchen install had over 250 boxes, so even after checking upon delivery, we had some damaged items. Our IKEA store gladly exchanged these items with the receipts. We also utilized IKEA’s 90-day Price Protection Program through the IKEA Family Program” he says. And, he quickly adds, to keep your eyes out for the next IKEA sales event. “We had a feeling that a kitchen sale was up coming, but made our purchases before one was actually announced. However, when the sale was announced about a month later, we took our receipts back in, and were refunded almost $3,000 for items that had been put on sale after we bought them!” William says. He adds: “I also recommend that you try to understand the installation process for an IKEA kitchen, even if you aren’t installing the kitchen yourself. A great resource is YouTube, where there are many videos from contractors walking through IKEA kitchen installations.” These approaches will save you time, money and stress – and repeated trips to IKEA as well, he concludes.

DOWNLOAD NOW   Lakefront property in the northwest suburbs of Chicago is hard to come by, so when we were hired by this young family with exactly that, we were immediately inspired by not just the unusually large footprint of this 1950’s colonial revival but also the lovely views of the manmade lake it was sited on. The large 5-bedroom home was solidly stuck in the 1980’s, but we saw tons of potential. We started out by updating the existing staircase with a fresh coat of paint and adding new herringbone slate to the entry hall. The powder room off the entryway also got a refresh - new flooring, new cabinets and fixtures. We ran the new slate right through into this space for some consistency. A fun wallpaper and shiplap trim add a welcoming feel and set the tone for the home. Next, we tackled the kitchen. Located away from the rest of the first floor, the kitchen felt a little isolated, so we immediately began planning for how to better connect it to the rest of the first floor. We landed on removing the wall between the kitchen and dining room and designed a modified galley style space with separate cooking and clean up zones. The cooking zone consists of the refrigerator, prep sink and cooktop, along with a nice long run of prep space at the island. The cleanup side of the kitchen consists of the main sink and dishwasher. Both areas are situated so that the user can view the lake during prep work and cleanup! One of the home’s main puzzles was how to incorporate the mudroom and area in front of the patio doors at the back of the house. We already had a breakfast table area, so the space by the patio doors was a bit of a no man’s land. We decided to separate the kitchen proper from what became the new mudroom with a large set of barn doors. That way you can quickly hide any mudroom messes but have easy access to the light coming in through the patio doors as well as the outdoor grilling station. We also love the impact the barn doors add to the overall space. The homeowners’ first words to us were “it’s time to ditch the brown,” so we did! We chose a lovely blue pallet that reflects the home’s location on the lake which is also vibrant yet easy on the eye. Countertops are white quartz, and the natural oak floor works well with the other honey accents. The breakfast table was given a refresh with new chairs, chandelier and window treatments that frame the gorgeous views of the lake out the back. We coordinated the slate mudroom flooring with that used in the home’s main entrance for a consistent feel. The storage area consists of open and closed storage to allow for some clutter control as needed. Next on our “to do” list was revamping the dated brown bar area in the neighboring dining room. We eliminated the clutter by adding some closed cabinets and did some easy updates to help the space feel more current. One snag we ran into here was the discovery of a beam above the existing open shelving that had to be modified with a smaller structural beam to allow for our new design to work. This was an unexpected surprise, but in the end we think it was well worth it! We kept the colors here a bit more muted to blend with the homeowner’s existing furnishings. Open shelving and polished nickel hardware add some simple detail to the new entertainment zone which also looks out onto the lake! Next we tackled the upstairs starting with the homeowner’s son’s bath. The bath originally had both a tub shower and a separate shower, so we decided to swap out the shower for a new laundry area. This freed up some space downstairs in what used to be the mudroom/laundry room and is much more convenient for daily laundry needs. We continued the blue palette here with navy cabinetry and the navy tile in the shower. Porcelain floor tile and chrome fixtures keep maintenance to a minimum while matte black mirrors and lighting add some depth the design. A low maintenance runner adds some warmth underfoot and ties the whole space together. We added a pocket door to the bathroom to minimize interference with the door swings. The left door of the laundry closet is on a 180 degree hinge to allow for easy full access to the machines. Next we tackled the master bath which is an en suite arrangement. The original was typical of the 1980’s with the vanity outside of the bathroom, situated near the master closet. And the brown theme continued here with multiple shades of brown. Our first move was to segment off the bath and the closet from the master bedroom. We created a short hall from the bedroom to the bathroom with his and hers walk-in closets on the left and right as well as a separate toilet closet outside of the main bathroom for privacy and flexibility. The original bathroom had a giant soaking tub with steps (dangerous!) as well as a small shower that did not work well for our homeowner who is 6’3”. With other bathtubs in the home, they decided to eliminate the tub and create an oversized shower which takes up the space where the old tub was located. The double vanity is on the opposite wall and a bench is located under the window for morning conversations and a place to set a couple of towels. The pallet in here is light and airy with a mix of blond wood, creamy porcelain and marble tile, and brass accents. A simple roman shade adds some texture and it’s top-down mechanism allows for light and privacy. This large whole house remodel gave our homeowners not only the ability to maximize the potential of their home but also created a lovely new frame from which to view their fabulous lake views. **Project Overview** This new construction home built next to a serene lake features a gorgeous, large-scale kitchen that also connects to a bar, home office, breakfast room and great room. The homeowners sought the warmth of traditional styling, updated for today. In addition, they wanted to incorporate unexpected touches that would add personality. Strategic use of furniture details combined with clean lines brings the traditional style forward, making the kitchen feel fresh, new and timeless. **What Makes This Project Unique?* Three finishes, including vintage white paint, stained cherry and textured painted gray oak cabinetry, work together beautifully to create a varied, unique space. Above the wall cabinets, glass cabinets with X mullions add interest and decorative storage. Single ovens are tucked in cabinets under a window, and a warming drawer under one perfectly matches the cabinet drawer under the other. Matching furniture-style armoires flank the wall ovens, housing the freezer and a pantry in one and custom designed large scale appliance garage with retractable doors in the other. Other furniture touches can be found on the sink cabinet and range top cabinet that help complete the look. The variety of colors and textures of the stained and painted cabinetry, custom dark finish copper hood, wood ceiling beams, glass cabinets, wood floors and sleek backsplash bring the whole look together. **Design Challenges* Even though the space is large, we were challenged by having to work around the two doorways, two windows and many traffic patterns that run through the kitchen. Wall space for large appliances was quickly in short supply. Because we were involved early in the project, we were able to work with the architect to expanded the kitchen footprint in order to make the layout work and get appliance placement just right. We had other architectural elements to work with that we wanted to compliment the kitchen design but also dictated what we could do with the cabinetry. The wall cabinet height was determined based on the beams in the space. The oven wall with furniture armoires was designed around the window with the lake view. This Victorian tiled hallway at a house in the Forest of Dean had a very interesting pattern, consisting of an array of different colours, including shades of red, yellow and blue. Unfortunately, as you can see from the first photograph below, the tiles had lost all life, with the colours largely masked by months’ – or maybe even years’ – worth of ingrained dirt and muck. The floor as a whole was also suffering from a number of loose tiles that needed to be reset before it could be cleaned. The property owner was keen to employ some professional assistance to restore the appearance of the floor and prevent it from getting in an even wrote state, and so contacted Tile Doctor who have a lot of experience working with Victorian tiled floors. As mentioned, the loose tiles had to be repaired before the cleaning process could be started. I removed the tiles and extracted excess grout and old adhesive from the exposed concrete substrate using a vacuum, before putting the original tiles back into place and fixing them back into position carefully using fresh adhesive and matching grout. Once happy the replaced tiles had set, I started the process of cleaning the entire area of hallway tiles using a combination of Tile Doctor Remove and Go to strip away the old sealer and Tile Doctor NanoTech HBU (formerly Ultra Clean) remover to get the tiles as clean as possible. The latter product contains nano-sized cleaning particles (hence the name) to reach difficult areas of trapped dirt, making it more effective than your run-of-the-mill tile cleaner. These two products were scrubbed into the tiles using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water and the soiled residue was extracted with a wet vacuum. I then paid particular attention to the grout, applying our alkaline-based multi-purpose cleaner Tile Doctor Pro-Clean to the grout lines, before scrubbing them with a narrow grout brush. This quickly had the grout looking clean again: I’d even go as far as to say that it matched it seamlessly with the fresh grout that had just been laid. With the tile and grout as clean as it was possible to get it, I gave the whole floor a final rinse to neutralise the excess chemicals. I extracted as much water as possible with a wet vacuum and left the floor to dry overnight. My first task upon returning to the property the next day was to check for any dampness. If you neglect to remove all excess moisture from the surface of the tiles before sealing it is more than likely going to cloud the sealer, rendering it less effective I’m protecting the stone against ingrained dirt and stains. Once satisfied that the floor was completely dry, I proceeded to seal the tiles using multiple costs of Tile Doctor Seal and Go. Seal and Go is what we would classify as a topical sealer, meaning it rests on the surface of the tiles to act as a durable layer of protection against all kinds of muck. While providing surface protection, Seal and Go also adds a nice subtle sheen to the tiles, as per the customer’s request. The customer was quite amazed at how quickly the appearance of the tiles had been restored. It was fantastic to see the colours we both knew were hidden in the tiles come to life once again. Their newly purchased custom built 1970s modern ranch sits in one of the loveliest neighborhoods south of the city but the current conditions of the home were out-dated and not so lovely. Upon entering the front door through the court you were greeted abruptly by a very boring staircase and an excessive number of doors. Just to the left of the double door entry was a large slider and on your right once inside the home was a soldier line up of doors. This made for an uneasy and uninviting entry that guests would quickly forget and our clients would often avoid. We also had our hands full in the kitchen. The existing space included many elements that felt out of place in a modern ranch including a rustic mountain scene backsplash, cherry cabinets with raised panel and detailed profile, and an island so massive you couldn’t pass a drink across the stone. Our design sought to address the functional pain points of the home and transform the overall aesthetic into something that felt like home for our clients. For the entry, we re-worked the front door configuration by switching from the double door to a large single door with side lights. The sliding door next to the main entry door was replaced with a large window to eliminate entry door confusion. In our re-work of the entry staircase, guesta are now greeted into the foyer which features the Coral Pendant by David Trubridge. Guests are drawn into the home by stunning views of the front range via the large floor-to-ceiling glass wall in the living room. To the left, the staircases leading down to the basement and up to the master bedroom received a massive aesthetic upgrade. The rebuilt 2nd-floor staircase has a center spine with wood rise and run appearing to float upwards towards the master suite. A slatted wall of wood separates the two staircases which brings more light into the basement stairwell. Black metal railings add a stunning contrast to the light wood. Other fabulous upgrades to this home included new wide plank flooring throughout the home, which offers both modernity and warmth. The once too-large kitchen island was downsized to create a functional focal point that is still accessible and intimate. The old dark and heavy kitchen cabinetry was replaced with sleek white cabinets, brightening up the space and elevating the aesthetic of the entire room. The kitchen countertops are marble look quartz with dramatic veining that offers an artistic feature behind the range and across all horizontal surfaces in the kitchen. As a final touch, cascading island pendants were installed which emphasize the gorgeous ceiling vault and provide warm feature lighting over the central point of the kitchen. This transformation reintroduces light and simplicity to this gorgeous home, and we are so happy that our clients can reap the benefits of this elegant and functional design for years to come.

The phone rings early in the morning, and it’s a long-time client who treats our team of skilled craftsmen like family, continually lauding our work. It’s these types of clients we all have and all love and, of course, will drop anything to help. As I navigate my usual morning commute, I’m greeted by a forlorn sigh and the description of the freak-fire which destroyed their beloved outdoor living area (along with the home’s family room, kitchen, and master bedroom). Getting past the initial shock, we had to act quickly to ensure their safety. Quite the start to the morning. Challenges with this project run deeper than just the build: security of the entire affected area, good and sensitive communication, and navigating a pandemic lockdown can cause even the strongest-willed person to throw their hands up and call it quits. When the fire broke out, it took out the entire backyard and portions of the home, making the structure unlivable. We needed to mitigate the fire damage and make sure the house was secure against break-ins, but also, no damage existed that could cause harm to the neighbors. It’s these moments where relationships matter. The client needed a trusted and established partner to begin the rebuilding process. Professional knowledge is only one part of the puzzle. It’s here an empathetic ear, and extra solace goes far to remind the client all can be rebuilt. Lastly, none of us saw the difficulties a pandemic would bring. At a time when a person was about to use every square foot of their home to shelter-in-place, our client would be in the middle of a rebuild with no use of their beautiful outdoor living area to get through the day. Luckily, we were able to work with the city of Clyde Hill and continue through an emergency services waiver. What was done? The outdoor living area included a complete rebuild of the gazebo, including a large sitting area and fire pit. Stone patios were replaced, and additional stone was chosen to create a secondary, uncovered living area with a fire pit to enjoy during the summer months. The build is a testament to superb craftsmanship and design. However, we believe excellence also includes the holistic approach to listen deeply, empathize and understand a client’s history, external pressures of the world, and build community and relationship.

The existing space included many elements that felt out of place in a modern ranch including a rustic mountain scene backsplash, cherry cabinets with raised panel and detailed profile, and an island so massive you couldn’t pass a drink across the stone. Our design sought to address the functional pain points of the home and transform the overall aesthetic into something that felt like home for our clients. For the entry, we re-worked the front door configuration by switching from the double door to a large single door with side lights. The sliding door next to the main entry door was replaced with a large window to eliminate entry door confusion. In our re-work of the entry staircase, guesta are now greeted into the foyer which features the Coral Pendant by David Trubridge. Guests are drawn into the home by stunning views of the front range via the large floor-to-ceiling glass wall in the living room. To the left, the staircases leading down to the basement and up to the master bedroom received a massive aesthetic upgrade. The rebuilt 2nd-floor staircase has a center spine with wood rise and run appearing to float upwards towards the master suite. A slatted wall of wood separates the two staircases which brings more light into the basement stairwell. Black metal railings add a stunning contrast to the light wood. Other fabulous upgrades to this home included new wide plank flooring throughout the home, which offers both modernity and warmth. The once too-large kitchen island was downsized to create a functional focal point that is still accessible and intimate. The old dark and heavy kitchen cabinetry was replaced with sleek white cabinets, brightening up the space and elevating the aesthetic of the entire room. The kitchen countertops are marble look quartz with dramatic veining that offers an artistic feature behind the range and across all horizontal surfaces in the kitchen. As a final touch, cascading island pendants were installed which emphasize the gorgeous ceiling vault and provide warm feature lighting over the central point of the kitchen. This transformation reintroduces light and simplicity to this gorgeous home, and we are so happy that our clients can reap the benefits of this elegant and functional design for years to come.
