Hillside Modernism In Context.
The owners of this modern hillside home sought to have a home in a nice Los Angeles neighborhood wherein they could raise their burgeoning family. The owners purchased a 1948 2000sf, single story, 2 bedroom English Cottage styled home (believed to have been originally owned by Yul Brynner) on a ½ acre hillside site in the exclusive Brentwood area of Los Angeles. The property slopes downward away from the street and overlooks a mini eucalyptus arroyo. The owners love their new location but are now faced-with having to raise their new and growing family on a hillside with extremely limited yard spaces for children to play and in a location where nature is very close – deer as well as coyotes wander the arroyo.
In 2000 the owners commissioned architect Richard Best to add 2500sf to the cottage and transform it into a home more fitting to their growing family’s needs. Subsequently, in 2014/15, the owners again commissioned Richard to create a 2-story master suite addition. Living in or visiting the completed project - the original 1948 home remodeled + the 2000 addition + the 2014/15 addition, one goes through an unexpected and delightful experience as the spaces of the home “unfold” to reveal intimacy and environmental immersion.
It was important to Richard and to the owners that their remodels and additions be appropriately designed to fit into the neighborhood and have the feel, scale, and soul of the original cottage. With this in-mind, Richard has interpreted the design intentions of the original cottage - “modernizing” the architectural vocabulary and creating open-plan, 2-story additions which promote site “engagement” at various floor levels and openness to the outdoors in a manner clearly inspired by the original cottage, yet modern.
At the front door of the original (still remains as it was) 1948 structure, one is presented with a quaint a low-slung entry which establishes a very comfortable sense of scale. Inside, the remodeled spaces of the original cottage exude comfort and a cozy sensibility evoked by the reuse of the original home’s exposed timber framing structure, open-plan circulation, and an inventive two-sided steel fireplace which acts as a room divider between the living room and a home office. Accordion wood doors connect these rooms to a newly formed outdoor rear patio. At this point one also gets ones first hint that something very interesting is happening just beyond – a glimpse of the 2000 & 2014/15 additions.
Moving from the original 1948 structure into the 2-story 2000 addition, one is greeted by a modern and open linear floor plan arrangement – a kitchen, casual dining and family room extend perpendicularly from the 1948 structure into the rear yard and down the hillside. The open framed cathedral ceiling and wood roof trusses establish a lofty feeling and a rhythm discretely separating the open rooms one from the other. Extensive use of windows and French doors connect the indoors to the outdoors and provide abundant natural lighting. This new appendage ends with a symmetrical family room which has no corners – it is a geometry composed of two overlapped squares - one rotated 45 degrees atop the other to create double opportunities for bay windows. The design not only connects the home to the desired exterior flat yards spaces, but it also takes full advantage of the sloping terrain by adding a floor below the original level so as to maintain a scale appropriate to the neighborhood. The exterior materials were chosen taking “hints” from the original 1948 structure – natural redwood siding, reused brick veneer and wood doors/windows all serving to aesthetically connect the addition back-to the spirit of the original structure.
By 2014/15 the owners’ family has fully blossomed - the children are now teenagers and there is a need for additional space. However, the owners are very content with their remodeled cottage and Richard’s 2000 addition – unsure how to add to a home which they feel is quite perfect as it is … wanting whatever changes are to be made to be sympathetic to it. They are also concerned about potential additions blocking-out their views of the eucalyptus arroyo. The owners approached Richard with trepidation – we love our perfect house but we need it to be a bit bigger and we don’t want to block-out the arroyo views or create a hemmed-in feeling – how can we add but still see the arroyo.
In response Richard created a private yet connected 2-story master suite, which by its positioning, dynamic geometries and extensive glazing create the fourth side of the former rear patio, making it into exterior courtyard with views around and through the new addition into the arroyo. A dynamic angularity in the new master addition (inspired by the 2000 addition) simultaneously reduces the apparent size/presence of the master suite addition on the edge of the eucalyptus arroyo while creating framed views into the arroyo from the newly formed courtyard. The new master suite - a master bathroom, master closet and a master sleeping loft each having exterior decks and/or patios, is connected back to the 2000 addition via a glazed hallway which provides a sense of connectedness and privacy. A modern rustic aesthetic of exposed board-formed concrete, natural finished Corten steel exterior cladding, frameless metal windows, and clear finished Douglas Fir planks serve to “extend” the soul of the original cottage into the master suite.
The project is a highly sustainable design as well. Energy use is reduced by employing a high efficiency heat pump heating and cooling system, dual paned/gasketed metal window/door systems, natural lighting through a Kalwall skylight and generous exterior glazing with extensive eaves for shading, rigid roof insulation, and earthen backing – the lower floor is up-against the hillside which tends to even-out the day/night temperature differential.

n a 655SF one bedroom, one bath 1976 condo with popcorn ceiling and concrete walls, this lovely space was transformed into a clean and refreshing spa-like residence. The bath tile includes porcelain tile floors and walls along with glass mosaic accent tile. The shower features our favorite Kohler Hydrorail in Chrome along with Hansgrohe valve and trim. The valve is now located at the shower entry so that cold water doesn't spray on the user's arm when turning on the water. The doorless entry is 1/2" thick clear glass that was treated with Rain-X to reduce water spotting. The custom cabinetry was designed to match the existing kitchen cabinetry for continuity in this small space. There is a 48" wall-hung vanity plus a wall-hung linen tower. LED lights are installed under the vanity and linen tower which are controlled by a separate switch so that they may be left on all night as a nightlight. The granite counter has a flamed/antiqued finish so that it is matte, not shiny. The matte counter surface was selected to add balance to the glass mosaic tile. This was a really fun project to design and building it just put the icing on our cake. Enjoy!

The biggest change to the space is the cabinetry. For the perimeter, we painted it white while painting the island a dark grey. In addition, the bar-height walls surrounding the island was reduced to a counter-height which helped open up the kitchen even more.

Introducing even more warmth to the space, we spec’ed a 3 cm Caesarstone Quartz in London Grey. This is a great option if you’re looking for a material that has a marble look but want something a little more durable and low maintenance.
Backsplash
For backsplash we selected a 3×6 Arizona Tile H-Line series, in Pumice installed in a brick lay as field tile. As an insert in the main backsplash, we installed a Soci Oxford Blend in a Valencia Pattern.

This farmhouse kitchen was designed for an active family that loves to entertain and likes to keep an eye on their menagerie of barnyard animals throughout the day. The pantry, behind the barn door, was carved out of a former cabinet space while the refrigerator was relocated to the former tiny pantry, after the two side fireplace was replaced with a once sided fireplace that now faces the family room. With the burning hazard eliminated, the island could be extended for much desired storage, prep space as well as a place for friends and family to perch while meal preparation is underway.

Drawn to the site’s serene location and the prospect of a quiet life after retirement, the homeowners purchased a parcel of land at the northern end of the Gallatin Range in Bozeman, Montana. After five years of engaging with the terrain and observing the local wildlife, they purchased the two adjacent parcels to preserve the optimal views of Paradise Valley and the Bridger Mountains. There, the homeowners envisioned a compact yet modern retreat with a fire-retardant building envelope and minimal disruption to the landscape and wildlife. Known for their sustainable architecture and environmentally conscious design, the homeowner entrusted Lori Ryker of studioryker and Riverbend Builders to bring his vision to life and construct a home with modern comforts and natural materials harmonizing with the land. “The owner was acutely in-tune with the landscape of the property, loving to watch wildlife, and interested in a house that sat down in the land instead of having a prominent profile in the landscape as so many “trophy” homes do,” shares Ryker.
The proximity to the forest and concern for fire led the home to be clad almost fully in steel with an apron of crushed rock on the ground surrounding the dwelling. Corten steel was selected for the building envelope for its low maintenance and ability to rust into a natural hue that blends with the surrounding landscape. Sustainability was a core principle throughout the design process. Inside, the home’s radiant-heated, polished concrete floors contribute to passive heating and cooling by absorbing heat during the day and releasing it at night. Folding glass walls enhance the home’s energy efficiency by allowing natural light and ventilation to flow freely through the interior spaces. For a cohesive appearance, all fenestration was specified in the color iron ore with triple glazing to ensure excellent thermal insulation, reducing energy consumption year-round.

The kitchen was originally planned to mimic the location of appliances in her current kitchen to minimize re-learning of appliance locations. The only change was adding a trash cabinet between the fridge and the sink. A french door fridge allows someone in a wheelchair to easily access frozen and cold foods, while the water and ice dispenser on the outside of the door make it easy to stay hydrated rather than using the sink each time. She can roll up to the kitchen sink or stand at counter height to put away dishes from the dishwasher. The dishwasher is ADA and very simple to use , and is raised off the floor so whether she is sitting or standing it's easier to reach. The gas cooktop has controls at the front making it easy to reach from the wheelchair and the exhaust fan above also has a control at the front. All cabinet door handles are D-shape, which makes them easy to grasp and there is plenty of electric outlets for charging phones, computers and small appliances. The kitchen island is table height at 30" so meal prep can be easily done in a wheelchair while guests and can be seated in a chair or wheelchair around the island. The dining chairs can also be turned around to add extra seating in the living room area. Pendant lights above the kitchen island light up the space, while recessed lighting in the kitchen and living room provide overall room lighting. There is also under cabinet lighting which makes the room glow at night! Wainscotting made of commercial grade material is strategically placed on sharp corners and exposed walls to reduce and minimize damage from the wheel chair, while creating a finished and complete look!

“At night, lower light levels and warmer color temperatures – those that fall in the 2,700 to 3,000 Kelvin range – emulate the outside environment’s evening light and help us get ready for sleep by reducing our blood pressure and creating a restful feel,” said Rebecca Hadley, manager of Eaton’s SOURCE lighting education center. “If you’re cooking or entertaining guests in the evening, you may find that higher light levels and color temperatures are beneficial. “Studies show that wall color can affect heart rate and irritability levels, but you can adjust your light more readily than the paint on your walls,” said Hadley. “For example, you can use high-intensity light to complete a craft activity at the kitchen table; an hour later, you can serve dinner to your family at that same table beneath a warmer, lower-intensity light.”
When it comes to designing for mood, advanced controls have the most room to develop. Controls will become more personalized in environments ranging from the home to offices, hospitality settings and health care facilities. Controls that were once accessed via a wall switch are already making the jump to app-based technology. And as LED technology improves at lightning speed, adaptability – and energy savings – will only continue to grow.

Cabinets
The biggest change to the space is the cabinetry. For the perimeter, we painted it white while painting the island a dark grey. In addition, the bar-height walls surrounding the island was reduced to a counter-height which helped open up the kitchen even more.
Countertops
Introducing even more warmth to the space, we spec’ed a 3 cm Caesarstone Quartz in London Grey. This is a great option if you’re looking for a material that has a marble look but want something a little more durable and low maintenance.

Gorgeous master bath finished with Dal-Tile's Fabrique porcelain tile in the color Noir Linen polished. Tile size is 12"x24" installed in a brick joint pattern. The floor boasts underfloor heating on a timed thermostat.
