This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

Finding a home is not easy in a seller’s market, but when my clients discovered one—even though it needed a bit of work—in a beautiful area of the Santa Cruz Mountains, they decided to jump in. Surrounded by old-growth redwood trees and a sense of old-time history, the house’s location informed the design brief for their desired remodel work. Yet I needed to balance this with my client’s preference for clean-lined, modern style. Suffering from a previous remodel, the galley-like bathroom in the master suite was long and dank. My clients were willing to completely redesign the layout of the suite, so the bathroom became the walk-in closet. We borrowed space from the bedroom to create a new, larger master bathroom which now includes a separate tub and shower. The look of the room nods to nature with organic elements like a pebbled shower floor and vertical accent tiles of honed green slate. A custom vanity of blue weathered wood and a ceiling that recalls the look of pressed tin evoke a time long ago when people settled this mountain region. Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. One of three projects within a converted factory building in Clinton Hill, Brooklyn. The original structure, dating from 1911, has an oak post and beam frame with a brick exterior. Each apartment has a different relationship with the structural grid, often creating challenges and opportunities at the same time. The Wade Apartment required a complete remodeling of the kitchen, the addition of a second bedroom and new closets in two other spaces. The new kitchen pivots around a central oak column that was exposed in opening the space to the living room. A floating ceiling defines the kitchen space, while reaching out into the apartment. Finishes are kept to a crisp palette of whites, with Carrara marble counters and a natural finish for the oak column and flooring. www.archphoto.com

A bar was built in to the side of this family room to showcase the homeowner's Bourbon collection. Reclaimed wood was used to add texture to the wall and the same wood was used to create the custom shelves. A bar sink and paneled beverage center provide the functionality the room needs. The paneling on the other walls are all original to the home.

This is one of our most dramatic transformations we've ever done! From a fluorescent lit basement with no personality to an Irish Pub-inspired haven. The original idea for the basement was born after the owner watched John Wayne's 1952 film called "The Quiet Man."

Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! Photo: Michael K. Wilkinson The original attic had wood paneling on the walls and ceiling and was mostly used for storage and as a retreat for the cats. The 7-foot walls did not capture the volume of the roof line, nor did it take advantage of the square footage. We removed the existing paneling and pushed the existing walls back so they had a lower height around the perimeter. This provides a dramatic contrast to the new high ceiling and dramatic angles of the roofline. We maintained an open floor plan and used glass panels and doors for privacy and separation of different functions. The finished square footage is 650 sq.ft. There is about 350 sq.ft. of unfinished the storage area. The space needed some detailing to balance the large volume. The open plan also required a visual delineation of the different areas. Our designer added three beams across the ceiling over the bed to define the master bedroom. The beams were finished with the same dark stain used to refinish the attic’s original pine flooring. Dimmable recessed lights in the ceiling are placed in accordance with the beams location.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. A fresh take on traditional style, this sprawling suburban home draws its occupants together in beautifully, comfortably designed spaces that gather family members for companionship, conversation, and conviviality. At the same time, it adroitly accommodates a crowd, and facilitates large-scale entertaining with ease. This balance of private intimacy and public welcome is the result of Soucie Horner’s deft remodeling of the original floor plan and creation of an all-new wing comprising functional spaces including a mudroom, powder room, laundry room, and home office, along with an exciting, three-room teen suite above. A quietly orchestrated symphony of grayed blues unites this home, from Soucie Horner Collections custom furniture and rugs, to objects, accessories, and decorative exclamationpoints that punctuate the carefully synthesized interiors. A discerning demonstration of family-friendly living at its finest.

We discussed the location of the sink and decided if we moved it to the other wall, it could be centered under the window, thus making it a more pleasurable when working at it. This created a long and more functional countertop to the right. We chose Caesarstone for the durability and ease of maintenance in a Carrera marble look for the countertops. This is complimented by the gray subway style tile backsplash with crisp white grout. State-of-the-art appliances were included in the new floor plan: a microwave set in the upper cabinet, wine cooler below, new dishwasher with a panel to match the cabinets, a new stainless steel refrigerator, and a new professional style range and hood. The alcove for the range received the same tile backsplash, but we used a herringbone pattern to accent the feature wall. We also created a niche in the side wall to provide handy storage for spices.
