When our client bought their lot in Broken Top they did not build for years. Living in San Diego,they decided in 2011 to build a vacation home/ future retirement abode. Their vision included a welcoming single level with relaxing Master bedroom and bath, a kitchen/living/dining space to entertain family and friends, and an outdoor living space to enjoy the sunsets.Their vision became reality!! The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter. Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan. This family throws some mean parties where large crowds usually sit at the poolside. There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen. The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home. It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it. First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window. We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz. Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic. Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory. Small ranch home almost doubled in size with the addition of the second floor. Three bedrooms, 2 full bathrooms and a den were added while maintaining the character of the home and the neighborhood.

On the top floor Anna and Brian each have large offices separated by a Jack and Jill bath and walk in closets. The outdoor balcony on the second floor provides a sitting area with a great valley view and a quatrefoil opening at the end that targets the lush California greenery. Matching barbed quatrefoil windows are also to be found in the kitchen and master wardrobe area. Ceramic murals and pieces of Brian and Anna’s art collection are encountered at key points around the perimeter of the house and also within the house. The roof is a classic clay tile roof with half round copper gutters and round downspouts. The rounded entry turret has deeply inset windows reminiscent of early adobe construction. DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. The beautiful shingle home was built several years prior, but progress stalled and the interior was never fully finished off, creating more of a weekend crash pad than second home. We had 4 months to fully furnish and accessorize the 4+ bedroom home before they hosted a large family reunion. We tackled a function problem first. The home, with its open floor plan, had multiple types of flooring, which only served to chop up the space. Worse, most of the flooring was cream carpet and not suitable for waterfront living. We replaced the mismatch with durable driftwood floors that will stand up to years of sandy feet and party spills. We selected and installed all the finishing touches - furniture, window treatments, accessories, bedding and art. And we beat our reunion deadline by a week, giving the homeowners a chance to enjoy it all to themselves before the guests arrived
