This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques
• Foil covered roof sheathing
• Extensive use of blown in cellulous
• All windows & doors are double paned low E argon filed glass
• Tank-less water heaters
• Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV.
Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

The original main floor bathroom of the 1920's era home was updated with fresh colors, more user-friendly step-in shower to replace the old tub/shower, and the window replaced with a new shower-safe one.

On the contrary, they are interested in the latest design trends, as well as the most current audio/visual components.
The original stone fireplace was updated with a custom designed mantle and a new gas insert. The updated warm grey
colour palette balances the natural stone making it an inviting focal point. The interior design included reconfiguring the room layout. Originally a smaller TV was located in-between the window and the fireplace and the sofa was where the current cabinet is now.
Our new layout opens up the room taking full advantage of it’s size. The sumptuous sectional allows for relaxed tete a tete
evenings as well as seating for larger groups. The additional leather occasional chair completes the conversation circle too. We naturally selected fabrics that are family friendly to ensure the grandchildren and adults can all be at ease. The flexibility of the 3
piece coffee table is both practical and adds an element of modern artistry. Grounding the room is a carpet graphic grey animal
skin custom sized into an area rug. Components as well as miscellaneous items are easily stored in the customised wood cabinet.

This is the perfect family room layout for 4 boys! An open modular sofa allows them to sprawl and watch TV with a separate sitting area off to one side.
On the rear ( TV ) wall we wanted to break up the white shiplap so our team custom hand painted the finish, slightly distressed in shades of gray, cream, blue & teal - so fun! Under foot, a jute and sisal blended rug grounds the space and 4 square woven cubes serve as either a large coffee table or individual foot rests! A pair of ceiling fans overhead add to the breeze and are finished in a driftwood gray with silver metal cage detail and seeded glass.

Our clients loved their neighborhood and being able to walk to work. While they knew it was their forever home, they needed more space. Their goals were to completely update the interior while keeping the original charm. They also wanted to add an addition for more space for their growing family.
On the first floor we relocated the kitchen, dining, and laundry room. With the rear addition we were able to enlarge the kitchen and dining and add in a powder room, secondary playroom, mudroom and back entry.
On the second floor, the back half was entirely reconfigured. We added a primary suite and a hallway bathroom.
With this being a historic home, we left the existing windows in place as well as the trim and baseboards. We kept and refinished the existing stairway railing. The primary bathroom was moved to be more user friendly.
We made cosmetic upgrades throughout the home for a cohesive look that matches the homeowner’s style which was transitional with industrial elements.

Having a small child, loving to entertain and looking to declutter and kid-proof the gathering spaces of their home in the quaint village of Rockville Centre, Long Island, a stone’s throw from Manhattan, our client’s main objective was to have their living room and den transformed with a family friendly home makeover with mid-century modern tones boasting a formal, yet relaxed spirit
Stepping into the home we found their living room and den both architecturally well appointed yet in need of modern transitional furniture pieces and the pops of color our clients admired, as there was a substantial amount of cool, cold grays in the rooms.
Decor Aid designer Vivian C. approached the design and placement of the pieces sourced to be kid-friendly while remaining sophisticated and practical for entertaining.
“We played off of the clients love for blush pinks, mid-century modern and turquoise. We played with the use of gold and silver metals to mix it up.”
In the living room, we used the prominent bay window and its illuminating natural light as the main architectural focal point, while the fireplace and mantels soft white tone helped inform the minimalist color palette for which we styled the room around.
To add warmth to the living room we played off of the clients love for blush pinks and turquoise while elevating the room with flashes of gold and silver metallic pieces. For a sense of play and to tie the space together we punctuated the kid-friendly living room with an eclectic juxtaposition of colors and materials, from a beautifully patchworked geometric cowhide rug from All Modern, to a whimsical mirror placed over an unexpected, bold geometric credenza, to the blush velvet barrel chair and abstract blue watercolor pillows.
“When sourcing furniture and objects, we chose items that had rounded edges and were shatter proof as it was vital to keep each room’s decor childproof.” Vivian ads.
Their vision for the den remained chic, with comfort and practical functionality key to create an area for the young family to come together.
For the den, our main challenge was working around the pre-existing dark gray sectional sofa. To combat its chunkiness, we played off of the hues in the cubist framed prints placed above and focused on blue and orange accents which complement and play off of each other well. We selected orange storage ottomans in easy to clean, kid-friendly leather to maximize space and functionality. To personalize the appeal of the den we included black and white framed family photos. In the end, the result created a fun, relaxed space where our clients can enjoy family moments or watch a game while taking in the scenic view of their backyard.
For harmony between the rooms, the overall tone for each room is mid-century modern meets bold, yet classic contemporary through the use of mixed materials and fabrications including marble, stone, metals and plush velvet, creating a cozy yet sophisticated enough atmosphere for entertaining family and friends and raising a young children.

A small guest bath in this Lakewood mid century was updated to be much more user friendly but remain true to the aesthetic of the home. A custom wall-hung walnut vanity with linear asymmetrical holly inlays sits beneath a custom blue concrete sinktop. The entire vanity wall and shower is tiled in a unique textured Porcelanosa tile in white.
