The Las Cruces Public School Soccer Complex was designed to provide multiple regulation size soccer fields for the school district.The LCPS Soccer Complex has a concessions area, a shaded observation patio, restrooms, storage for the four high schools, referee locker rooms, field lighting, and a training/ first aid room. The project also added bleachers (600 seat capacity) to the Championship Field along with an ADA accessible Press Box and Filming Area. A ticket booth, entry gate, and a 10 food wide concrete concourse was also added to enhance access to the fields.The project proved to be a fun exercise in form; the uniquely shaped roof and use of metal paneling throughout created an eye catching structure with a clean, modern aesthetic.

Lavasan, a fast-growing region in the north east of Tehran, has transformed from a holiday destination to a residential area in the past years. The client demanded a typical residential building with 3 separate apartments in it based on the regional municipal regulations. Nevertheless, because of Lavasan's reputation for villa construction and because of the views to the surrounding landscape, the design was diverted from a typical apartment building
The main idea of the design was to build 3 completely separate units using green balconies and big outdoor spaces in a way to give it a villa impression.
The factors influencing the design of the project are as follows: Combining indoor and outdoor spaces, controlling exposure from outside, providing maximum view from the interior, and paying attention to circulation paths and urban public areas such as roundabouts and the surrounding pathways.
The building's form is close to a typical attic villa form on the main façade. The sloped ceiling continues to wrap the building as the façade's walls in a uniform manner. This wrap starts from one corner and continues on the façade to form the entrance, the courtyard's wall and the balconies. In this fashion, the building looks rather like a villa than an apartment.

These home owners used Weatherwell Elite aluminum shutters to create privacy in their outdoor pavilion. The wood grain powder coat complements their rustic design scheme, and the operable louvers allow them to regulate the airflow.

Project Description:
We were contracted by the family to create a master plan for the property. They
were experiencing extreme drainage and erosion problems due to the surrounding properties’
drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing
rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave
their driveway and give their home more visual appeal. Most importantly, they wanted an
environmentally friendly solution.
Our design solution was to create a rain garden that would slow storm water runoff, allow
for percolation, and promote infiltration, while permitting excess clean water to enter the storm
drain at the street with slower velocity. The rain garden acts as a temporary holding space that
allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first
objective was to conduct a percolation test to determine the amount of clay soil that needed to be
removed before reaching the sandy loam layer. A percolation test and storm water calculations
were generated to accommodate a 1” rain event. Based on our calculations and the small size of
the property, we determined a depth of 18” was necessary for optimal holding capacity. We
removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended
with compost and sand to create a highly porous planting media for the basin of the garden. We
piped the three existing rear downspouts to the rain garden area to capture for infiltration and
alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow
standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the
property edge. As an added means of holding the maximum amount of water, we designed the
standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture
14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce
migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily
planted the rain garden to further aid in absorption and to attract local wildlife. A native plant
palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the
basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The
upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying
the local bird community and adding bright seasonal colors. This garden effectively collects and
cleanses rainwater while creating a habitat for birds, frogs, and butterflies.
Our next challenge was to redesign the existing patios and walkways without increasing
impervious surfaces. According to township regulations this property was currently at its
maximum capacity, therefore we designed the front and rear patios with a slightly smaller
footprint to decrease their existing impervious surfaces.
New planting beds were designed throughout the entire property. Plants were chosen that
were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel
and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea
throughout to add summer color. We planted ostrich fern under the existing spruce tree to create
a lush floor. This area became an additional backdrop for the rain garden as well as a screen for
the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to
soften the existing rear wall with creepers. Around the rear patio areas we choose a combination
of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in
harmony with the rain garden and attracts additional butterflies.
For the front of the property we worked with an existing Japanese maple that provided
dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for
this area. We added more hydrangeas to the front foundation of the house to provide lush
layering of plant material and visual interest with additional summer blooms.
Overall, we were able to exceed the client’s needs and expectations in transforming their
property into a colorful paradise that attracts wildlife from season to season. The plant palette
provides seasonal interest and the rain garden has successfully decreased storm water runoff.
The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease
impervious surfaces. This project is a positive example of how all properties, regardless of size,
can make an ecological difference by decreasing impervious surfaces and maintaining proper
storm water management.

Asked by her client to review a typically mundane South Hampton ‘50s saltbox because “the last designer they talked to said they would have to add on to make the house anything,” Ms. Cohen approached the renovation in exactly the opposite manner. To refine the small building footprint, precise architectural gestures were used with a series of finely calibrated moments make the space more gracious and welcoming. Architectural acts were bold in concept but not in actual construction work; such as capturing the car garage to add a hyper modern sunroom/den along with a powder room and laundry. Reconfiguring one side of the house’s roofline to manipulate the space into a sensational master suite saved the north side of the house from remaining an un-useful attic space. This inner sanctum of bedroom and master bath is reminiscent of a Hampton’s beachscape in all its elegance and minimalism. The only square footage actually added was a tiny 4X4 corner as an addition to the front entry, oddly an essential piece of real estate to make an actual vestibule. All these refinements make for a crafted, articulate result rather than bowing to the bigger is better theme, which is more prevalent in the Hamptons.
The function of the plan and the accompanying finishes are impressive. The Jack and Jill bathroom, an invention of the American post-war housing boom, was outfitted in handsome walnut Duravit vanity cabinets and neutral finishes. The master bath, with its expansive skylights, might be mistaken for a conceptual art installation due to its evocative marble countertop in striped ethereal hues. Finally, Ms. Cohen uses wallpaper like a museum curator, hanging an iconic Knoll pattern to punctuate the dining/media space.
Each room in the house was sculpted via a palette of watercolor blue of varying saturations. Fabrics were culled from the greats of modernist textiles, Maharam’s Quatrefoil pattern in blue and Knoll classic Sway pattern in sea shades. The blue on white “beach” scheme runs from a soft cotton candy sky in the girl’s room to an immersive David Sutherland Park Bark wallpaper in the powder room. This intellectual inquiry as to what are the true colors at the beach belays the sophistication that surpasses the usual nautical curse of the average beach house. Out of the corner of your eye, in almost every quadrant of the house, is a burst of colorful expression and delight; this serves as Ms. Cohen’s painterly gift to the client.
Ms. Cohen’s hidden strength is her ability to choreograph a seating area. Whether it is a formal living room or the ultimate hang out spot, each space has the right amount of distance, intimacy and dare I say intrigue to make the arrangements inviting. Each conversation, because it really looks like a fine chat can be had, has an elegant side table ready for duty and all tête-à-têtes are regulated to a sumptuous area rugs. Habitants in Ms. Cohen’s world only work through deep discourse.

This custom home bowling alley was installed by Fusion Bowling as part of a newly constructed 20,000 square foot residence in Lubbock, Texas. The custom color of the two regulation size lanes is a woodgrain called "Valencia Teak", which appears almost black. The color of the lane markings is "Wheat", and the LED gutter lights are cool blue. The computer scoring system features a wireless keypad, two overhead LED TVs, pin action instant replay, and ball speedometer. Entertainment accessories include an 11 foot wide projection screen at the end of the lanes, as well as additional LED TVs for sports and movie viewing. The automatic pinsetter machines are Brunswick A-2 models, rebuilt piece-by-piece by Fusion Bowling and custom painted red. The room's interior design features dark wooden beams across the lanes to hide the special effects lighting, limestone columns with rustic lanterns, wood plank flooring with a wooden transition strip onto the flush-mounted lane surface. The bowling package includes guest bowling balls, lane maintenance kit, Kegel automatic lane cleaning/conditioning machine, secondary ball return storage rack, two sets of bowling pins (red and neon glow green), and guest bowling shoes.

After remodeling their primary bathroom, these repeat clients invited KCBR Design | Remodel back to transform their unfinished basement into a space designed for the entire family. The two-tiered layout features regulation-size basketball goals, room for soccer practice and play, a custom bar, and plenty of open space for gathering, entertaining, and unwinding. Designed around the way this family lives, the finished basement brings a long-awaited vision to life with spaces they can enjoy for years to come.
