We poured this low retaining wall then replaced the posts and beams before completing our carpentry tasks. As this borders the street, the height is ideal for privacy. First, we removed sod between the new fence and the sidewalk. After that, we installed gravel and drought-resistant plants to add a xeriscape garden touch. Our highest priority is curb appeal of the home, still, we keep the style of the neighborhood in mind. This transition creates a seamless space that matches both.

This 1933 Wauwatosa basement was dark, dingy and lacked functionality. The basement was unfinished with concrete walls and floors. A small office was enclosed but the rest of the space was open and cluttered. The homeowners wanted a warm, organized space for their family. A recent job change meant they needed a dedicated home office. They also wanted a place where their kids could hang out with friends. Their wish list for this basement remodel included: a home office where the couple could both work, a full bathroom, a cozy living room and a dedicated storage room. This basement renovation resulted in a warm and bright space that is used by the whole family. Highlights of this basement: - Home Office: A new office gives the couple a dedicated space for work. There’s plenty of desk space, storage cabinets, under-shelf lighting and storage for their home library. - Living Room: An old office area was expanded into a cozy living room. When it was time to update their small and poorly functional master bath, these homeowners approached Renovisions for help. The small 5’x8’ size constraints was a challenge but ‘Team Renovisions’ was up for the task and came up with a beautiful creative use of space which incorporates a spacious walk-in shower, a curved furniture-styled vanity with porcelain lavatory top, a sleek and energy efficient luxury performance toilet, with faucet and shower fixtures in chrome finish. Safety is a must for our projects and this decorative grab bar that matches the towel holder accessories is evidence of that as it provides both functional and aesthetic attributes. 18”x18” porcelain tiles in a brown marble pattern was a great choice as these over-sized tiles increased the feeling of the room while the rich cherry finish of the vanity complimented the brown veining of the tile nicely. This newly remodeled master bath is clearly an example of making the most out of a small space. Beauty, functionality and style – it has it all!

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices. INDUSTRIAL CHIC With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete. Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen. Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel. ADVENTURES IN APPROACHING COLUMNS Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage. ANCHORED IN SYMMETRY With a loft space as unusually large as this one, an ideal design strategy, especially when high ceilings are involved, is to anchor the kitchen on opposing sides. Here, one side is anchored by a large floor-to-ceiling pantry, while the other is anchored by the counter-depth fridge with cabinetry above. The connecting element is the counter space in the middle, resulting in the visual impact of a long kitchen run within the open floor plan of a loft. Inspiration for a transitional open concept light wood floor and beige floor living room remodel in Phoenix with white walls

For our client, who had previous experience working with architects, we enlarged, completely gutted and remodeled this Twin Peaks diamond in the rough. The top floor had a rear-sloping ceiling that cut off the amazing view, so our first task was to raise the roof so the great room had a uniformly high ceiling. Clerestory windows bring in light from all directions. In addition, we removed walls, combined rooms, and installed floor-to-ceiling, wall-to-wall sliding doors in sleek black aluminum at each floor to create generous rooms with expansive views. At the basement, we created a full-floor art studio flooded with light and with an en-suite bathroom for the artist-owner. New exterior decks, stairs and glass railings create outdoor living opportunities at three of the four levels. We designed modern open-riser stairs with glass railings to replace the existing cramped interior stairs. The kitchen features a 16 foot long island which also functions as a dining table. We designed a custom wall-to-wall bookcase in the family room as well as three sleek tiled fireplaces with integrated bookcases. The bathrooms are entirely new and feature floating vanities and a modern freestanding tub in the master. Clean detailing and luxurious, contemporary finishes complete the look.

So often our task as residential architects is not to create something out of nothing. Instead, it is to help evolve, or bring forward something that is already there; to see with new eyes the best of what exists and to clarify and expand it, so that the house supports and celebrates how the client lives, and hopes to live, in the home. So was the case with our House of Blues. The house was already wonderful. There was plenty of space, good views, a functioning floor plan, and the home was in overall good condition. The best features however, were embedded in the time it was built – mid 1960’s. The views were good, but too small. The kitchen location worked well, but is was closed off, cramped, and lacking counter space. The dining room was elegant, but too large and isolated. The graceful central hallway remained the homes most unique feature, but it was dark and the entry to the rooms on either side were accessed via small doorways. The bathrooms were large enough, and in the right locations, but they were tired and dated, and there was no mudroom. We created something out of something. Beautiful shades of blue permeated the owner’s things and became a central theme in new elements. Daylight was expanded and brought deeper into the space. Doorways were widened and walls removed. The central hallway was fully opened at the end with two-story glass to improve on an already good idea. The kitchen was wholly new and expanded by borrowing space from the dining room. A mudroom was carved out of the garage. All the bathrooms were remodeled with fresh materials and new features. The gracious concrete stoop was reclad in stone and the front door was changed out for a splash of color. Light now permeates all the rooms and spaces flow together without losing their identity or function. The owners no longer feel blue in their House of Blues! Evergreen successfully completed this comprehensive kitchen renovation on Coronado Island, one of the most stunning destination in Southern California, transforming the space into a modern, functional culinary hub that balances aesthetic appeal with technical precision. The renovation required careful structural planning, beginning with the removal of existing cabinetry and assessment of electrical and plumbing systems. We relocated water supply lines and drainage to accommodate the new island configuration, ensuring all connections met current building codes. The electrical system was upgraded to support modern appliances, including dedicated 220V circuits for the range and additional outlets strategically placed for small appliances. The centerpiece island incorporates integrated appliances, requiring precise cutouts and reinforced support structures. We installed a dishwasher with proper venting and water connections, while maintaining seamless cabinetry lines. The ventilation system was redesigned to handle the open-concept layout, with a powerful range hood that ensures proper air circulation. Flooring installation utilized engineered hardwood with proper moisture barriers and expansion gaps, essential for kitchen environments. The white quartz countertops were templated on-site for perfect fit, with careful attention to seam placement and undermount sink installation. In the other side, the color palette combines crisp white perimeter cabinets with a contrasting dark island, creating visual depth. Three oversized pendant lights provide both task and ambient lighting, while recessed LED fixtures ensure even illumination. Black fixtures and hardware tie the modern aesthetic together, while natural wood tones add warmth to the contemporary space.

We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada.
