Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! MATERIALS AND PRODUCTS Ospho Rust Converter - phosphoric acid formula that chemically neutralizes iron oxide and converts it to iron phosphate, a stable paintable surface. Used on all pitted and actively corroded areas before primer application. Rust-Oleum DTM Rust-Inhibitive Primer - direct-to-metal primer that bonds to both converted rust zones and bare metal, blocking moisture intrusion at the substrate level. Sherwin-Williams DTM Acrylic Topcoat - flexible, moisture-resistant finish formulated to expand and contract with metal through temperature cycling. Applied in two finish coats in satin black. For cases with deeper rust penetration, Corroseal Water-Based Rust Converter and Metal Primer is an alternative that combines conversion and priming in a single product, useful on complex ornamental profiles where two-product systems are harder to apply. THE PROCESS Step 1 - Mechanical Preparation. Windy City Painters wire-wheels all loose rust, flaking paint, and scale using angle grinders fitted with wire wheel attachments. On heavily pitted sections, needle gun descaling is used to reach rust in tight ornamental grooves. This step is non-negotiable. No coating bonds reliably to iron oxide, and skipping this step is the single most common reason iron fence paint fails within a year. Step 2 - Rust Conversion. Ospho is brushed into all pitted and bare metal areas and allowed to fully react. The surface shifts from orange to a grayish-black iron phosphate layer. This stable base accepts primer without the risk of rust migrating upward through the paint film over time. Step 3 - Primer Coat. Rust-Oleum DTM rust-inhibitive primer is applied full coverage over the entire fence surface, including areas that appeared clean but showed minor surface oxidation. Every space is unique and has spatial parameters. How our clients live and desire to use the outdoor space dictates the design layout. Materials that are weather resistant and hardy make the top of the list and do affect pricing. Plantings define areas, benches and stools allow flexible seating arrangements, bars are great for entertaining as well as simple dining while someone grills or makes cocktails. Ice makers, refrigerators, sinks, grills and lighting are some of the design elements that make outdoor living truly memorable and enjoyable.

These clients have a high sense of design and have always built their own homes. They just downsized into a typical town home and needed this new space to stand out but also be accommodating of aging in place. The client, Jim, has a handful of challenges ahead of him with dealing with Parkinson and all of it symptoms. We optimized the shower, enlarging it by eliminating the tub and not using a shower door. We were able to do a curbless shower, reducing the likelihood of falling. We used larger tiles in the bathroom and shower but added the anti slip porcelain. I included a built-in seat in the shower and a stand-alone bench on the other side. We used a separate hand shower and easy to grab handles. A natural palette peppered with some aqua and green breathes fresh, new life into a re-imagined UTC town home. Choosing materials and finishes that have higher contrast helps make the change from flooring to wall, as well as cabinet to counter, more obvious. Large glass wall tiles make the bathroom seem much larger. A flush installation of drywall to tile is easy on the eye while showing the attention to detail. A modern custom floating vanity allows for walker wheels if needed. Personal touches like adding a filter faucet at the sink makes his trips to take medicine a bit easier. One of my favorite things in design for any project is lighting. Not only can lighting add to the look and feel of the space, but it can also create a safer environment. Installing different types of lighting, including scones on either side of the mirror, recessed can lights both inside and outside of the shower, and LED strip lighting under the floating vanity, keep this modern bathroom current and very functional. Because of the skylight and the round window, light is allowed in to play with the different colors in the glass and the shapes around the room, which created a bright and playful bathroom. It is not often that I get to play with stain-glass, but this existing circular window, that we could NOT change, needed some love. We used a local craftsman that allowed us to design a playful stain-glass piece for the inside of the bathroom window, reminding them of their front door in their custom home years ago.
