We designed the unique roofline of this custom home in accordance with the city’s strict height restrictions, carefully upheld to preserve beautiful views of the city, water, and Stanley Park. The result is a standing-seam metal roof that doubles as a tool—maximizing the region’s abundant rainfall by gathering rain water and funneling it into a Zen garden below. The entire main level enjoys an open-concept plan and varying ceiling heights, creating a sense of variation throughout the house. The master suite, offering incredible views, is located opposite the secondary bedrooms, while three covered balconies provide multiple places to enjoy the outdoors, even in the rain.

Here was a large space with a restricted U-shaped kitchen, originally built when the home was constructed in the 80′s. By removing the peninsula & replacing it with an island, the entire space was more effectively usable. The remodel included a second sink, wine storage & desk area. Feng Shui dictated the orientation and functional layout of this 2 bed, 3 full bath apartment to harmonize with spiritual forces. The 1,600sf plan creates generous, open, and clutter-free spaces, as small, dark areas restrict the flow of positive energy. The master bedroom suite, open most of the time, can be closed off for privacy by a hidden operable panel, conceal-hinged to the hallway wall. This custom IKEA kitchen remodel started with redesigning the cabinet layout, installing new hardwood flooring throughout, and then installation the IKEA cabinetry with custom IKEA fronts, panels, and trim work. The solid butcherblock floating shelves were enforced with steel rods welded to steel plates connecting to the wall studs; those shelves will never drop due to any weight restrictions.

When we first met with these clients, they provided us with a very specific idea of what they wanted to create. The limitations of that project came into play with city build line restrictions which meant modifying the space. In the end, the result is a nice area to lounge by the pool, enjoy coffee in the mornings, and grill with your friends and family. We built up the new stamped concrete to the height of the first steps of the pool deck and tied it all in, removing the flagstone. The outdoor kitchen area is the same as the full size selection on the fireplace and columns. Behind the kitchen is a small bar height sitting area and stone foot rest for guests. The tongue and groove ceiling ties in well with the dark stain cedar wrapped posts and beams to create a cozy rustic finish. We offset the fireplace towards the back to maximize walk space for furniture. The small bench walls flanking each side of the fireplace not only provide definition to the area but also allow for extra seating without adding furniture pieces. The ceiling heaters provide additional heat for those nights when you need to take the chill out of the air.

A pathway to the master ensuite and WIC was restricted by too many doors, and an awkward layout of linen closets. A simple re-layout of the storage spaces allowed for more function within the master ensuite, and removal of the vestibule door created a more fluid access to the ensuite and WIC. Walking the line between traditional and transitional, the balance comes with the finish details and hardware. Square, sharp lines modernize an overall traditional palette, but special attention to craftsmanship expresses a nod to traditional design.

Green Mountain Builders has recently completed a luxury whole home remodel in Bonita Bay, a magnificent award-winning country club community in Bonita Springs, Florida. The remodel focused on opening up the interior space by removing walls that closed off rooms, restricting an open-concept layout. With the dining room wall removed, the home now is bathed in additional sunlight. Opening up the closed area, also makes the home seem much larger. New flooring and paint throughout and a beautiful Luxury Vinyl Plank (LVP) flooring enhance the beauty of this lovely golf course home. LVP is a wonderful wood-look flooring option that offers warmth and texture. The kitchen was completely renovated as were the bedrooms, including the master, and all bathrooms. Green Mountain creatively used shiplap boards in the family room effecting a stunning wall display. The original structure at Yankee Point was a simple 1970s home with “good bones.” Unfortunately, it was also a case where less-than-poetic considerations threatened to eclipse design. Setbacks, height and footprint restrictions and other building regulations had boxed in the renovation to the point where there was literally nowhere left to build. Fortunately, the house sat 6' above grade on the ocean side. With some three-dimensional ingenuity, this ultimately provided ample space to add a new full height lower level without exceeding stringent lot coverage limitations. Today, upon entering the residence, you catch a quick glimpse of the ocean views and of the cascading roof lines designed to echo the motions of ocean waves beyond. The space opens up as you move toward the ocean to reveal a panoramic view.

Outdoor living space designs typically match the house exactly - but this one couldn't. The homeowners' association restrictions ended up shrinking the outdoor sitting area from 20-foot-square to 15-foot-square, so the arches couldn't be the same size as they were on the house. After a bit of math and an adjustment in the thickness of the arches, however, Outdoor Homescapes of Houston preserved the proper scale and proportion. Especially problematic was the half arch connecting the free-standing structure to the back of the house - since a gutter had to be added for sufficient drainage. "The wood-burning fireplace will provide heat and definitely cozy up this patio addition as we head into fall and winter - especially with vents that push the heated air directly out into the sitting area," says Franks. "But since this outdoor living space was built for all seasons, the large outdoor ceiling fan will also help keep it cool in summer. In addition to the gas fireplace featuring bench seating, this detached, covered patio also had two outdoor sofas and a coffee table from Restoration Hardware. Built at an angle that faces the back of the house at the far end of the pool and hot tub, this outdoor living space design definitely fulfills its mission to blend in with the existing house. Its light-colored stucco and Western Austin Limestone with bluish-grey accents, for instance, echoes the contemporary home's stone and stucco exterior. The 10-foot-high ceiling under the hipped roof, meanwhile, features a dark stain matching that of the existing covered patio ceiling along the back of the house. The addition's Rosa flagstone patio is also an extension of the existing patio, and the Oklahoma wister flagstone bench seating is a perfect match to the coping on the existing pool. Similarly, the black lantern light fixtures on the support columns of this outdoor sitting area are the same style as those on the house. The client wanted gas light fixtures, like they have on the house. Outdoor Homescapes could only find electric fixtures that matched, but wqw able to convert them into gas fixtures with a conversion kit from Cunningham Gas. The Restoration Hardware seating and coffee table, meanwhile, suit the client's desire to entertain guests in style after dinner while enjoying a cigar. "The project was a challenge, but it turned out beautiful," says company owner Wayne Franks. "And it really does look like it was built with the house."

A city condo needed an uplift, all finishes started to feel outdated, the kitchen's layout did not work for a dynamic couple who love to entertain and play Bridge with their friends on the regular basis. We developed a plan how to provide a luxurious experience and necessary changes in the limited space. The condo has some physical limitations as well, such as the load bearing walls could not be changed, the duct work had to stay in place, and the floor finishes had to satisfy strict sound restrictions.

The confined kitchen and unused hall closet were too restricting, so walls were removed to open the space. Recessed and undercounter lighting were replaced with LED fixtures. Wood-look tile floor compliments the custom finish on the cabinets, and leathered quartzite provides a subtle contrast to the dark cabinets. Yorktowne Salinger Maple Appoloosa cabinets. This beautiful pool house was not without its challenges. There were height restrictions and conservation authorities had to approve everything first, as well as obtaining the permits and building the structure without going to the committee of adjustment. It was a very enjoyable project as our clients made a few great changes along the way and we communicated well. The pool and landscaping were executed by Elite Crete Pools.
