A contemporary home built on an in-fill lot in North Boulder, with outstanding views of the Flatirons & Sanitas. Built under extremely tight zoning restrictions, this net-zero home affords 5 bedrooms, 5 1/2 baths.

This project began with a sketch from our client that they'd received from a friend. It gave us a general idea of what they wanted but adjustments needed to be made for us to keep the renovation within budget. There were plenty of challenges in the designing and building stages. Early on, we learned the main structure of this 1940s house was encroaching the building restriction line. To remain within zoning limits, we needed to have two corners of the new addition slightly out of square. The new structure, cantilevered on both sides, required a heavy 45-degree angle beam to carry the load of the second floor and the roof. We equipped the house with central AC and expanded the existing hydronic heating system into the new space. The completed addition resulted in a shared music room and in-law suite with a bathroom on the first floor, and a master bedroom, bath, and hall bath on the second floor.

Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Custom pools are a much-desired amenity in Southern Nevada, however in accordance with the 2022 water use ordinance, new residential pools may NOT exceed 600 sq ft of water surface area. The square footage includes a total of the pool, spa, and any infinity-edge troughs where applicable. And, there is also a ban on independent water features.

Ongoing drought and climate change conditions continue to affect water levels in Lake Mead – Southern Nevada's primary water supply. As a result, the federal government declared a shortage on the Colorado River, reducing Southern Nevada's available water supply by 8.1 billion gallons, and additional reductions are expected in the coming years.
To help manage these water supply constraints, the Southern Nevada Water Authority approved a resolution in July 2022 that supports a 600-square-foot surface area limit on new residential pools. The Las Vegas Valley Water District and other local jurisdictions approved this change shortly thereafter with rule and code changes. This measure will help reduce consumptive water use associated with evaporative water loss, targeting savings from the top 25 percent of new pools constructed.

The edge of the pool on the ravine side is topped with a three-inch tempered glass wall providing a visible zero edge. The area below the wall drops off steeply, so the side wall of the pool acts as a retaining wall. Extensive special engineering permits and tree permits were required to conform to the stringent ravine lot restrictions.

The structure provides a sense of defined space without restricting views of the natural beauty of the surrounding woods.

The owners of a riverside summer cottage decided to add on and convert their house into a year round residence while maintaining the home's relaxed and welcoming atmosphere. The project scope was determined in part by the proximity to the water and neighborhood view and footprint restrictions. The house is located in Conyers Farm, a residential development, known for its’ grand estates and polo fields. Although the site is just over 10 acres, due to wetlands and conservation areas only 3 acres adjacent to Upper Cross Road could be developed for the house. These restrictions, along with building setbacks led to the linear planning of the house. To maintain a larger back yard, the garage wing was ‘cranked’ towards the street. The bent wing hinged at the three-story turret, reinforces the rambling character and suggests a sense of enclosure around the entry drive court.
Designed in the tradition of late nineteenth-century American country houses. The house has a variety of living spaces, each distinct in shape and orientation. Porches with Greek Doric columns, relaxed plan, juxtaposed masses and shingle-style exterior details all contribute to the elegant “country house” character.

A&E Construction. This stunning Pennington, NJ kitchen renovation combines elegance and functionality, blending quartz countertops and walnut finished hardwood flooring with stainless steel appliances and a large eat-in island with seating. The new open space encourages casual interaction into the living area not restricted by old ceiling-mounted cabinets closing off the kitchen. The larger island counter design allows for continuous hidden electrical outlet plug-moulding in the apron detailing, for easy laptop computer charging, and/or appliance usage.
