Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

Contemporary exterior home idea in Seattle

This is part of a whole home remodel we completed and featured in the Home Builder's Association Showcase of Remodeled Homes. This is the bathroom on the lower level, mostly for their son's usage. It was only upgraded with small modifications. We removed the previous linoleum flooring and installed Ottomano 6"x6" tile. The toilet, vanity, mirror and lighting was replaced. We reused the existing light from the upstairs bathroom, but changed out the glass shades to save on budget. The walls were painted a dark grey/blue. All the towel accessories were saved and reused from the existing bathroom. The trim was one of the only things that was reused from the existing home, due to budget restrictions. This cozy lake cottage skillfully incorporates a number of features that would normally be restricted to a larger home design. A glance of the exterior reveals a simple story and a half gable running the length of the home, enveloping the majority of the interior spaces. To the rear, a pair of gables with copper roofing flanks a covered dining area and screened porch. Inside, a linear foyer reveals a generous staircase with cascading landing. Further back, a centrally placed kitchen is connected to all of the other main level entertaining spaces through expansive cased openings. A private study serves as the perfect buffer between the homes master suite and living room. Despite its small footprint, the master suite manages to incorporate several closets, built-ins, and adjacent master bath complete with a soaker tub flanked by separate enclosures for a shower and water closet. Upstairs, a generous double vanity bathroom is shared by a bunkroom, exercise space, and private bedroom. The bunkroom is configured to provide sleeping accommodations for up to 4 people. The rear-facing exercise has great views of the lake through a set of windows that overlook the copper roof of the screened porch below.

Our latest project, Fish Camp, on Longboat Key, FL. This home was designed around tight zoning restrictions while meeting the FEMA V-zone requirement. It is registered with LEED and is expected to be Platinum certified. It is rated EnergyStar v. 3.1 with a HERS index of 50. This view of a Houston outdoor sitting area by Outdoor Homescapes of Houston shows electrical light fixtures that were converted to gas with a conversion kity by Cunningham Electric. Other features include Western Austin limestone, stucco chimney column, 10-foot-high pinewood outdoor ceiling, Rosa flagstone patio and Restoration Hardware outdoor furniture. Full project description: Check out this great outdoor sitting area with a stucco and stone fireplace and the largest outdoor ceiling fan we've ever seen! Outdoor living space designs typically match the house exactly - but this one couldn't. The homeowners' association restrictions ended up shrinking the outdoor sitting area from 20-foot-square to 15-foot-square, so the arches couldn't be the same size as they were on the house. After a bit of math and an adjustment in the thickness of the arches, however, Outdoor Homescapes of Houston preserved the proper scale and proportion. Especially problematic was the half arch connecting the free-standing structure to the back of the house - since a gutter had to be added for sufficient drainage. "The wood-burning fireplace will provide heat and definitely cozy up this patio addition as we head into fall and winter - especially with vents that push the heated air directly out into the sitting area," says Franks. "But since this outdoor living space was built for all seasons, the large outdoor ceiling fan will also help keep it cool in summer. In addition to the gas fireplace featuring bench seating, this detached, covered patio also had two outdoor sofas and a coffee table from Restoration Hardware. Built at an angle that faces the back of the house at the far end of the pool and hot tub, this outdoor living space design definitely fulfills its mission to blend in with the existing house. Its light-colored stucco and Western Austin Limestone with bluish-grey accents, for instance, echoes the contemporary home's stone and stucco exterior. The 10-foot-high ceiling under the hipped roof, meanwhile, features a dark stain matching that of the existing covered patio ceiling along the back of the house. The addition's Rosa flagstone patio is also an extension of the existing patio, and the Oklahoma wister flagstone bench seating is a perfect match to the coping on the existing pool. Similarly, the black lantern light fixtures on the support columns of this outdoor sitting area are the same style as those on the house. The client wanted gas light fixtures, like they have on the house. Outdoor Homescapes could only find electric fixtures that matched, but wqw able to convert them into gas fixtures with a conversion kit from Cunningham Gas. The Restoration Hardware seating and coffee table, meanwhile, suit the client's desire to entertain guests in style after dinner while enjoying a cigar. "The project was a challenge, but it turned out beautiful," says company owner Wayne Franks. "And it really does look like it was built with the house."

This full property landscape design and build presented Pro-Land with the opportunity to creatively work with existing grades, while considering the restrictions of an abutting conservation authority. Keeping this in mind we were able to optimize the views of the greenery around the property, while creating a functional outdoor entertainment area. The client wanted a classic design for the front; flagstone walkways to tie in with the colors from the house and an entry wall frames the front door. The goal in the backyard was to create various areas for entertaining, without sacrificing play spaces for their children – the size of the property made accommodating their wishes fairly easy. A sports court, pool with water feature, cabana, and outdoor kitchen ensure these homeowners don’t have to go far for their next vacation.
