They loved the feel, but knew it needed a major overhaul. Being incredibly busy and having never taken on a renovation of this scale, they knew they needed help to make this space their own. Upon a previous client referral, they called on Pulp to make their dreams a reality. Then ensued a down to the studs renovation, moving walls and some stairs, resulting in dramatic results. Beth and Carolina layered in warmth and style throughout, striking a hard-to-achieve balance of livable and contemporary. Inspiration for a modern dining room remodel in New York

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. This propery is situated on the south side of Centre Island at the edge of an oak and ash woodlands. orignally, it was three properties having one house and various out buildings. topographically, it more or less continually sloped to the water. Our task was to creat a series of terraces that were to house various functions such as the main house and forecourt, cottage, boat house and utility barns. The immediate landscape around the main house was largely masonry terraces and flower gardens. The outer landscape was comprised of heavily planted trails and intimate open spaces for the client to preamble through. As the site was largely an oak and ash woods infested with Norway maple and japanese honey suckle we essentially started with tall trees and open ground. Our planting intent was to introduce a variety of understory tree and a heavy shrub and herbaceous layer with an emphisis on planting native material. As a result the feel of the property is one of graciousness with a challenge to explore.

The reconfiguration of the master bathroom opened up the space by pairing a platform shower with a freestanding tub. The open shower, wall-hung vanity, and wall-hung water closet create continuous flooring and an expansive feeling. The result is a welcoming space with a calming aesthetic.

This kitchen was part of a significant remodel to the entire home. Our client, having remodeled several kitchens previously, had a high standard for this project. The result is stunning. Using earthy, yet industrial and refined details simultaneously, the combination of design elements in this kitchen is fashion forward and fresh. Project specs: Viking 36” Range, Sub Zero 48” Pro style refrigerator, custom marble apron front sink, cabinets by Premier Custom-Built in a tone on tone milk paint finish, hammered steel brackets.

These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. A beautiful transitional design was created by removing the range and microwave and adding a cooktop, under counter oven and hood. The microwave was relocated and an under counter microwave was incorporated into the design. These appliances were moved to balance the design and create a perfect symmetry. Additionally the small appliances, coffee maker, blender and toaster were incorporated into the pantries to keep them hidden and the tops clean. The walls were removed to create a great room concept that not only makes the kitchen a larger area but also transmits an inviting design appeal. The master bath room had walls removed to accommodate a large double vanity. Toilet and shower was relocated to recreate a better design flow. Products used were Miralis matte shaker white cabinetry. Cooking for Two Location: Plymouth, MN, United States When this couple’s last child graduated from college they began the process of looking for a new home. After a lengthy search they decided to stay with the neighborhood they loved, saving money by remodeling rather than starting over. The top priorities on their wish list were adding character to their 1990’s era home with a classic white kitchen and a larger island while keeping within the existing footprint. With the intention of honing their cooking skills, they were also considering better appliances and two ovens. Challenges and Solutions Design a larger island with seating for at least two. The existing island was small and the area behind the seating was less than recommended clearances. To solve this challenge, the seating area of the island was extended out into the open area of the kitchen. This created a larger island with seating for three, extra storage and a bookshelf across from the range. The original kitchen had a range with microwave above, so adding another oven was a challenge with limited wall space. Because the adjoining dining room is used infrequently, the homeowner was open to placing the second oven and microwave in the walkway. This made room for the small buffet between the built in refrigerator and ovens, creating one of her favorite areas. The client requested a white painted kitchen but wanted to make sure it had warmth and character. To achieve this the following elements were chosen: 1) Cabinets painted with Benjamin Moore Capitol White, a luminous and warm shade of white. 2) The Range hood was painted with warm metallic shades to reflect the bronze of the Ashley Norton hardware. 3) Black Aqua Grantique granite was chosen for countertops because it looks like soapstone and adds contrast. 4) Walker Zanger Café tile in Latte was chosen for it’s handmade look with uneven edges. 5) The to-the-counter-cabinet with glass door shows off serving dishes and lends sophisticated charm. The result is a welcoming classic kitchen, where this couple enjoys cooking more often and sharpening their skills with gourmet appliances. The goal of this master suite remodel was to design a luxurious yet simple environment that was not only beautiful but also comfortable, and designer Lori Wiles brought the transformation to life. The remodel was a transformation of the unused storage area in the bottom level of the clients’ home. Wiles' creative problem solving did more than just hide basement remodel problems like low ductwork and poorly located pipes. Instead, these obstacles served as a source of inspiration for some of the most interesting aspects of her design, such as the angular wood-paneled headboard wall with built-in nightstands. Following a stone, fire, water, and wood theme, the materials used in this master suite strongly relate to nature. Water flows to the tub from the stone accent wall in the bathroom, and an opposing stone wall in the bedroom creates a dramatic backdrop for a seating area. Both walls contain candle-filled niches and Cherry wood is employed throughout, creating warmth and continuity. To further achieve the natural look and feel of the bathroom, Wiles incorporated a variety of stones. The shower and immediate area around the freestanding tub feature pebble accent flooring that complement the surrounding large, rectangular tile floors. Eldorado Stone’s Black River Stacked Stone was chosen because it offered different textures and dimensions of the black, rugged, stacked stone, resulting in an organic environment that provides relief from the flat surfaces. By using quality materials such as Eldorado Stone, designer Lori Wiles was able to create a zen-like space that exceeded her client’s expectations.
