When these panoramic doors are closed, their thermal efficiency keeps the interior minimally affected by outdoor temperatures and produces a cozy escape during cold Oregon winters when the new wood-burning fireplace is turned on. The tile backsplash pattern behind the fireplace emulates a sensation of nature with the varying blue and green tones used in the room and complements the wood tongue and groove ceiling paneling, creating a relaxing environment. We used different types of indoor lighting that can be turned on/off depending on the desired use of the sunroom. Expert lighting design inside the sunroom and on the deck allow summer dinner parties to continue past sunset and outdoor pavers installed next to the deck create a safe play area for this family to enjoy backyard games. Our Burlington client required a backyard space that would allow for entertaining as well as provide a safe and fun environment for their young children to play. The backyard had a severe grade change which required the construction of a substantial retaining wall to allow for the installation of a modern rectilinear pool featuring a sheer decent water feature wall. Large concrete slabs were used to create the pool patio/dining area and a composite deck complete with frameless glass railings was added to allow for unobstructed views of the yard. A lawn area for the children and a variety of plant material was used to provide year-round interest. Lighting, irrigation and a custom cedar pool shed complete the project.

The journey to the front door is an experience in this professional master plan. A secondary gravel path, defined by steel edging and lush groundcover, provides a soft, secondary route through the garden. Strategic path lighting ensures the landscape architecture remains safe and visually striking after dark. This view emphasizes the depth of the property, showcasing how our design+build process utilizes every square inch to create a layered, architectural environment that perfectly complements the home’s mid-century aesthetic.

It was very important to our client for the pool and patio area to feel like an extension of their home. To incorporate this request into their design we engineered the pool wall to support the new patio columns and roof. The selection of finish materials was critical to creating a seamless transition between their indoor and outdoor living environment. The amazing views and natural surroundings were the perfect backdrop for the staggering 46 of vanishing edge. The work area was very intimidating with a 2:1 slope which creates many unique challenges. Extreme care had to be taken to protect the homes located downhill from the work area while all of the construction materials were transported 300 up the steep incline. At times a human chain passed building materials hand-to-hand because the slope was too step to safely operate equipment. The pool, spa and vanishing edges are locked into the hillside with a combination of piers and a keyway footing. Our structural & geotechnical engineer tested the soils on site and made 5 visits to the jobsite during construction to ensure that all site conditions were addressed. The outdoor patio area was lowered 2 below the pool to preserve the view of the lake and add to the illusion of the pool flowing down to the water below. While working to create a structurally sound vanishing edge pool and spa on a 26 degree slope there were some difficult plumbing needs that had to be met. The home owner requested the swimming pool equipment be located close to the house to avoid being seen when they entertain guests. On most jobsites this is an easy request to provide but this was not a typical construction site. This project required a 4 deep vault to ensure efficient operation of the hydraulic system for the equipment which is located uphill from the pool. Another challenge for our plumbing crew was to have the remote spa with a vanishing edge utilize equalized plumbing with the pool. The vanishing edge of the pool and spa had to match perfectly despite being located 30 apart. The pool and spa both incorporate a Paramount PCC2000 cleaning system. This project is a testament to what can be accomplished by a team of dedicated engineers, designers, contractors and craftsmen. Team work and education are the keys to success.

When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation. When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space. Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.
