This master bathroom remodel in The Woodlands, TX features a clean, modern upgrade with new lighting, fixtures, and detailed craftsmanship throughout. The project includes a full interior repaint of the bathroom, creating a bright and refreshed look. Elegant sconce lights were installed to frame the vanity and enhance the ambience, adding both warmth and a designer touch. The space was redesigned around a modern freestanding tub and an updated shower area, giving the bathroom a more open and luxurious feel. We also installed a custom entry pocket door with a soft-close system to maximize space and improve functionality. The closet door was updated with new rails for smooth and reliable operation. Additional work included sealing plumbing fixtures, updating tub and shower trim, and completing detailed touch-ups to ensure a polished final finish. Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Making it green, safe and contemporary were the goals of this renovation. The new kitchen layout with the center island has made getting around this central kitchen more possible. Taller, custom cabinetry has improved the overall storage and accessibility. The open concept design makes the space the hub of the home. Green, safe and contemporary features make this project the jewel of the neighborhood. These features include: • Use of custom-made Douglas Fir slab cabinetry (engineered wood veneer from younger growth trees) with low shin finish (low VOC water based finish) and kilned dried select hardwood frames construction without use of any formaldehyde glues. • Use of no VOC paint on entire interior and exterior. • Manufacturing and installing 12” x 12 ft x ¾” solid birch hardwood floor for entire first floor. This was finished with Low-VOC water based finish. • Reuse of some of the existing lumber and plywood in the same project was essential. • Installing LED recess lighting and task lighting with Lurton Home system lighting management and controllable low voltage dimmers. • Installing high efficiency with the highest rating of Energy Star appliances. • Installing high grade closed cell insulation in walls and open space, caulking and sealing all open gaps. • Install large double pane-low E, argon filled gas windows. • Use of air tight insulated duct chases on all new ducts. The homeowners, who are active members of wildlife preservations, are pleased with green and environmentally safe kitchen and entire first floor project.

As written in Northern Home & Cottage by Elizabeth Edwards In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh... Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn. Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!). Starting with a multi-level, splintering old deck that didn’t transition well to the pool area - our goal was to great a more enjoyable and useable space where the homeowners can spend time relaxing & hosting poolside parties. We worked closely with the township to maximize the allowable impervious coverage for the property, which included reconfiguring all the landscaping to allow for more hardscaping. To say this backyard got a facelift is an understatement. Everything got some attention; from staining & sealing the concrete around the pool, tucking away the pool equipment, building an all new porch complete with gorgeous stonework & fireplace. Meeting the needs of the homeowners & surpassing their dreams is one of our favorite things, and with this design – that was exactly the case.

Vintage Cellars / Vintage Wine Cellars just completed this beautiful custom wine cellar duo in a home in Point Loma, San Diego, California. These wine cellars are both for show, one upstairs and the other downstairs. Complete with custom stainless steel doors and windows, these wine rooms provide great views from anywhere in the area. Walk into the kitchen in this Poway / Rancho Bernardo, San Diego home and it's impossible to miss this gorgeous 2,000 bottle, custom wine cellar showpiece. Completed in 2018, the cellar is complete with custom walnut stained poplar wine racking, rolling ladder for out of reach bottles, and much, much more. Against each window into the kitchen are floor to ceiling frames showcasing label out, metal racking to add a bit of modern flair. Two high reveal display rows circle the entire room, showcasing this homeowner's best bottles and designed to be angled perfectly to ensure the corks stay wet for long term storage. Vintage Cellars / Vintage Wine Cellars just completed this beautiful custom wine cellar duo in a home in Point Loma, San Diego, California. These wine cellars are both for show, one upstairs and the other downstairs. Complete with custom stainless steel doors and windows, these wine rooms provide great views from anywhere in the area. The upstairs cellar is a more contemporary feature with acrylic bottle holders and metal rods from floor to ceiling. This particular wine racking system is meant to make the bottles appear to be floating upon first glance. This wine cellar / wine room / wine feature in Point Loma, San Diego, also shows backlit paneling / back lighting to really make the cellar shine. With 700 bottles of beautiful wines on display, a cellar like this would look great in any room in your home.
