This master bathroom remodel in The Woodlands, TX features a clean, modern upgrade with new lighting, fixtures, and detailed craftsmanship throughout. The project includes a full interior repaint of the bathroom, creating a bright and refreshed look. Elegant sconce lights were installed to frame the vanity and enhance the ambience, adding both warmth and a designer touch. The space was redesigned around a modern freestanding tub and an updated shower area, giving the bathroom a more open and luxurious feel. We also installed a custom entry pocket door with a soft-close system to maximize space and improve functionality. The closet door was updated with new rails for smooth and reliable operation. Additional work included sealing plumbing fixtures, updating tub and shower trim, and completing detailed touch-ups to ensure a polished final finish. The updated space now offers improved lighting, smoother usability, and a clean, cohesive look, completed with Rolling Nations’ attention to detail and commitment to quality.

These custom thermally broken luxury doors were needed at this palatial rural home and Ledyard Homes selected Panda Windows and Doors to supply their thermally broken TS.19 in order for the future residents to fully enjoy their outdoor atmosphere from the comfort of their living space. While closed the thermal brake technology engineered into the TS.19 produces an air tight seal which enables the home to save energy and keep the great room interior space comfortable in both winter and summer and during harsh weather conditions. In addition to the energy and thermal benefits the doors also greatly reduce outdoor sound producing a serene environment inside the living space.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Over 10 years, we’ve maintained close communication with the owners and their maintenance provider, RP Marzilli to ensure the landscape is kept in top condition. The sloping yard allowed us to create a stunning infinity-edge pool, while the large evergreen plantings provide privacy and edge habitat. 2013 NARI CAPITAL COTY, MERIT AWARD WINNER, GREEN REMODELING INTERIOR This couple wanted to update their kitchen and first floor, using environmentally-friendly products in the process. Making it green, safe and contemporary were the goals of this renovation. The new kitchen layout with the center island has made getting around this central kitchen more possible. Taller, custom cabinetry has improved the overall storage and accessibility. The open concept design makes the space the hub of the home. Green, safe and contemporary features make this project the jewel of the neighborhood. These features include: • Use of custom-made Douglas Fir slab cabinetry (engineered wood veneer from younger growth trees) with low shin finish (low VOC water based finish) and kilned dried select hardwood frames construction without use of any formaldehyde glues. • Use of no VOC paint on entire interior and exterior. • Manufacturing and installing 12” x 12 ft x ¾” solid birch hardwood floor for entire first floor. This was finished with Low-VOC water based finish. • Reuse of some of the existing lumber and plywood in the same project was essential. • Installing LED recess lighting and task lighting with Lurton Home system lighting management and controllable low voltage dimmers. • Installing high efficiency with the highest rating of Energy Star appliances. • Installing high grade closed cell insulation in walls and open space, caulking and sealing all open gaps. • Install large double pane-low E, argon filled gas windows. • Use of air tight insulated duct chases on all new ducts. The homeowners, who are active members of wildlife preservations, are pleased with green and environmentally safe kitchen and entire first floor project.

Starting with a multi-level, splintering old deck that didn’t transition well to the pool area - our goal was to great a more enjoyable and useable space where the homeowners can spend time relaxing & hosting poolside parties. We worked closely with the township to maximize the allowable impervious coverage for the property, which included reconfiguring all the landscaping to allow for more hardscaping. To say this backyard got a facelift is an understatement. Everything got some attention; from staining & sealing the concrete around the pool, tucking away the pool equipment, building an all new porch complete with gorgeous stonework & fireplace. Meeting the needs of the homeowners & surpassing their dreams is one of our favorite things, and with this design – that was exactly the case.

Gappsi utilizes these high quality products to create all of our masonry and outdoor home improvement projects. Gappsi further designed and constructed a gas fire pit, two gas sphere fire features built along one side of the pool, and a custom built pavilion to match the house’s architectural design. The pool and spa coping, made of New York Bluestone, outline the overall pool patio. The stepping stone walkways to connect the back yard stoops were also made with New York Bluestone. These homeowners decided to downsize in their retirement years and move closer to family, which turned their eye toward their long-time rental home in central Corvallis. This 1,000 Square Foot home was in good condition but needed many upgrades to make it more energy- and space-efficient. The design, planning, and remodeling of this compact home were completed before and during the sale of the clients’ large historic property elsewhere in Oregon, in preparation for their move. The space originally included a closed-off kitchen, a dated bathroom, and three small bedrooms. The remodel joined two bedrooms into a large Primary Bedroom, leaving the remaining bedroom as a multi-use Office and Guest Room. Our team renovated the unfinished garage, air-sealed the entire home to lower energy costs, and replaced all of the windows and doors with better U-value models. We created a full-access laundry closet, brightened the entryway with new windows, installed new wood ceiling beams, and added a mail center complete with a mail slot. A highlight of the project is the Kitchen remodel, which opened up the Kitchen to the Living Room by removing a portion of wall. The new Rocky Coast Gray cabinetry contrasts against the rich wood tones of the flooring and Alder wood accents throughout the room. Plenty of space was designed for storage, prep, cooking, and serving, including a small coffee nook with its own window near the refrigerator. Two new skylights were added to the Kitchen ceiling, as well as new overhead recessed lighting and under-cabinet dimmable LED lighting for task lighting. The home’s single bathroom was also remodeled to create accessible features, and includes a new sun tunnel in the ceiling to dramatically brighten the room and highlight the stunning new tile installation.
