The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. Our clients came to as they were about to seal the deal on their new home in Littleton, CO. The order of business was a full kitchen overhaul to create a space that would function for the young familyof four and add value to the home. Much of the home was in need of updating but the clients really wanted to focus their design efforts on the kitchen. They knew they wanted to get it right. The goal was transform the small closed off kitchen into a welcome light filled gathering space. We maximized the natural lighting by eliminating the dropped ceiling looming over the existing kitchen. The lofty ceiling and existing window gift the space a bright and airy feeling. We also opened up a large section of the wall separating the mudroom from the kitchen to provide a view outside and brought more light into the space. The large stainless steel farmhouse sink by Vigo sits under the new wall opening with a great view out the window just beyond. A large five and a half foot by ten foot island is home to a 36” gas range, pots and pan storage, a drawer microwave, vertical tray storage, a pull out pantry, two trash can centers for trash and recycling, and seating for five. We selected a medium gray for the walls (Sherwin-Williams Elephant Ear) to set of the linen white shaker cabinetry. Two large pendants provide over island lighting and add a touch of warmth with the basket weave shades. We transformed what was once a built-in desk area, into a large built-in pantry. A hammered silver pendant over the sink offers task lighting. Cup pulls and knobs from Amerock’s Rochdale collection complete the look.

This is a photo of the connecting link between the rear yard garage apron & the access point to the rear yard & pool area. This is a view on the inside of the "tunnel" When passing through this magnificent portal the the space closes down but explodes into the unbelievable rear yard with the pool & brilliant daylight, once through the "tunnel". The inside of the tunnel is a barrell vault clad in the thin brick veneer matching all of the exterior detailing....All of the stone is 3/4" veneer. We had the corner stones pre cut into "L" shapes so that it appears as if a full solid stone corner. All of the brick is reclaimed brick which was cut down to 3/4" thickness. The brick had to be be sealed because it is very porous. The copper collectors are not functional but are quite charming. The watertable work is stucco shaped profiles.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. This home in Bonita Bay, Florida is located in a development designed with a tropical, entertaining-friendly courtyard floor plan, barrel tile roofs, and arched windows. The only thing missing was a modern, elegant and functional kitchen where two chefs could work simultaneously and have better flow among the surrounding spaces. Having worked with Progressive Design before on three prior renovations, all in less than one year, Progressive was the obvious choice for their fourth major remodel—this masterful kitchen renovation. Challenge Ultimately, Progressive Design Build was tasked with transforming a closed-off kitchen into an open concept floor plan. The design and production team began working on a solution to the structural beam support—confirming its adequacy for supporting the loft above after cutting a few holes in the drywall. Secondly, the size of the current marble tile flooring was no longer available. We needed a solution that would seamlessly blend the new flooring with the old. Thirdly, the existing lighting plan was inefficient and would need to be updated to accommodate the new island location and kitchen layout. Solution Since the existing marble flooring tile size was no longer available, we designed a beautiful stone border between the new kitchen and the existing living space to create a small break in the two-floor patterns, minimizing the noticeable difference in the tile sizes. Once installed, we re-polished and sealed the entire floor creating a beautiful sheen and natural flow throughout the space. The new location of the kitchen island, as well as additional perimeter lighting, necessitated the need to move electrical outlets and light switches to a more convenient and intuitive location. This was implemented strategically using a well-thought-out lighting plan. The clients were thrilled when we suggested removing a sink from their existing wet bar (which was rarely used) and moved the wet bar drain to the new laundry room, located on the backside of the wet bar. Special features include custom-designed Dura Supreme cabinets painted in a white finish, for the kitchen, wet bar, and laundry room; Wolf and Sub-Zero appliances, and an impressive gas range with downdraft at the cooktop. Results Not only was this Bonita Bay couple thrilled to receive all of their remodel wish list items, but Progressive Design Build was able to complete their project ahead of schedule and on budget.

The office is one of the most elegant “man caves” we have ever seen! Retaining and repointing the gorgeous stone walls, we tore down the roof of an existing covered porch, added a new one, walls and windows to create this “gentleman’s office”. At either end of the room, this space’s focal points are the custom designed shelves we built directly into the stone walls. The room is finished off with raised panels on the ceiling and lighting recessed directly into the soffit. Due to the high water table this pool is slightly elevated and only five feet deep. The auto cover on this pool keeps it protected from leaves and chemical robbing sun rays and rain when not in use by being closed. Counter tops and backsplash are Carrera marble, sealed to prevent staining. The custom inset over the range is made of lineal glass mosaic in a pallet to compliment the marble, framed with a Carrera picture moulding. She never feels 'stuck in the kitchen', it shares the elegant open interior of the great room.
