Their primary goals were to increase the size of the shower, add a rain head, add a freestanding tub and overall freshen the feel of the space. The existing layout of the bath worked well, so we left the basic footprint the same, but increased the size of the shower and added a freestanding tub on a bit of an angle which allowed for some additional storage. One of the most important things on the wish list was adding a rainhead in the shower, but this was not an easy task with the angled ceiling. We came up with the solution of using an extra long wall-mounted shower arm that was reinforced with a meal bracket attached the ceiling. This did the trick, and no extra framing or insulation was required to make it work. The materials selected for the space are classic and fresh. Large format white oriental marble is used throughout the bath, on the floor in a herrinbone pattern and in a staggered brick pattern on the walls. Alder cabinets with a gray stain contrast nicely with the white marble, while shiplap detail helps unify the space and gives it a casual and cozy vibe. Storage solutions include an area for towels and other necessities at the foot of the tub, roll out shelves and out storage in the vanities and a custom niche and shaving ledge in the shower. We love how just a few simple changes can make such a great impact! In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

Our clients were relocating from the upper peninsula to the lower peninsula and wanted to design a retirement home on their Lake Michigan property. The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

Union Square Loft II DHD Interiors worked with this couple to furnish their new recently renovated Flatiron loft. Navigating the dark wood paneling and flooring, DHD selected furniture and finishes that felt rich in color and texture while still cool and casual. Layers of grass cloth wallpapers were added to the main bedrooms to reduce the contrast of the dark wood and walls, adding brightness to the loft’s overall feel. Greys and mink-toned browns served as the foundation for a base palette, with deep burgundies and blues working as accents. This loft feels like a true downtown loft with its original brick and an industrial dining table, but stays balanced with softly upholstered furniture. Inspiration for a mid-sized transitional backyard patio remodel in Toronto

Our clients were looking to erase the 90s from their master bathroom and create a space that blended their contemporary tastes with natural elements. This bathroom had wonderful bones with a high ceiling and plenty of space, but we were able to work with our clients to create a design that better met their needs and utilized the space to its full potential. We wanted to create a sense of warmth in this large master bathroom and adding a fireplace to the space did the trick. By moving the tub location, we were able to create a stunning accent wall of stacked stone that provided a home for the fireplace and a perfectly dramatic backdrop for the new freestanding bathtub. The sculptural copper light fixture helps to soften the stone wall and allowed us to emphasize those vaulted ceiling. Playing with metal finishes is one of our favorite pastimes, and this bathroom was the perfect opportunity to blend sleek matte black plumbing fixtures with a mirrored copper finish on the light fixtures. We tied the vanity wall sconces in with a dramatic sculptural chandelier above the bath tub by using copper finishes on both and allowing the light fixtures to be the shining stars of this space. We selected a clean white finish for the custom vanity cabinets and lit them from below to accentuate their floating design. We then completed the look with a waterfall quartz counter to add an elegant texture to the area and extended the stone onto the shower bench to bring the two elements together. The existing shower had been on the small side, so we expanded it into the room and gave them a more spacious shower complete with a built-in bench and recessed niche. Hard surfaces play an important role in any bathroom design, and we wanted to use this opportunity to create an interesting layer of texture through our tile selections. The bathroom floor utilizes a large-scale plank tile installed in a herringbone pattern, while the shower and walls are tiled in a polished white tile to add a bit of reflectivity. The newly transformed bathroom is now a sophisticated space the brings together sleek contemporary finishes with textured natural elements and provides the perfect retreat from the outside world.

We opened up this kitchen into the dining area which added more natural light. The family wanted to make sure the kitchen was handicap accessible for their son. We made sure that the aisle were wide enough for the wheelchair. The open shelf island was made specifically for the customer's son. This is his place that he can store his belonging with easy access. The customer fell in love with the Typhoon Bordeaux granite and we helped him select cabinets that would compliment the granite. My clients always wanted a fireplace in the family room but could not build the necessary chimney due to building restrictions. To overcome this obstacle we installed an Eco Smart bio fuel fireplace. which became the focal point of the room. Next we added custom cabinetry for storage which coordinated with the kitchen (which is an open room adjacent to this space). Custom furnishings from American Leather and Hickory Chair were selected for my tall client. High performance fabrics were selected to provide worry free enjoyment of the furniture. Finishing accent pieces from Charleston Forge add a warm and contemporary vibe to the pace. The dark stain is a beautiful contrast to the lighter colorway. As you can see there are 2 skylights and 2 very large windows so light is not a problem but sun and heat are. With the height of the ceilings, we needed a large but good looking ceiling fan to control the temperature. An oversize custom ceiling fan was chosen. The walls are a coordinated blue grey to compliment the Venetian plaster finished fireplace column. This wooden shed is gorgeous inside and out. Finished wood interior looks very cozy, and does not need any additional work - you can move in as soon as the shed is up! The shed is customized on the 10x10 shed base by choosing cottage facade, adding double window, canopy and selecting T&G floor and roof kit for a complete look. Lisa Rossman, co-owner of Huntington Beach design firm LL Design Co, reached out to us right after our launch in March 2020. She needed tile options for her client—a local homeowner embarking on an ambitious, complete master suite remodel. We were delighted to connect with Rossman and rushed to send over a few of our favorite samples, so her client had some chic and sustainable tiles to choose from. Her client went back and forth on which tile sample to select, but eventually landed on the stylish STELLA 5-Flower tile in the colorway Fog on our recycled 12x12 Polar Ice Terrazzo. One of the added benefits of this tile—and all LIVDEN tiles for that matter—is its tile body type. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. At the other end of the home is this media room featuring a Velvet Aqua sectional and Sisal rug that defines the TV screening area. An accent chair in the very bold pillow fabric is added to balance the seating area and a large Zebra print leather hide cocktail ottoman for casual feet-up comfort in front of the sectional. An exterior entrance leads into an entry with a console on the left and a round table right front. The round entry table has Crocodile embossed stools that can be used as seating around the table or pulled into the screening area. Assorted trees and accessories ad to the coastal vibe while the selected furniture is more eclectic than overtly beachy.

This is the first thing you see when you enter the bathroom (we moved the doorway over, it used to be right where the toilet is now!) The custom mosaic is the "piece de resistance" in this space! And notice on the shower glass, we added a robe hook through the glass, and we installed the handle horizontally, to give another option for towel hanging.

The homeowner tasked SV Design to create spaces in their home that reflected their character and personality. The project started off with adding a coffee bar, which then turned into a full design project that SV tailored room by room. The home has a mix of traditional and transitional design with a slight emphasis on a southern hospitality to this New England home. The music room was furnished to appreciate the collection of books to accommodate a grand piano and to allow for cozy seating at the fireplace. We selected a curved sofa with a matching curved table, to draw attention to the room’s centerpieces— the fireplace and piano. The wood tones of the space give a cozy feel, perfect for a chilly fall day.

This tiny kitchen located on the Main Line is hidden within an orginal old farmhouse in Gladwyne, Pennsylvania. This gorgeous kitchen is not only charming, it also has very clean modern lines and elements. The clients selected the classic white, painted shaker cabinets from Fabuwood Cabinetry. The selection of all white materials, including a traditional white subway tile, white quartz countertops, and a simple white shaker door style gives this kitchen the sleek, modern style. The old laminate floor was removed to expose the beautiful, orginal hardwood floors that were refinsihed to bring out the more traditional, rustic farmhouse look. Although this kitchen is small, the white cabinets and finishes give the illusion that the space is much larger. This cozy kitchen is elegant, clean and stunning. The design kept the style of the kitchen true to the farmhouse style of the home while also adding a touch of modern to complete the design.

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.” Ready to let outdoor furniture transform your living space?
