With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." "I appreciate working with Dura Supreme cabinetry because of the quality of the cabinetry, fast delivery and the custom options. I'm able to create beautiful architectural details like the pull-out columns on both sides of the range and the curved mullion doors on the furniture hutch, and they offer a stunning palette of finishes and styles," explained Han. For the bath cabinetry, Han created a similar palette of finishes and styles to create a complementary look throughout the entire home. The new rear elevation has more and larger windows and a better connection to the yard. The one story house was out of scale and character for the neighborhood that featured mostly two-story homes. The clients and designer also felt that a second story would offer a simpler, more straightforward circulation pattern for family connectivity. Our designer’s main challenge in adding a second story was to make it look like it was always part of the house. Creating a flow and selecting materials added to the challenge. Our designer's solution was a Craftsman-style house where the roof creates a second story and covers the full footprint of the first floor, making it look original to the house. Adding two gable dormers in the front and a shed dormer gives the interior space enough ceiling height. Windows. We replaced all the windows with a 6 over 1 grid pattern for the windows that evokes the Craftsman style. Doors. The new dark front door and sidelight allow for natural light and have a simple glass pattern that also contributes to the Craftsman style. Front Porch. A new porch spans the width of the house. The continuation of the house’s roof provides the cover for the front porch. We used low-maintenance Trex decking and railing. Exterior. To create shingle-looking exterior we used composite Cedar Impressions shakes, which are low maintenance. We also used composite trim and brackets.

The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining. The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye. The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces. The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen. Every home has its unique design challenges. But with a fresh perspective and a bit of creativity, there is always a way to give the client exactly what they want [and need]. In this particular kitchen, the existing soffits and high slanted ceilings added a layer of complexity to the lighting layout and upper perimeter cabinets. While a space needs to look good, it also needs to function well. This meant making the most of the height of the room and accounting for the varied ceiling features, while also giving Tina everything she wanted and more. Everyone needs a little space of their own. Whether it’s a cozy reading nook for a busy mom to curl up in at the end of a long day, a quiet corner of a living room for an artist to get inspired, or a mancave where die-hard sports fans can watch the game without distraction. Even Emmy-award winning “This Is Us” actor Sterling K. Brown was feeling like he needed a place where he could go to be productive (as well as get some peace and quiet). Sterling’s Los Angeles house is home to him, his wife, and two of their two sons – so understandably, it can feel a little crazy. Sterling reached out to interior designer Kyle Schuneman of Apt2B to help convert his garage into a man-cave / office into a space where he could conduct some of his day-to-day tasks, run his lines, or just relax after a long day. As Schuneman began to visualize Sterling’s “creative workspace”, he and the Apt2B team reached out Paintzen to make the process a little more colorful. The room was full of natural light, which meant we could go bolder with color. Schuneman selected a navy blue – one of the season’s most popular shades (especially for mancaves!) in a flat finish for the walls. The color was perfect for the space; it paired well with the concrete flooring, which was covered with a blue-and-white patterned area rug, and had plenty of personality. (Not to mention it makes a lovely backdrop for an Emmy, don’t you think?) Schuneman’s furniture selection was done with the paint color in mind. He chose a bright, bold sofa in a mustard color, and used lots of wood and metal accents throughout to elevate the space and help it feel more modern and sophisticated. A work table was added – where we imagine Sterling will spend time reading scripts and getting work done – and there is plenty of space on the walls and in glass-faced cabinets, of course, to display future Emmy’s in the years to come. However, the large mounted TV and ample seating in the room means this space can just as well be used hosting get-togethers with friends. We think you’ll agree that the final product was stunning. The rich navy walls paired with Schuneman’s decor selections resulted in a space that is smart, stylish, and masculine. Apt2B turned a standard garage into a sleek home office and Mancave for Sterling K. Brown, and our team at Paintzen was thrilled to be a part of the process.

This clean and classic Northern Westchester kitchen features a mix of colors and finishes. The perimeter of the kitchen including the desk area is painted in Benjamin Moore’s Nordic White with satin chrome hardware. The island features Benjamin Moore’s Blue Toile with satin brass hardware. The focal point of the space is the Cornu Fe range and custom hood in satin black with brass and chrome trim. Crisp white subway tile covers the backwall behind the cooking area and all the way up the sink wall to the ceiling. In place of wall cabinets, the client opted for thick white open shelves on either side of the window above the sink to keep the space more open and airier. Countertops are a mix of Neolith’s Estatuario on the island and Ash Grey marble on the perimeter. Hanging above the island are Circa Lighting’s the “Hicks Large Pendants” by designer Thomas O’Brien; above the dining table is Tom Dixon’s “Fat Pendant”. Just off of the kitchen is a wet bar conveniently located next to the living area, perfect for entertaining guests. They opted for a contemporary look in the space. The cabinetry is Yosemite Bronzato laminate in a high gloss finish coupled with open glass shelves and a mirrored backsplash. Located in a wooded setting which backs up to a golf course, The Woods is a vacation condo community in Canadian Lakes, Michigan. The owners asked us to create a comfortable modern design that would appeal to golfers and also families visiting relatives in the area. This complete renovation brought the design from 80's basic to rustic transitional. Colors and design elements echo the natural area surrounding the property. SKP Design was involved in multiple aspects of this project. Our services included: space planning for kitchen and both bathrooms selecting finishes for walls, floors, trim, cabinets and countertops reviewing construction details and electrical plans specification of plumbing fixtures, appliances and accent lighting furniture layout, specification and purchasing fireplace design and stone selection reviewing branding and signage ideas In the great room, wrought iron accents are featured in a new staircase handrail system. Other metal accents are found in the new chandelier, barstools and the legs of the live edge coffee table. An open area under the staircase was enclosed with recessed shelving which gives a focal point to the dinette area. Recessed built-in cabinets near the fireplace store TV technology and accessories. The original tiled hearth was replaced by poured concrete with stone accents. A queen sleeper sofa from Edgecomb provides additional sleeping. Fabrics and upholstery throughout the condo were selected for durability and cleanability. Basic white laminate kitchen cabinets were replaced with beautiful dark stained wood. Floor tile is a wood-look porcelain from Daltile called Saddle Brook. Countertops in the kitchen and bathrooms are solid surface Corian Quartz (formerly called DuPont Zodiaq). Broadloom carpet is from Durkan. The first floor bedroom is Mona Vista pattern from Modesto Collection; all other carpet is Inviting Spaces pattern from Timeless Compositions. Walls are painted with Sherwin Williams 7647 Crushed Ice. The main floor bedroom has a custom headboard mounted on a feature wall with plaid wallcovering. A freestanding vanity with undermount sink was added to the alcove area, creating space for a larger walk-in tiled shower with custom bench. On both levels, backlit mirrors highlight the sink areas. The upstairs bath has a blue tile feature wall and vessel sink. A fiberglass bathtub surround was removed and replaced by a custom tiled shower. Vinyl wallcovering from D.L. Couch provides a focal point behind the king headboard in the loft bedroom. A twin sleeper chair adds an extra bed.

With an ideal location in the Pacific Heights neighborhood of San Francisco, this dated Victorian residence had "beautiful bones" but had been sitting on the market for a year before being purchased with plans to revitalize the interior. Interior designer, Noel Han, explained, "Historical Victorian homes in this area often have beautiful architectural elements that I aim to preserve, but the floor plan and layout tend to be stuffy, not live-able and not light filled. Modern families want bright, light-filled, spacious rooms that take advantage of outdoor views and living spaces, and function well for storage, meals and entertaining." Preserving the architectural integrity and special features of the home was one of Han's goals but at the same time, she re-designed the space, moving walls and adding windows to create an open floorplan that flowed easily between the kitchen and outdoor living spaces. Where the range once stood in the original design, now an entire wall of windows provides panoramic views of the outdoors and fills the kitchen with light. Below the windows, Han designed a long bank of base cabinets with drawers to provide plenty of storage and work surface. Light now pours into the space even on foggy days. The range was moved to the opposite wall so that beautiful window views could be added to the kitchen. Han selected a palette of finishes with an eye toward creating a "soft color aesthetic". "White painted finishes are very popular right now but would have felt stark and cold in this space," she explained. "The French grey paint from Dura Supreme was a perfect complement for this vintage Victorian home, to create a classic color scheme". "This beautiful home already had hardware elements with a vintage brass finish, so I carefully selected antiqued, brushed brass hardware, plumbing and metal finishes to blend with the original elements," said Han. She continued, "The La Cornue French Range adds modern function with a French antique look." "I appreciate working with Dura Supreme cabinetry because of the quality of the cabinetry, fast delivery and the custom options. I'm able to create beautiful architectural details like the pull-out columns on both sides of the range and the curved mullion doors on the furniture hutch, and they offer a stunning palette of finishes and styles," explained Han. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light.
