This 4,800 square-foot guesthouse is a three-story residence consisting of a main-level master suite, upper-level guest suite, and a large bunkroom. The exterior finishes were selected for their durability and low-maintenance characteristics, as well as to provide a unique, complementary element to the site. Locally quarried granite and a sleek slate roof have been united with cement fiberboard shingles, board-and-batten siding, and rustic brackets along the eaves. The public spaces are located on the north side of the site in order to communicate with the public spaces of a future main house. With interior details picking up on the picturesque cottage style of architecture, this space becomes ideal for both large and small gatherings. When designing this kitchen, the old-growth oak tree was top of mind as the view to capture out the kitchen sink window. Even the window coverings were selected to complement and enhance the natural beauty just beyond. Generous counter space either side of the sink allow for work and clean up areas without feeling pinched.

Since our clients are focused on utilizing electric energy, they replaced all of their gas fireplaces and appliances with electric, and this fireplace was included. By choosing a colorful mosaic tile and paint, this room is anything but boring and stuffy. Commissioning a one-of-a-kind piece of art from their trip to Australia, we used it as a foundation to guide the rest of their design. The result was a bright and vibrant space, featuring furniture and accessories that perfectly complemented the artwork. Andrew selected IKEA cabinetry for its budget, modularity and good reviews. “It also looked great, especially in combination with the aftermarket fronts and hardware,” he says. To make their kitchen design ideas a reality, required professional help though. “For something as complex as a kitchen remodel, I figured that the money would be well spent on getting experienced designers to do it for us. I had read good reviews about IKD and we decided to give it a try. Our first challenge was deciding what we wanted. We spent a lot of time looking at design sites, reading and trying to understand how to balance form and function and budget,” he says. Another challenge was getting all the IKEA pieces needed for the project — especially since the remodel project began in the summer of 2020 during COVID-19. “Supply chains were not great for IKEA, which meant many items were not available. It required an online order, then three different trips to the local IKEA to get a hold of missing pieces that would be in stock for all of a day before going out again,” he describes. He concludes: “The parts list that IKD generated was perfect and the installation documents made it really easy for our installer.” The pair also hired a cabinet installer, and although the installer was inexperienced with IKEA’s system,“he was able to quickly figure it out and it all went well.” According to Andrew, there is one very important tip he would suggest for other IKEA customers beginning their remodel process. “If you are on a budget, that usually means the timeline will be a bit longer, so get ready for some extended camping in your own home. With that in mind, we moved the “kitchen” into our dining room. Another tip is that an induction hotplate ($35 on Amazon) was great for cooking simple stuff,” he concludes.

The Emmy Award winning writer, was introduced to Encinitas while visiting friends. He was immediately taken by the walkability and friendliness of the small beach town. “Not to mention the good looking women,” chuckles Stevens who also made note of a community on the move and with little real estate inventory. Introduced to dasMOD Co-Founder, Erik Gilmer, the two spent many hours touring the up-and-coming Encinitas Highlands neighborhood where Stevens settled on a 1950’s stereotypical, boxy tract house, suffering from decay and a serious lack of attention. The dasMOD team recognized the unspectacular, old-age spirit of the house could easily transition into an intimate, low-maintenance yet dynamic second home for Stevens that reflected the timeless beauty and simple comforts of a beach community. The renovation was a sustainable effort and an adaptive use of the existing property. One that focused on tearing down selectively with an emphasis on doing something fun and cool, with a vibe similar to that of an art gallery. Updating a tired Kitchen was the dream of these homeowners in Town and Country and well thought-out. Not knowing what the future holds for these empty-nesters, they wanted trends that would carry forward in a possible house sale in their kitchen remodel. Keeping much of the cabinet layout the same and not taking the cabinets all the way to the ceiling, was a cost savings to this already large Kitchen that didn’t need any extra storage. Cabinet selection was from Wellborn’s Premier Line, choosing Maple in the Sonoma Series with the Glacier finish- combining the ever popular white look with a softer glaze to go with every trending style. Grounding the design while maintaining some continuity, the island cabinets were from the same line in Wellborn- however the finish was Sienna Charcoal. This pulled the space together and gave it a nice warm appeal. Not to mention wonderful counter space for multiple cooks. With a love for the Natural Elements of Granite, this homeowner’s choose 3cm Andino White Granite for the entire kitchen. Adding a focal point to the beautiful Wellborn Hood, the backsplash is brick veneer by “Brick-It”. We were excited to take on this full home remodel with our Arvada clients! They have been living in their home for years, and were ready to delve into some major construction to make their home a perfect fit. This home had a lot of its original 1970s features, and we were able to work together to make updates throughout their home to make it fit their more modern tastes. We started by lowering their raised living room to make it level with the rest of their first floor; this not only removed a major tripping hazard, but also gave them a lot more flexibility when it came to placing furniture. To make their newly leveled first floor feel more cohesive we also replaced their mixed flooring with a gorgeous engineered wood flooring throughout the whole first floor. But the second floor wasn’t left out, we also updated their carpet with a subtle patterned grey beauty that tied in with the colors we utilized on the first floor. New taller baseboards throughout their entire home also helped to unify the spaces and brought the update full circle. One of the most dramatic changes we made was to take down all of the original wood railings and replace them custom steel railings. Our goal was to design a staircase that felt lighter and created less of a visual barrier between spaces. We painted the existing stringer a crisp white, and to balance out the cool steel finish, we opted for a wooden handrail. We also replaced the original carpet wrapped steps with dark wooden steps that coordinate with the finish of the handrail. Lighting has a major impact on how we feel about the space we’re in, and we took on this home’s lighting problems head on. By adding recessed lighting to the family room, and replacing all of the light fixtures on the first floor we were able to create more even lighting throughout their home as well as add in a few fun accents in the dining room and stairwell. To update the fireplace in the family room we replaced the original mantel with a dark solid wood beam to clean up the lines of the fireplace. We also replaced the original mirrored gold doors with a more contemporary dark steel finished to help them blend in better. The clients also wanted to tackle their powder room, and already had a beautiful new vanity selected, so we were able to design the rest of the space around it. Our favorite touch was the new accent tile installed from floor to ceiling behind the vanity adding a touch of texture and a clear focal point to the space. Little changes like replacing all of their door hardware, removing the popcorn ceiling, painting the walls, and updating the wet bar by painting the cabinets and installing a new quartz counter went a long way towards making this home a perfect fit for our clients
