This 400 s.f. studio apartment in NYC’s Greenwich Village serves as a pied-a-terre for clients whose primary residence is on the West Coast. Although the clients do not reside here full-time, this tiny space accommodates all the creature comforts of home. Bleached hardwood floors, crisp white walls, and high ceilings are the backdrop to a custom blackened steel and glass partition, layered with raw silk sheer draperies, to create a private sleeping area, replete with custom built-in closets. Simple headboard and crisp linens are balanced with a lightly-metallic glazed duvet and a vintage textile pillow. The living space boasts a custom Belgian linen sectional sofa that pulls out into a full-size bed for the couple’s young children who sometimes accompany them. Efficient and inexpensive dining furniture sits comfortably in the main living space and lends clean, Scandinavian functionality for sharing meals. The sculptural handrafted metal ceiling mobile offsets the architecture’s clean lines, defining the space while accentuating the tall ceilings. The kitchenette combines custom cool grey lacquered cabinets with brass fittings, white beveled subway tile, and a warm brushed brass backsplash; an antique Boucherouite runner and textural woven stools that pull up to the kitchen’s coffee counter puntuate the clean palette with warmth and the human scale. The under-counter freezer and refrigerator, along with the 18” dishwasher, are all panelled to match the cabinets, and open shelving to the ceiling maximizes the feeling of the space’s volume. The entry closet doubles as home for a combination washer/dryer unit. The custom bathroom vanity, with open brass legs sitting against floor-to-ceiling marble subway tile, boasts a honed gray marble countertop, with an undermount sink offset to maximize precious counter space and highlight a pendant light. A tall narrow cabinet combines closed and open storage, and a recessed mirrored medicine cabinet conceals additional necessaries. The stand-up shower is kept minimal, with simple white beveled subway tile and frameless glass doors, and is large enough to host a teak and stainless bench for comfort; black sink and bath fittings ground the otherwise light palette. What had been a generic studio apartment became a rich landscape for living.

Essential kitchen products are more easily accessible with transFORM’s custom designed pantries. Your favorite foods are neatly stored in this pantry that features pull-out cabinets, pull-out chrome racks and solid woven wicker baskets. Items like fruits and bagged goods are stored in pull-out chrome racks to help make items more visible. In addition, making inventory of items like hand towel and cleaning products are easier when replacement is needed. Wicker baskets provide a great storage place for small items like coffee, dog treats and cutting boards. transFORM designed a variety of shelf depths for this pantry to accommodate an assortment of items and create an engaging appearance. Shallow and tapered shelves allow boxed goods and sparkling wines to be neatly placed and visible on the top shelves. The staging and display area creates a convenient place to serve small food items, stage snacks and flip through recipe books. Tins and jars are easier to locate and arrange with this pantry’s seamless sliding pull-out organizers. The deep vertical storage trays organize canned goods and provide simple reach-in access to a large collection of spices. Ideally designed to increase storage, this pantry makes planning and preparing meals quick and easy to accommodate your busy lifestyle. Two-bedroom renovation in a 1920’s loft style building. A single large floating ceiling with perimeter cove lighting was built over the living and dining space to accentuate the extra tall ceiling height. The ceiling also serves to hide LED recessed lighting, speakers and sprinkler heads. Custom teak veneer doors are wrapped with blackened steel door jams and a blackened steel base reveal that match the extra-large aluminum windows. High gloss gray lacquer cabinetry was used in the kitchen as well as for the matching living room TV unit. In the kitchen, custom flush pivot doors on either end, built to look like part of the kitchen cabinetry, push open on one side reveal an office behind and on the other to reveal a rear hallway leading to a guest bathroom. White caesarstone countertops were used throughout with large porcelain tiles in the bathrooms. Engineered grey-washed rift and quartered white oak floors extend throughout.

Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

A West Village Bachelor pad bedroom, featuring a hand-painted geometric design that highlights the pre-war features of the space, like the picture moldings. Additionally, because the client wanted both a work space and a place to put his TV (the pre-war wall could not hold a wall mounted tv!), we designed a custom desk/console piece out of reclaimed wood and metal hairpin legs that served both purposes, and fit the space perfectly. Bathroom - transitional bathroom idea in New York

The Broome Street Loft is a beautiful example of a classic Soho loft conversion. The design highlights its historic architecture of the space while integrating modern elements. The 14-foot-high tin ceiling, metal Corinthian columns and iconic brick wall are contrasted with clean lines and modern profiles, creating a captivating dialogue between the old and the new. The plan was completely revised: the bedroom was shifted to the side area to combine the living room and kitchen spaces into a larger, open plan space. The bathroom and laundry also shifted to a more efficient layout, which both widened the main living space and created the opportunity to add a new Powder Room. The high ceilings allowed for the creation of a new storage space above the laundry and bathroom, with a sleek, modern stair to provide access. The kitchen seamlessly blends modern detailing with a vintage style. An existing recess in the brick wall serves as a focal point for the relocated Kitchen with the addition of custom bronze, steel and glass shelves. The kitchen island anchors the space, and the knife-edge stone countertop and custom metal legs make it feel more like a table than a built-in piece. The bathroom features the brick wall which runs through the apartment, creating a uniquely Soho experience. The cove lighting throughout creates a bright interior space, and the white and grey tones of the tile provide a neutral counterpoint to the red brick. We wanted our client's bedroom to feel masculine and cozy, while enhancing the modern architecture of the space. We kept the space feeling clean and relaxing by keeping a neutral palette and adding just a few accents of bold color in the chair and bed pillow. The combination of natural woods and soft textures help make the space feel cozy and inviting, which balances nicely with the metal accents that keep it modern and fresh. We chose to paint the wall behind his bed a dark charcoal to add richness to the space, give a sense of depth while enhancing the clean lines of the apartment's modern architecture, and to serve as a dramatic backdrop to the bed and neon which both work together to add style to the space. Close to Lincoln Center Plaza, two existing apartments were combined into a single custom tailored 4-bedroom residence. Characteristic with other buildings from the same post-war era, the existing apartments suffered greatly from a low, monotonous ceiling slab. To break up the ceiling, floating planes containing low-profile LED recessed lighting were incorporated throughout. Grey-washed birch veneer millwork is seen as you enter into the new foyer space. A blackened steel inlaid panel serves as a datum that continues throughout the apartment, wrapping the entry unit and extending around the corner to then transform into a floating bookshelf. The unit not only divides the entry area from the Living room, but also serves its utilitarian purpose on the foyer side as coat and storage closets, and then an entertaining function on the opposing side with a TV niche and custom liquor bar. Whitewashed rift and quartered white oak floors were used to brighten the space. In the kitchen, marble counters extend up the wall and onto the ceiling marking the separation of the kitchen/dining area from the living room/entry area. The kid’s room contains a custom curved desk area built beneath the bay windows to take advantage of the views. In the master bedroom, the blackened steel inlay reappears inset into the wardrobe wall unit.

This kitchen was designed by Daniel Popescu from Bilotta’s NYC showroom. With a picturesque view of the ocean the kitchen is the ideal room in which to escape from the hustle and bustle of Manhattan. Featuring Bilotta Collection Cabinetry in a mix of natural walnut and white paint, the kitchen’s two main workspaces – the sink and the cooktop – look out towards the beach, making any meal enjoyable to prep and clean up from. The walnut island curves on one end and features a custom-made walnut and maple butcher block, perfect for serving a cheese board to guests or chopping up vegetables. The creative marble and walnut table off of the island creates a “his & hers” dining area when the rest of the family is out at the beach.
