Beautiful custom Spanish Mediterranean home located in the special Three Arch community of Laguna Beach, California gets a complete remodel to bring in a more casual coastal style.

2014 Legacy of Design 1st Place Award Traditional Living Space. This front Living Room was never used and the client's wanted to create a restful library where the family could read and relax together, no TV allowed! We had custom bookshelves made and the backs lined with wallpaper to lighten them up. They were painted the same color as the ceiling to help create a cozy comfortable room. The chairs were existing chairs that were used in another room and our client did not want the red, brown and gold to be the color palette for this room, so we pulled the gray and yellow from the chairs and that became the focus for the color scheme. We painted the coffee table/ottoman legs red and repeated it again in the art work for a pop of color! 2014 ASID Legacy of Design Award 1st Place Traditional Living Room award winner.

Kitchen and Adjoining Family Room with expansive vaulted wood ceilings . We reconfigured the kitchen by closing a double door to the enclosed patio which allowed us to expand the wall for the kitchen. We changed the shape of the island for a better flow.

Inspiration for a transitional living room remodel in New York

On the second floor, the master bedroom is sophisticated yet glamorous with a bit of an edge. The vintage metal chandelier is Austrian, circa 1920s. The walls are blanketed in a silver-glazed grasscloth wallpaper for a modern yet warmly textured effect. Luminous silver window panels frame the faux-shagreen (sharkskin) bed, which is swaddled in eco-friendly, organic cotton linens. To each side, custom campaign chests were designed and hand-finished with silver leaf, and topped with hand-forged steel lamps. At the foot of the bed, a pair of benches upholstered in velvet perch atop the soft grey cowhide throws. A large pair of paintings opposite (also by Michael Lotenero) adds another layer of impact and drama.

This dining room is a play in textures. Textured wallcovering, a live edge dining table, and a faux shagreen credenza all harmonize with black and white accents.

The living room and den are separated by french doors with custom decorative metal work using actual pods selected from nature. Frosted glass provides privacy when needed. Full wall of custom millwork provides area for book storage and art display. A neutral shagreen wall covering adds to the richness and depth of this room.

The small but mighty bar steals the show. We transformed the entire first floor, but the bar remains the overall fan favorite. The cabinets are constructed with a custom dark stained white oak with two dual temperature wine coolers. Upper shelves are illuminated with integrated LED lights to highlight the spirits and glassware, with an antique mirrored backsplash for an infinity look. The adjacent walls are covered in a faux red shagreen texture to tie in with the red tones in the European wallpaper and turkish rug in the dining room. The ceiling highlights a William Morris wallpaper with a crystal flushmount to add some sparkle to the room.

The hallway houses a gray shagreen entry table with a mid-century painting above. The brass accents pick up on the lucite and brass coffee table found in the living room.
