The home had gone through an extensive renovation several years earlier that added a master bedroom suite and updates to the front façade. The kitchen however was not part of that update and a prior 1990’s update had left much to be desired. The client is an avid cook, and it was just not very functional for the family. The original kitchen was very choppy and included a large eat in area that took up more than its fair share of the space. On the wish list was a place where the family could comfortably congregate, that was easy and to cook in, that feels lived in and in check with the rest of the home’s décor. They also wanted a space that was not cluttered and dark – a happy, light and airy room. A small powder room off the space also needed some attention so we set out to include that in the remodel as well. See that arch in the neighboring dining room? The homeowner really wanted to make the opening to the dining room an arch to match, so we incorporated that into the design. Another unfortunate eyesore was the state of the ceiling and soffits. Turns out it was just a series of shortcuts from the prior renovation, and we were surprised and delighted that we were easily able to flatten out almost the entire ceiling with a couple of little reworks. Other changes we made were to add new windows that were appropriate to the new design, which included moving the sink window over slightly to give the work zone more breathing room. We also adjusted the height of the windows in what was previously the eat-in area that were too low for a countertop to work. We tried to keep an old island in the plan since it was a well-loved vintage find, but the tradeoff for the function of the new island was not worth it in the end. We hope the old found a new home, perhaps as a potting table. They are a busy 2-career household with young children and enjoy entertaining friends and family in their home. They have a beautiful open concept home but unfortunately the kitchen was not fitting for the rest of the home. They were not quite sure what to do with the space. We talked about trying to refresh it or do more of a minor remodel, but in the end they decided a full gut would get them to where they wanted to be. One problem was there was no place for guests to hang out other than the large and awkward banquette area. The brick wall and tiled hood area were feeling a bit dated and tired. The space was just not functional for their lifestyle. There was no prep space near the cooktop and no landing area for items coming out of the ovens or refrigerator, plus a big dead zone in the center of the room. Banquettes, like the one they previously had in the space, are great for small spaces, but when they get really large like this one, it makes getting in and out of the seating area awkward and uncomfortable. Plus, there was room for a large table, so we eliminated the awkward built in. We started by removing the faux brick wall between the kitchen and back entry. We relocated the entry to the garage over a couple feet in order to get every last inch out of the new kitchen. We also made the decision to close up the primary window that faced the pretty ho hum brick wall of the neighbor’s house. There was plenty of light coming in from the seating area, so we just didn’t feel the window was adding much to the room. Construction went smoothy. There was a bit of rework with electrical, flooring and HVAC, but in the end, we think it was well worth it. The clients really wanted a sleek contemporary look, and we originally had planned for a full height slab backsplash, but due to it’s size, it was a budget buster. Instead, we got creative and settled on large format porcelain tiles that have a similar feel but were a fraction of the cost. We made sure the wall was plumb and level so that the fit and finish would mimic that of slab material. The final space was quite a change. A large prep sink sits directly across from the new pro-style range with plenty additional prep space on the large island. The refrigerator and ovens now have miles of landing space, and a nice tight work triangle makes cooking a breeze. Since we wanted a more contemporary feel, not many wall cabinets were included. Instead, we outfitted some of the drawers for dish storage with a peg system. Two large pantries flanking the refrigerator hold baking supplies and small appliances. Large drawers by the cooktop hold pots and pans, and an appliance garage tucked away to the left of the range hides away miscellaneous items. The large island also houses a microwave drawer and tons of storage, most of which is drawers offering maximum convenience. The island now seats 5-6 people comfortably along with the new table in the seating area which can seat up to 8. Entertaining will be a breeze in this space. With such a clean backdrop, we knew we would need some drama with the lighting, so we chose two sets of staggered pendants, which we adjusted for the right visual balance above the island. We also included a small coffee station to the right of the main kitchen, which helps keep the coffee clutter out of the kitchen proper. Two tones of complimentary gray are featured in this kitchen. The perimeter is a light gray that reads almost white. The island is a gray stain that adds some depth and interest with the visible wood texture. The countertops are clean white quartz, and the hardware, barstools and light fixtures add warm brass tones. I see lots of cooking and entertaining with family and friends in the near future in this bright and airy new space. Photo by Jody Dole This was a fast-track design-build project which began design in July and ended construction before Christmas. The scope included additions and first and second floor renovations. The house is an early 1900’s gambrel style with painted wood shingle siding and mission style detailing. On the first and second floor we removed previously constructed awkward additions and extended the gambrel style roof to make room for a large kitchen on the first floor and a master bathroom and bedroom on the second floor. We also added two new dormers to match the existing dormers to bring light into the master shower and new bedroom. We refinished the wood floors, repainted all of the walls and trim, added new vintage style light fixtures, and created a new half and kid’s bath. We also added new millwork features to continue the existing level of detail and texture within the house. A wrap-around covered porch with a corner trellis was also added, which provides a perfect opportunity to enjoy the back-yard. A wonderful project!

Modern living with ocean breezes __ This is another development project EdenLA assisted the client to finish quickly and for top dollar. The fun challenge of more contemporary spaces is how to make them warm and inviting while still maintaining the overall masculine appeal of their architecture. Water features, playful custom abstract art, unique furniture layouts, and warm stone and cabinetry decisions all helped to achieve that in this space. With the original tray ceiling being a dominant feature in this space we decided to add a luxurious damask wall covering to make the room more elegant. The abstract rug adds a touch of modernity. Host and hostess chairs were custom-made for the project.

Breathe Design Studio helped this young family select their design finishes and furniture. Before the house was built, we were brought in to make selections from what the production builder offered and then make decisions about what to change after completion. Every detail from design to furnishing was accounted for from the beginning and the result is a serene modern home in the beautiful rolling hills of Bee Caves, Austin.

This 1902 San Antonio home was beautiful both inside and out, except for the kitchen, which was dark and dated. The original kitchen layout consisted of a breakfast room and a small kitchen separated by a wall. There was also a very small screened in porch off of the kitchen. The homeowners dreamed of a light and bright new kitchen and that would accommodate a 48" gas range, built in refrigerator, an island and a walk in pantry. At first, it seemed almost impossible, but with a little imagination, we were able to give them every item on their wish list. We took down the wall separating the breakfast and kitchen areas, recessed the new Subzero refrigerator under the stairs, and turned the tiny screened porch into a walk in pantry with a gorgeous blue and white tile floor. The french doors in the breakfast area were replaced with a single transom door to mirror the door to the pantry. The new transoms make quite a statement on either side of the 48" Wolf range set against a marble tile wall. A lovely banquette area was created where the old breakfast table once was and is now graced by a lovely beaded chandelier. Pillows in shades of blue and white and a custom walnut table complete the cozy nook. The soapstone island with a walnut butcher block seating area adds warmth and character to the space. The navy barstools with chrome nailhead trim echo the design of the transoms and repeat the navy and chrome detailing on the custom range hood. A 42" Shaws farmhouse sink completes the kitchen work triangle. Off of the kitchen, the small hallway to the dining room got a facelift, as well. We added a decorative china cabinet and mirrored doors to the homeowner's storage closet to provide light and character to the passageway. After the project was completed, the homeowners told us that "this kitchen was the one that our historic house was always meant to have." There is no greater reward for what we do than that.

Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. Our St. Pete studio designed this stunning pied-à-terre for a couple looking for a luxurious retreat in the city. Our studio went all out with colors, textures, and materials that evoke five-star luxury and comfort in keeping with their request for a resort-like home with modern amenities. In the vestibule that the elevator opens to, we used a stylish black and beige palm leaf patterned wallpaper that evokes the joys of Gulf Coast living. In the adjoining foyer, we used stylish wainscoting to create depth and personality to the space, continuing the millwork into the dining area. We added bold emerald green velvet chairs in the dining room, giving them a charming appeal. A stunning chandelier creates a sharp focal point, and an artistic fawn sculpture makes for a great conversation starter around the dining table. We ensured that the elegant green tone continued into the stunning kitchen and cozy breakfast nook through the beautiful kitchen island and furnishings. In the powder room, too, we went with a stylish black and white wallpaper and green vanity, which adds elegance and luxe to the space. Our carpenters labored every detail from chainsaws to the finest of chisels and brad nails to achieve this eclectic industrial design. This project was not about just putting two things together, it was about coming up with the best solutions to accomplish the overall vision. A true meeting of the minds was required around every turn to achieve "rough" in its most luxurious state. Featuring multiple Columbia Cabinet finishes; contrasting backsplashes, wall textures and flooring are all part of what makes this project so unique! Located on the flat of Beacon Hill, this iconic building is rich in history and in detail. Constructed in 1828 as one of the first buildings in a series of row houses, it was in need of a major renovation to improve functionality and to restore as well as re-introduce charm.Originally designed by noted architect Asher Benjamin, the renovation was respectful of his early work. “What would Asher have done?” was a common refrain during design decision making, given today’s technology and tools. Kitchen island was designed to grow with the family and features seating for up to 5 people and a homework station, complete with outlets in the drawers, at the end of the island. Bar was intentionally designed as a more masculine version of the kitchen. The left side houses drinkware while the right side is a coffee and tea nook. Porcelain countertop runs the entirety of the bar to provide an anxiety-free coffee making experience (for us slightly OCD people out there!).
