Modern family loft renovation. A young couple starting a family in the city purchased this two story loft in Boston's South End. Built in the 1990's, the loft was ready for updates. ZED transformed the space, creating a fresh new look and greatly increasing its functionality to accommodate an expanding family within an urban setting. They loved the idea of opening up the spaces to accommodate more of a great room feeling. Advance Design accomplished this by opening up the corner of the kitchen to not only make the space flow, but to let light into the dark eating nook and living room. Working on a budget, opening up the space and installing new hardwood flooring was a priority, so a more expansive kitchen had to be economical. Wanting a clean, contemporary feel; tall espresso shaker cabinets replaced old soffits, and River White granite made an impressive and clean lined contrast. The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

Joseph Builders were drawn to blue tones so we incorporated it through the navy wallpaper and tile accents to create continuity throughout the home, while also giving this pre-specified home a distinct identity.

In the beach-side town of Asbury Park, New Jersey, stands Palomino Blackwing, a newly renovated 1920s Art Deco building. Now home to 23 modern duplex apartments, the building was designed with sustainable living in mind. Rather than seeking more space, the ideal design was shifted to using space ingeniously. Some highlights of each unit include: The Atoll 000 sofa/wall bed system transforms the living room into a guest bedroom for two when needed. A Lollisoft bunk bed system with a desk, which allows the downstairs flex space to function in multiple ways as needed: a home office/work space, lounge, or bedroom for two. The two steel frame, single beds easily fold down and comfortably accommodate two children or adults. Goliath transforming Console/Dining Table eliminates the need for a separate dining room, yet can easily accommodate up to 10 people. Folding Pocket Chairs that are less than 1” deep when closed; 8 chairs are stored on a rack less than 5.5” deep and hung on the wall above the Goliath.

Located on a partially wooded lot in Elburn, Illinois, this home needed an eye-catching interior redo to match the unique period exterior. The residence was originally designed by Bow House, a company that reproduces the look of 300-year old bow roof Cape-Cod style homes. Since typical kitchens in old Cape Cod-style homes tend to run a bit small- or as some would like to say, cozy – this kitchen was in need of plenty of efficient storage to house a modern day family of three. Advance Design Studio, Ltd. was able to evaluate the kitchen’s adjacent spaces and determine that there were several walls that could be relocated to allow for more usable space in the kitchen. The refrigerator was moved to the newly excavated space and incorporated into a handsome dinette, an intimate banquette, and a new coffee bar area. This allowed for more countertop and prep space in the primary area of the kitchen. It now became possible to incorporate a ball and claw foot tub and a larger vanity in the elegant new full bath that was once just an adjacent guest powder room. Reclaimed vintage Chicago brick paver flooring was carefully installed in a herringbone pattern to give the space a truly unique touch and feel. And to top off this revamped redo, a handsome custom green-toned island with a distressed black walnut counter top graces the center of the room, the perfect final touch in this charming little kitchen.
