This West Asheville small house is on an ⅛ acre infill lot just 1 block from the Haywood Road commercial district. With only 840 square feet, space optimization is key. Each room houses multiple functions, and storage space is integrated into every possible location. The owners strongly emphasized using available outdoor space to its fullest. A large screened porch takes advantage of the our climate, and is an adjunct dining room and living space for three seasons of the year. A simple form and tonal grey palette unify and lend a modern aesthetic to the exterior of the small house, while light colors and high ceilings give the interior an airy feel. Small modern apartments benefit from a less is more design approach. To maximize space in this living room we used a rug with optical widening properties and wrapped a gallery wall around the seating area. Ottomans give extra seating when armchairs are too big for the space.

The large foyer always has always been the drop off point for the boy's baseball gear, back packs, coats and boots. We designed and built cabinets to house all of these items - out of sight out of mind. We also added a Prairie style entry lantern, welcoming and colorful area rug, light blue seat cushion and restored the antique painting originally installed when the house was built. Storage can be convenient and beautiful! We maximized this area by creating ceiling storage with modern reeded glass sliding doors. LED tape lights run the entire length of both 25' tubes providing tons of energy efficient light. The use of shimmer screen curtains provide both a modern design element as well as a bit of separation to the adjoining bedroom. Horizontally striped carpet tiles offer the illusion of a wider space and are easy to install or replace.

DOWNLOAD NOW   This charming little attic bath was an infrequently used guest bath located on the 3rd floor right above the master bath that we were also remodeling. The beautiful original leaded glass windows open to a view of the park and small lake across the street. A vintage claw foot tub sat directly below the window. This is where the charm ended though as everything was sorely in need of updating. From the pieced-together wall cladding to the exposed electrical wiring and old galvanized plumbing, it was in definite need of a gut job. Plus the hardwood flooring leaked into the bathroom below which was priority one to fix. Once we gutted the space, we got to rebuilding the room. We wanted to keep the cottage-y charm, so we started with simple white herringbone marble tile on the floor and clad all the walls with soft white shiplap paneling. A new clawfoot tub/shower under the original window was added. Next, to allow for a larger vanity with more storage, we moved the toilet over and eliminated a mish mash of storage pieces. We discovered that with separate hot/cold supplies that were the only thing available for a claw foot tub with a shower kit, building codes require a pressure balance valve to prevent scalding, so we had to install a remote valve. We learn something new on every job! There is a view to the park across the street through the home’s original custom shuttered windows. Can’t you just smell the fresh air? We found a vintage dresser and had it lacquered in high gloss black and converted it into a vanity. The clawfoot tub was also painted black. Brass lighting, plumbing and hardware details add warmth to the room, which feels right at home in the attic of this traditional home. We love how the combination of traditional and charming come together in this sweet attic guest bath. Truly a room with a view! The owners of this small condo came to use looking to add more storage to their bathroom. To do so, we built out the area to the left of the shower to create a full height “dry niche” for towels and other items to be stored. We also included a large storage cabinet above the toilet, finished with the same distressed wood as the two-drawer vanity. We used a hex-patterned mosaic for the flooring and large format 24”x24” tiles in the shower and niche. The green paint chosen for the wall compliments the light gray finishes and provides a contrast to the other bright white elements. An open concept custom kitchen lives large but the strategic placement of appliances creates a convenient and compact work zone. This distinctly divided yet beautifully merged Glen Ellyn, IL kitchen takes the classic white to another level. The clean lines of the flat panel white cabinetry and polished design are easy on the eyes, complemented by the earth tones found in the subway tile, pendant lighting over the island, and soft seating. This large family can enjoy multiple seating areas, around the island, and at a dedicated space showcasing their impressive farm table. More then ample accessible storage provides enough places to hide any pots, pans and small appliances, while not sacrificing the views and natural light. The midpoint integrated built in Thermador Refrigerator serves as the anchor of the kitchen. Prep areas include miles of quartz counters along with a small but practically placed island sink. The warmth and comfort in this dream kitchen highlights design trends while also fulfilling the client’s request for a kitchen with a family focus.

We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house. Waynesboro master bath renovation in Houston, Texas. This is a small 5'x12' bathroom that we were able to squeeze a lot of nice features into. When dealing with a very small vanity top, using a wall mounted faucet frees up your counter space. The use of large 24x24 tiles in the small shower cuts down on the busyness of grout lines and gives a larger scale to the small space. The wall behind the commode is shared with another bath and is actually 8" deep, so we boxed out that space and have a very deep storage cabinet that looks shallow from the outside. A large sheet glass mirror mounted with standoffs also helps the space to feel larger.
