They are a busy 2-career household with young children and enjoy entertaining friends and family in their home. They have a beautiful open concept home but unfortunately the kitchen was not fitting for the rest of the home. They were not quite sure what to do with the space. We talked about trying to refresh it or do more of a minor remodel, but in the end they decided a full gut would get them to where they wanted to be. One problem was there was no place for guests to hang out other than the large and awkward banquette area. The brick wall and tiled hood area were feeling a bit dated and tired. The space was just not functional for their lifestyle. There was no prep space near the cooktop and no landing area for items coming out of the ovens or refrigerator, plus a big dead zone in the center of the room. Banquettes, like the one they previously had in the space, are great for small spaces, but when they get really large like this one, it makes getting in and out of the seating area awkward and uncomfortable. Plus, there was room for a large table, so we eliminated the awkward built in. We started by removing the faux brick wall between the kitchen and back entry. We relocated the entry to the garage over a couple feet in order to get every last inch out of the new kitchen. We also made the decision to close up the primary window that faced the pretty ho hum brick wall of the neighbor’s house. There was plenty of light coming in from the seating area, so we just didn’t feel the window was adding much to the room. Construction went smoothy. There was a bit of rework with electrical, flooring and HVAC, but in the end, we think it was well worth it. The clients really wanted a sleek contemporary look, and we originally had planned for a full height slab backsplash, but due to it’s size, it was a budget buster. Instead, we got creative and settled on large format porcelain tiles that have a similar feel but were a fraction of the cost. We made sure the wall was plumb and level so that the fit and finish would mimic that of slab material. The final space was quite a change. A large prep sink sits directly across from the new pro-style range with plenty additional prep space on the large island. The refrigerator and ovens now have miles of landing space, and a nice tight work triangle makes cooking a breeze. Since we wanted a more contemporary feel, not many wall cabinets were included. Instead, we outfitted some of the drawers for dish storage with a peg system. Two large pantries flanking the refrigerator hold baking supplies and small appliances. Large drawers by the cooktop hold pots and pans, and an appliance garage tucked away to the left of the range hides away miscellaneous items. The large island also houses a microwave drawer and tons of storage, most of which is drawers offering maximum convenience. The island now seats 5-6 people comfortably along with the new table in the seating area which can seat up to 8. Entertaining will be a breeze in this space. With such a clean backdrop, we knew we would need some drama with the lighting, so we chose two sets of staggered pendants, which we adjusted for the right visual balance above the island. We also included a small coffee station to the right of the main kitchen, which helps keep the coffee clutter out of the kitchen proper. Two tones of complimentary gray are featured in this kitchen. The perimeter is a light gray that reads almost white. The island is a gray stain that adds some depth and interest with the visible wood texture. The countertops are clean white quartz, and the hardware, barstools and light fixtures add warm brass tones. I see lots of cooking and entertaining with family and friends in the near future in this bright and airy new space. Perfectly embedded on an acre of land overlooking a pond, in the heart of Willow Bend of Plano, this dated, traditional home got more than a complete facelift. The wife is a “farmer’s daughter” and could have never imagined having a home like this to call her own one day. Finding a 15’ dining table was a tall task… especially for a family of four. Using a local craftsman, the most gorgeous white oak table was created to host everyone in the neighborhood! The clients told a lot of stories about their past and children. The designer realized that the stories were actually treasures as she incorporated their memories and symbols in every room. She brought these memories to life in a custom artwork collage above the family room mantel. From a tractor representing the grandfather, to the Russian alphabet portraying the roots of their adopted sons and some Cambodian script, there were meanings behind each piece. In order to bring nature indoors, the designer decided to demo the exterior wall to the patio to add a large folding door and blew out the wall dividing the formal dining room and breakfast room so there would be a clear sight through to the outdoors. Throughout the home, each family member was thought of. The fabrics and finishes had to withstand small boys, who were extremely active. The use of outdoor fabrics and beautiful scratch proof finishes were incorporated in every space – bring on the hotwheels.

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns. When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated. The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances. We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy. In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving. White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe. The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.

Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. They found Advance Design Studio through a neighbor who gave a glowing recommendation, giving Michelle and Mike the confidence they needed to move forward with a major home renovation. They felt like they knew Advance Design before they even worked together. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. White painted Dura Supreme cabinets bring additional light into the small space; while the 16”x16” cleft slate tile flooring provides excellent contrast and the naturally earthy feel Michelle wanted. Quartz countertops with a 3”x12” “Debut Dew” subway tile backsplash add elegance to the now upliftingly bright laundry room. This family throws some mean parties where large crowds usually sit at the poolside. There’s an entire section of this walk out second level that is dedicated to entertaining which also gives access to the pool in the backyard. This place comes alive at night with built in surround sounds and LED lights. There was just one issue. The kitchen. The kitchen did not fit in. It was old, outdated, out-styled and nonfunctional. They knew the kitchen had to be address eventually but they just didn’t want to redo the kitchen. They wanted to revamp the kitchen, so they asked us to come in and look at the space to see how we can design this second floor kitchen in their New Rochelle home. It was a small kitchen, strategically located where it could be the hub that the family wanted it to be. It held its own amongst everything that was in the open space like the big screen TV, fireplace and pool table. That is exactly what we did in the design and here is how we did it. First, we got rid of the kitchen table and by doing so we created a peninsular. This eventually sets up the space for a couple of really cool pendant lights, some unique counter chairs and a wine cooler that was purchased before but never really had a home. We then turned our attention to the range and hood. This was not the main kitchen, so wall storage wasn’t the main goal here. We wanted to create a more open feel interaction while in the kitchen, hence we designed the free standing chimney hood alone to the left of the window. We then looked at how we can make it more entertaining. We did that by adding a Wine rack on a buffet style type area. This wall was free and would have remained empty had we not find a way to add some more glitz. Finally came the counter-top. Every detail was crucial because the view of the kitchen can be seen from when you enter the front door even if it was on the second floor walk out. The use of the space called for a waterfall edge counter-top and more importantly, the stone selection to further accentuate the effect. It was crucial that there was movement in the stone which connects to the 45 degree waterfall edge so it would be very dramatic. Nothing was overlooked in this space. It had to be done this way if it was going to have a fighting chance to take command of its territory. We took on the kitchen, two bathrooms and a powder room. The layout in the kitchen was functional for them, so we kept that pretty much as is. Our client wanted a contemporary-leaning transitional look — nice clean lines with a gray and white palette. Light gray cabinets with a slightly darker gray subway tile keep the northern exposure light and airy. They also purchased some new furniture for their breakfast room and adjoining family room, so the whole space looks completely styled and new. The light fixtures are staggered and give a nice rhythm to the otherwise serene feel. The homeowners were not 100% sold on the flooring choice for little powder room off the kitchen when I first showed it, but now they think it is one of the most interesting features of the design. I always try to “push” my clients a little bit because that’s when things can get really fun and this is what you are paying for after all, ideas that you may not come up with on your own. We also worked on the two upstairs bathrooms. We started first on the hall bath which was basically just in need of a face lift. The floor is porcelain tile made to look like carrera marble. The vanity is white Shaker doors fitted with a white quartz top. We re-glazed the cast iron tub. The master bath was a tub to shower conversion. We used a wood look porcelain plank on the main floor along with a Kohler Tailored vanity. The custom shower has a barn door shower door, and vinyl wallpaper in the sink area gives a rich textured look to the space. Overall, it’s a pretty sophisticated look for its smaller fooprint. This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue. I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work. As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly. Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored. I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber. This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum. Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight. After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea. Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward. My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer. This 1920s single bay house in Earlsdon had been restored by the builder from top to bottom. The hallway floor had been covered in laminate flooring which had been removed, revealing an Edwardian tiled floor beneath. Unfortunately, the plasterer had not covered the floor when working on the walls, so the tiles were now covered in plaster! The client was keen to keep as many original features as possible and called me in to see if the original 100-year-old floor could be renovated in keeping with the rest of the house. I visited the property to survey the tiles and explained that it certainly could be and having worked on hundreds of these renovations before I was confident of getting a good result. They were happy to go with my quotation and we arranged a time to carry out the work. The floor tiles themselves were in good condition, but I had to hand carefully scrape the plaster off the tiles before starting on the deep clean. With the plaster removed from the floor I applied Tile Doctor Acid Gel and worked it into the tiles with a coarse 100-grit pad. The floor was then rinsed, and the waste extracted from the floor using a wet vacuum. The process was then repeated with a 200-Grit and then a 400-grit pad until I was happy. The floor was then speed dried with fans whilst I worked on a repair around the threshold of one of the doors. The repair was relatively straight forward, and I managed to restore the tiling, so the repair was unnoticeable. The floor was then left overnight to completely dry out. Floors of this age don’t have a damp proof membrane so moisture can build up if they have been covered as in this case. The next stage in the restoration would be to apply a sealer and the floor needs to be dry before you do this otherwise the result can be patchy. Returning the following day, I first tested the floor with a damp meter to check the moisture levels in different parts of the floor to ensure it was dry enough to seal. The fans had done a good job and I was pleased to find that the floor was dry. To seal this floor, I used Tile Doctor Seal and Go Extra, it’s a breathable acrylic based sealer that allows for moisture vapour to rise through the tile and evaporate at the surface. This makes it ideal for situations where no damp proof membrane has been installed and there is a low risk of mineral salt deposits being formed (efflorescence). Once completed the transformation was huge and he Victorian tiles looked well suited to the hallway. Feedback from my client was they were over the moon with the newly restored floor! For regular cleaning, I recommended Tile Doctor Neutral Tile Cleaner, this is a gentle pH neutral cleaner that will ensure the newly applied seal is retained and not eroded prematurely. This can be the problem with most household cleaning products which contain strong chemicals like bleach which can break down the sealer over time. Without a sealer dirt gets back into the pores of the tile which will mean the homeowner will need to get the floor cleaned and sealed again – a vicious circle! Mick Gayton Warwickshire Tile Doctor

The pictures below detail the renovation of Ceramic Tiled Shower Cubicleat a property in Bolton Upon Dearne South Yorkshire. I was called in as the homeowners dreaded using the shower due to the state of the tiles, grout and cubicle in general. As you can see from the photograph the grout was filthy, the silicone was mouldy, and the shower frame was caked in mouldy dirt. Over the years there had been a build-up of hard water and staining from products which leave a residue. They had used everyday cleaning products, but these had not been able to touch the problem as it had been left for too long. I discussed with the clients how Tile Doctor could help, and how we would be able to deep clean the shower area and replace the mouldy silicone. I was confident we could get the renovate the cubicle and get it looking like new again. They were happy to accept my price and we arranged a time to complete the job. It would certainly be far cheaper than ripping out the shower cubicle and replacing with new. Bolton Upon Dearne is a small village in the very middle of South Yorkshire, it is almost the same distance away from the centres of Barnsley, Rotherham and Doncaster. It has a rich history of coal mining but like many pit villages it has suffered since the pit closures of the 80’s and 90’s. To start the shower was treated with Tile Doctor Oxy Gel, being a gel this product sticks well to the vertical surfaces giving it time to break down grease and grime, you’ll see from the picture just how much dirt was released. This was followed with a strong dilution of Tile Doctor Duo Clean which is great for restoring lighter coloured grout back to its original state as well as removing mould. After scrubbing the soiled water was easily drained away using the shower hose. The transformation was amazing, the area already looked so much more inviting! Next the old silicone that had gone mouldy was removed with a sharp knife, this is a slow work as you have avoid damaging the tile or the shower tray. Additionally, a clean and dry surface is required for the new silicone to adhere well. The tiles were Ceramic which are given a glazed surface during manufacture, so they don’t need a specialist sealant like natural stone. However, the surface of grout is cementous and attracts dirt easily so the whole shower wall was sealed using a can of Tile Doctor Wall and Grout Sealer. This gives a layer which will protect the tiles and grout and will ensure the tiles are easier to keep clean. New Yorkers are always on the prowl for innovative ways to make the most of the space they have. An upper east side couple, challenged with a slightly narrow L shaped apartment sought out Decor Aid’s help to make the most of their Manhattan condo. Paired with one of our senior designer, Kimberly P., we learned that the clients wanted a space that looked beautiful, comfortable and also packed with functionality for everyday living. “Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.
