The PURE Soapbox Living room was designed for gathering and great conversations. The fireplace, clad in a 3-dimensional, half-round ceramic blue tile and finished natural quartzite stone on all 3 side, takes center stage. A small wall sconce, artfully placed to the left side offers soft, low lighting and asymmetrical appeal. Two custom art niches complete with integrated LED lighting were designed specifically to the clients art dimensions. Large foor to ceiling windows are dressed with soft drapery on concealed ceiling tracks for a clean, minimal look.

In this guest room, we had a custom Murphy bed made to fit the specific space with as much organized storage as possible. We also did a custom closet insert, so when a visitor comes to stay in this tiny space it will be easy to keep things put away. Don't forget when doing a Murphy bed though, to take into consideration light fixtures as you don't want to install a new ceiling fan like we did and have the bed hit it when being pulled out. We found this effect but tiny fan that fit in just right!

The client approached us with a clear vision in mind for their kitchen in Fraserburgh: an open-plan, modern design that would accommodate their large family. Essential to this vision was the integration of an island, complete with a secondary eating area. This space was not only to be visually appealing but also functionally efficient, as it would need to cater to family gatherings and daily activities. The desire for ample seating and a spacious table, along with additional specific storage solutions, set the stage for our design choices.
Drawing inspiration from the client's requirements, we opted for the Nolte Feel range, complemented by Silver MatrixArt handleless trims. The primary colour for the furniture was chosen as white, with a contrasting accent in Feel Lava to add a touch of modern sophistication. To further enhance the open feel, we made structural modifications: the existing kitchen window was lowered to usher in more natural light and provide an improved viewing angle. Additionally, the entrance to the sun lounge was broadened to foster a more expansive atmosphere.
A kitchen's functionality is determined largely by its worktops and appliances. For this space, we used a sturdy 40mm thick Nolte Silver Ash worktop, providing both durability and style. In terms of appliances, we decided upon NEFF's range, which included a single oven, combination microwave, induction hob, and ceiling extraction, ensuring the client's culinary needs were well catered for.
Recognising the family's unique requirements, we introduced several bespoke features. The Blanco Metra sink in Tartufo and the Quooker Fusion Square Stainless Steel instant boiling water tap combined functionality with modern aesthetics. With the client's large family in mind, we constructed a matching Nolte table and a built-in seating bench replete with storage drawers, maximising both seating and storage. Additionally, a custom-built unit for log storage was designed, mirroring the style of the kitchen, to serve their log-burning stove. The flooring, using Quickstep Arte, tied everything together, adding a touch of elegance to the room.

The space can be easily adapted and cleaned and included; low-pile, stain resistant carpet; scrubbable wall paint; low maintenance, aqua plank vinyl flooring and Scandinavian furnishing, encompassing classic plastic elements. Together, mixed with Mid-century modern decor, this property has become a pleasing space to both focus on studies and live with flexibility, allowing either students of professionals to add their personal style. Keeping within a specified budget, the house sparks interest by using mustard and grey colour blocking; LED pendants; a chalkboard painted wall; tan faux-leather stools; staggered Herringbone gloss tiles; a photography gallery wall, and brushed brass finishings on cupboards, handles and light fixtures. With my client, we have completely renovated this 4 bed, 3 bath from it’s studs to a fit-for-purpose investment.

This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Our retired clients approached us to renovate the Kitchen and Powder Room in their 1993 home, which they have lived in for 30 years.
As they love to entertain and have visits with their grandchildren, they needed the Renovation to focus on creating an updated and open concept Main Floor to make their home to look and feel more spacious and inviting.
Their Kitchen was outdated and cramped, lacking in counter space and storage. The Powder Room was dated, and the plumbing fixtures were lacking in both looks and function. As they love to cook and bake, a more open and functional Kitchen was a must.
The closed off Main Floor was lacking in flow and function. As the Dining Room and Living Room both felt closed off and isolated, they were often unused. As well, the Main Staircase was carpeted with wooden pickets, and needed a modern facelift.
After working closely with the clients to understand their wants and needs, one of our talented Sosna designers, Camila, was able to create a design plan that not only optimized functionality but also made the space uniquely theirs.
During the planning stage, it was discovered that an exhaust pipe that went from the Basement, and through the Main Floor to the roof could be removed. Removing this pipe freed up a lot of space, allowing for more storage to be added.
Camila then worked closely with the construction area of the Sosna team to provide our clients with the home of their dreams. Our team first removed the walls separating the Living Room, Dining Room, and Kitchen to create a brighter, more open space. We then brought up an existing window sill to match the window at the Kitchen sink to make space for an extra long countertop and plenty of cabinetry. We built a large peninsula with 4 seats in the Kitchen, functioning much like an Island. The peninsula was positioned to face Kitchen window, providing a direct view to their beautiful backyard.
We made sure to incorporate plenty of storage space, and practical features. Appliance garages were installed to store unsightly small appliances, and a coffee station was added, perfect for mornings and afternoon visits with family and friends.
The Powder Room plumbing was updated, providing the space with a modern look, and more efficient fixtures, and the staircase was given a beautiful modern update that will be much easier to maintain.
Our clients and their beautiful dog stayed with their daughter’s family during the renovation. While it was wonderful to spend time with family, it’s always nice to be home again. Our proven process and detailed planning enabled us to keep our promise to get the project completed on time.
In the end, we were able to create an open concept space that was both inviting and functional, perfect for entertaining and cooking. Our clients were thrilled with the results and have already started planning their next get-together.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home.
The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play.
The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms.
Energy Efficient features include:
• The majority of the lower level sunk into the site below grade
• 6” thick walls utilizing advanced framing techniques
• Foil covered roof sheathing
• Extensive use of blown in cellulous
• All windows & doors are double paned low E argon filed glass
• Tank-less water heaters
• Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV.
Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency.
These items include:
• 2x6 walls with staggered studs
• Extensive use if rock wool acoustic batting
• Tempered glass in all exterior doors and windows
• ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls.
The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.
