The site for this waterfront residence is located on the Great Neck Peninsula, facing west to views of NYC and the borough bridges. When purchased, there existed a 50-year-old house and pool structurally condemned which required immediate removal. Once the site was cleared, a year was devoted to stabilizing the seawall and hill to accommodate the newly proposed home. The lot size, shape and relationship to an easement access road, overlaid with strict zoning regulations was a key factor in the organization of the client’s program elements. The arc contour of the easement road and required setback informed the front facade shape, which was designed as a privacy screen, as adjacent homes are in close proximity. Due to strict height requirements the house from the street appears to be one story and then steps down the hill allowing for three fully occupiable floors. The local jurisdiction also granted special approval accepting the design of the garage, within the front set back, as its roof is level with the roadbed and fully landscaped. A path accesses a hidden door to the bedroom level of the house. The garage is accessed through a semicircular driveway that leads to a depressed entry courtyard, offering privacy to the main entrance. The configuration of the home is a U-shape surrounding a rear courtyard. This shape, along with suspended pods assures water views to all occupants while not compromising privacy from the adjacent homes. The house is constructed on a steel frame, clad with fiber cement, resin panels and an aluminum curtain wall system. All roofs are accessible as either decks or landscaped garden areas. The lower level accesses decks, an outdoor kitchen, and pool area which are perched on the edge of the upper retaining wall.

Over the years the deck around the pool had deteriorated and the plants had become over grown and made walking around the deck difficult. The old concrete patio was small and only lit by bright 120 volt spot lights. What made this job difficult was the access to the backyard was limited to using a neighbor’s backyard for the project. We had to bring all debris out and materials in from a neighboring street, down the neighbor’s driveway, across the backyard, through an 8’ section that was in the far corner of the neighbor’s yard that corresponded to the entrance to Johnson’s backyard. They had a plan that they wanted to work from. Since access was a problem, we had to secure permission from the neighbor before we could consider bidding the job. After the neighbor’s permission was obtained we discussed materials for the drawing they had. It only included the hardscape and gazebo. Other difficulties included not damaging lighting and plumbing for the pool during excavation and construction. Also the ladders into the pool fit into cups screwed to the deck. These had to be replaced with precisely placed pipes mounted into the base for stability. Care had to be taken to make sure water would not drain from the deck into the pool. So we had to place channel drains between the patio area and pool deck area. A channel drain was placed between the exposed aggregate finished slab for the gazebo and the pool deck. This allowed for proper sloping of the hardscape to provide the drains to move rain away from the pool. We used polymeric sand in the paver joints to prevent breakdown of the installation and avoid wind and water moving sand into the pool. The slab for the gazebo was an exposed aggregate finish that measured 12’ 6” x 16’ 6”. The pagoda style roof for the gazebo and screening make it attractive and functional as a bug free area to entertain in. We discussed adding low voltage lighting, 120 volt plugs and drip irrigation early on so we could place conduits during the construction. After the hardscape installation we installed the low voltage lighting. We installed a transformer with a timer and an optional dusk to dawn photocell. The Johnsons did not like the old 120 volt spot light to light the back, they wanted something softer. We installed 20 path lights to illuminate the hardscape and 3 wall wash lights to add evening depth to the yard. We installed the plantings and Hunter drip irrigation system in the spring of 2013. It was easy to convince them that the drip system was the proper way to irrigate the area. There would be no spray to blow onto patio furniture or into the gazebo. Also drip irrigation uses less water so they are economical to operate. This gave them a low maintenance yard, a nice finished look and something blooming throughout the growing season. The Johnsons have been very happy with the look and the functionality of the pool deck, patio, lights, irrigation and gazebo.

Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light. We added a rolling ladder to allow for easy access of wine that are located in hard-to-reach areas of the racking. An existing wine cellar in a La Jolla, San Diego home was expanded to accommodate the growing collection of the owner. We worked on this project twice. The first installation was completed in 2008. After about 5 years, the client requested us to double the capacity of their wine room, but maintain the contemporary design. We added new sections to the existing racking to provide additional space for more wines. Stunning Wine Cellar for a Contemporary Home We completed a wine cellar installation project in La Jolla, an affluent city of San Diego, California, where we had to match the contemporary design of the home. The beautiful residential space was originally built with glass and wood. All the woodworking was constructed from Sapele Mahogany, which is common in many parts of the house. The cabinetry and furniture had to be the same tone and material. We have worked on this project twice. The first time was in 2008 and the second one was in 2013. We needed to expand and double the size of the custom wine cellar. A very integral part of this homeowner’s life is their wine and the collecting of wine. Our main goal was to create a racking design that consists of various orientations to allow the owner to store different sizes of bottles. Racking Features of the La Jolla Custom Wine Cellar The original room was constructed when the home was built. The architect, designing team, and contractor gave us a palette to match the existing cabinetry. The owners didn’t know what their needs were going to be. When they buy cases of wine, for example, they just put some of the bottles in the diamond bins and some in individual bottle spaces. In 2013, we tried to make the racking as universal as possible. The original capacity of the wine room was 1,100 bottles. It increased to 1,624 after the expansion of the space and adding more wine racks. Elevation 1 The first area of the room consists of racking for individual storage at the top section, with a VC-style cover for concealing the evaporator. There are diamond bins in the middle that can store nine bottles in each opening. We added many slots for large format bottles below the diamond bins because the owners stored bigger bottles in the first room, as big as 9 liters. What we did was to open up a couple of spaces to create a wider wine storage area. The whole racking in this area has a solid end panel. We took out the vertical supports and put the beam supports across to bear the load. We incorporated a coved tray feature to allow the owners to get a feel for the beautiful bottles in their collection. The large format bottles are stored in various heights, resulting in a cascading wine display. This style of racking allows for easy visibility of the wine labels. We installed LED lighting above this area to illuminate the space dramatically without emitting too much heat. Elevation 2 The next racking is labeled Elevation 2, which is the left wall that you will pass by before you go into the other storage area. It consists of horizontal display racks that can store both standard and larger bottles. These display racks, which are 8 ¼” deep, were installed with lighting and mirror at the back. The middle section has two glass shelves that provide an area for the client’s wine cellar accessories and mini car collection. Elevation 3 On the 3rd Elevation, the top racking includes slots with twelve coved trays and six solid backs. We added new individual column wine racks, and custom cabinets with scalloped neck supports to the existing cabinetry. Now, the total capacity of the individual bottle racking is 384, and the custom cabinets can accommodate 34 bottles. There is a double deep Sapele Mahogany tabletop where we installed very large steel supports under it. This will provide structural stability for bearing the weight of this big case storage area. The homeowner buys a lot of wine, so he wanted to have an area where he could stack all the boxes. He didn’t want the boxes to occupy the area at the front. With this feature, he could just bring the wines directly to this storage area, without affecting the aesthetic appeal of the front entrance of his La Jolla custom wine cellar. Elevations 4 and 5 The next wall is Elevation 4, which consists of wine racks for 98 magnum bottles. The top most section has a VC-style evaporator cover. Elevation 5 (in front of elevation 3), had twelve coved trays, 16-bottle custom cabinets with scalloped neck supports, and one hundred eighty individual storage slots. After adding new sections, we ended up having sixteen coved trays, 26-bottle custom cabinets, and 288 individual bottle racking. In Spring 2026, homebuyers in Houston are increasingly looking for one-bedroom condos due to a shift towards a more balanced, buyer-friendly market. With rising inventory and stabilizing mortgage rates, many buyers are choosing one-bedroom units as an accessible entry point into homeownership, allowing them to build equity rather than paying rent. Whilst one-bedroom units are often considered to be compact and have a small footprint, that is not always the case. One-bedroom condominiums at The Parklane range in size from 825 sq. Ft. To 1,310 sq. Ft. and all of the residences have at least one private balcony.

Why can't the side access be beautiful too? Most important is that this was safe and easily accessible for Grandma. This active family needed to overhaul this large property but didn't know where to start. "It's like three acres of boring dirt and weeds", said my client. The steeply sloped property did indeed present unique challenges with ever-present voracious deer, the need for erosion control and bank stabilization, large areas that required planting while still considering water conservation, and the need for beautification and modernization to tie into the aesthetic of the newly renovated home. Concurrently, safety and access to all parts of the property were a consideration. Landscaping goals were accomplished through careful plant selection and judicious use of retaining walls in various styles throughout the property. Over the years the deck around the pool had deteriorated and the plants had become over grown and made walking around the deck difficult. The old concrete patio was small and only lit by bright 120 volt spot lights. What made this job difficult was the access to the backyard was limited to using a neighbor’s backyard for the project. We had to bring all debris out and materials in from a neighboring street, down the neighbor’s driveway, across the backyard, through an 8’ section that was in the far corner of the neighbor’s yard that corresponded to the entrance to Johnson’s backyard. They had a plan that they wanted to work from. Since access was a problem, we had to secure permission from the neighbor before we could consider bidding the job. After the neighbor’s permission was obtained we discussed materials for the drawing they had. It only included the hardscape and gazebo. Other difficulties included not damaging lighting and plumbing for the pool during excavation and construction. Also the ladders into the pool fit into cups screwed to the deck. These had to be replaced with precisely placed pipes mounted into the base for stability. Care had to be taken to make sure water would not drain from the deck into the pool. So we had to place channel drains between the patio area and pool deck area. A channel drain was placed between the exposed aggregate finished slab for the gazebo and the pool deck. This allowed for proper sloping of the hardscape to provide the drains to move rain away from the pool. We used polymeric sand in the paver joints to prevent breakdown of the installation and avoid wind and water moving sand into the pool. The slab for the gazebo was an exposed aggregate finish that measured 12’ 6” x 16’ 6”. The pagoda style roof for the gazebo and screening make it attractive and functional as a bug free area to entertain in. We discussed adding low voltage lighting, 120 volt plugs and drip irrigation early on so we could place conduits during the construction. After the hardscape installation we installed the low voltage lighting. We installed a transformer with a timer and an optional dusk to dawn photocell. The Johnsons did not like the old 120 volt spot light to light the back, they wanted something softer. We installed 20 path lights to illuminate the hardscape and 3 wall wash lights to add evening depth to the yard. We installed the plantings and Hunter drip irrigation system in the spring of 2013. It was easy to convince them that the drip system was the proper way to irrigate the area. There would be no spray to blow onto patio furniture or into the gazebo. Also drip irrigation uses less water so they are economical to operate. This gave them a low maintenance yard, a nice finished look and something blooming throughout the growing season. The Johnsons have been very happy with the look and the functionality of the pool deck, patio, lights, irrigation and gazebo.

Our client requested a design that reflected their need to renovate their dated bathroom into a transitional floor plan that would provide accessibility and function. The new shower design consists of a pony wall with a glass enclosure that has beautiful details of brushed nickel square glass clamps. The interior shower fittings entail geometric lines that lend a contemporary finish. A curbless shower and linear drain added an extra dimension of accessibility to the plan. In addition, a balance bar above the accessory niche was affixed to the wall for extra stability. The shower area also includes a folding teak wood bench seat that also adds to the comfort of the bathroom as well as to the accessibility factors. Improved lighting was created with LED Damp-location rated recessed lighting. LED sconces were also used to flank the Robern medicine cabinet which created realistic and flattering light.
