For an industrial look, this condo kitchen used a concrete finish to add more character to the space. The flooring was stained a dark gray, and the structural concrete walls are exposed to accent the floors. The walls were skim coated and sealed with a natural coating. The kitchen countertops are stunning yet straightforward featuring Statuary Classique Quartz from MSI Surfaces which is elegant, durable and requires no maintenance. Photo by Jim Raycroft Our client for this project, an amateur pianist, wanted to create a music room for a nice new piano he was planning to purchase. The project scope would also include a new kitchen, bathroom, bedroom and living space, but the new piano was the priority. LIFTING THE CEILING The client was moving into a row house, and hoped to accommodate occasional gatherings of musician friends for informal recitals. Because acoustics were important we asked sound engineers from Acentech to visit the site. They noted that the ideal space would have higher ceilings and would be more like a cube than the “half a cube” we were dealing with. “How can we raise the ceiling and make the space a cube?” our client asked. Designer Josy Raycroft started to explore the possibility of combining the second and third floor units by removing the front half of second floor ceiling, thereby opening up a 2-story music space in the shape of a nearly perfect cube. Thus, the project turned from a straightforward floor plan modification into a complete reimagining of the whole row house, with the client’s new Steinway D as the focal point. Josy and the client started with the piano and created the space around it. ADDRESSING EVERYDAY NEEDS For the client’s more mundane needs, Josy switched the location of the bathroom and kitchen—moving the bathroom towards the middle of the second floor where it would be convenient to the rest of the spaces, and placing the kitchen towards the back. The remainder of the third floor was transformed into bedroom and office space open to the music room below. Products and finishes coordinator Karin Mahdavi worked with the client to select understated finishes for the living spaces so that they would support the piano room without competing with it. As a result the living spaces flow seamlessly into the piano space, creating a coherent whole out of the different parts, kind of like a Schubert piano sonata.

The Main Stay House exists as a straightforward proposal on an urban infill lot, paring down the components of a house to a minimal amount of planes and openings. The scheme is anchored by a modern entry sequence and a staircase volume, both clad in iron spot masonry externally and internally, creating thresholds between the respective realms of public, common and private, by minimal means. The masonry contrasts with an otherwise muted interior atmosphere of smooth, desaturated surfaces. The entry sequence is a twist upon the conventional domestic front door, front facade, and fence. The front masonry wall replaces the typical residential fence and frames an indirect access to the front door, functioning as a privacy barrier while revealing slices of the interior to the public street. The staircase bifurcates the layout to provide a clear division between the common and private zones of the house, while clearly reading as a mass from all outside view. Brick and glass become portals between common and private zones. The design consolidates the service core along the west façade, allowing the structure to fully open the living zone to the pool court and existing trees. This directly connects interior and exterior, as well as human and nature. Freedom to vary the program or functional use of the area is enabled and strongly encouraged. This was a fun and straightforward planting project in West Chester. The homeowners wanted to enhance their front yard landscaping and create a more attractive, inviting garden. After removing all the old, overgrown plants, we had a blank canvas to work with. We started by laying down 4 cubic yards of rich bio-soil to prepare the beds for planting. To anchor the front foundation, we installed two crape myrtle trees, one at each end, providing structure and seasonal interest. Near the walkway entrance, we added a Japanese black pine, which adds beautiful shape and texture to the garden. We then filled in the remaining open spaces with a variety of shrubs, including hypericum, clethra, weigela, boxwood, and dwarf butterfly bush, creating layers of greenery and depth. To bring color and seasonal blooms, we incorporated perennials such as aster, penstemon, coreopsis, and iris. We finished the project with a fresh layer of mulch and a perimeter band of deer deterrent to keep the garden safe from curious wildlife. The homeowners were thrilled with the transformation. They are enjoying a fresh, inviting garden that truly enhances the curb appeal of their home.
